• U.S. schools spend over $7.5*
billion on energy each year
– More than on textbooks and
computers combined!
• Energy costs are the largest
operating expense for schools
– Over $200 per student per year

4. Building Type Cost /sq.ft.
25%
Cost /sq.ft.
Median
Cost /sq.ft.
75%
Health Care $2.26 $2.70 $3.84
Medical Office Building $0.60 $1.25 $1.90
Schools $0.79 $1.25 $2.00
Office $0.83 $1.25 $1.90
Retail $0.66 $1.20 $2.10
House of Worship $0.30 $0.75 $1.30
Warehouse $0.25 $0.55 $0.85
Example: School Market - Elementary Bldg. 70,000 sq.ft.
The Benchmark for our example found this school building with an
Energy Star score of 50
Using the highlighted line we see that an Energy Star score of : 50
• 75 would be about $0.79 sq.ft.
• 50 would be about $1.25 sq.ft.
• 25 would be about $2.00 sq.ft.
Example of Yearly Energy Spend:
70,000 sq.ft. X $0.79sq.ft. = $55,300
70,000 sq.ft. X $1.25sq.ft. = $87,500 Potential Savings w/Energy Services
70,000 sq.ft X $2.00sq.ft. = $140,000 10% - 15%

Before we talk about how we identify and achieve savings, I want to take a step back and talk about why this is so important, and has become such a core focus for Waibel Trane.
At Waibel Trane, we take a different approach to partnering with our clients. We provide a higher level of service, and higher level of value, so we are looking for a different type of client. Some key areas of focus I will touch on will be around qualifying each other, assessing the financial impact and the level of commitment on both of our parts. I will show your how we identify areas of improvement in your building to offset the cost of our services, and how we further the commitment by showing the persistence of the savings that we could potentially help you achieve.
In our assessment of your building we take measurements in many different areas. We start out by benchmarking your building. We the EPAs Portfolio Manager, to rate your energy performance on a scale of 1–100 relative to similar buildings. This is a valuable tool for understanding the relative costs associated with your level of performance, helping you evaluate investment opportunities for your building and identify the best opportunities across your portfolio.
We’ll facilitate the implementation of energy-saving recommendations, starting with low and no-cost items first. If larger capital items can be justified, we’ll work with you to plan and execute those projects within your available budget.
Just a A 15% reduction in energy consumption can lower operating costs by $12,000 per year for every 50,000 square feet of space.
While we always focus on the lowest cost for the highest value, we design a plan with you to maximize savings. If it’s cost justifiable, we can even monitor your building’s energy use 24 x 7, immediately alerting you if issues arise. It’s like having a full time energy manager on staff for only a few dollars per day. Of course, not all scenarios warrant such complex strategies, but that is the beauty of how analyze, document, and communicate everything we find, and our ideas and proven solutions to cutting energy waste.
BLX has three components that comprise the Value Proposition: Hardware (Integrate to create Intelligent Buildings while securing future investments); Applications (Identify, Audit, Track – building performance); Services: continuously improving the building performance.
This is what sets BLX apart from Competition
We use the Niagara AX platform as the basis of our applications
Designed and developed by Tridium as an IT solution in an open platform arena.
In this visual representation we have the buildings depicting some of the systems in your building, systems that historically are autonomous each in it’s own silo
Beneath these systems are the utilities you need to allow the systems to function, we place data into the utilities section because without it the systems will not function
All of these systems and utilities produce data that we can collect, catalog, analyze and archive in the BuildingLogiX Data Xchange to provide intelligence, intelligence that can be used to create positive actions in reducing utility consumption
Think of Niagara AX as the Rosetta stone for the BAS world
We can talk numerous and multiple languages to communicate to devices from a number of manufacturers and have it all presented to the user in one easy form, making all the different system appear the same.
Now you’ve benchmarked and you need to start collecting data
The benchmark is built on historical data, to impact your consumption you need real time data
Meter data is a first step; gas, electric, water, steam, etc.
Demand and load calculations can help you understand how your buildings live on a daily basis
This is not a one time look at your facility, as you continue to collect data the archive grows and allows you to effectively allow the system to organize and analyze the data so you can compare day to day, month to month, year to year
You can generate report cards that provide a quick look at your building and device performance, allowing you or your service agent to focus on fixing problems, not trying to find them
Now you have the ability to display your achievements to the your associates, visitors, the public in an informative presentation format. You can include company information along with energy data in a slide presentation that runs by itself on flatscreens around the facilities
BuildingLogiX has developed the applications to deliver valuable data in a usable format
At 30,000 feet we have EcoRate
Connected to gas and electric meters, we pull in data on kWH and CCF consumption
You have the benchmark of your EnergyStar rating, and a predictor based on how you want to reduce your consumption
There are separate ribbons for electric and gas and a ribbon that normalizes these two into KBTU
You have the CO² emissions gathered from your utility provider, weather information that you can grab from the nearest National Weather Station or a station at your facility
We calculate you estimated EnergyStar rating for the trailing 12 months and the projected rating for the next 12 if your building continues to work like it is working today
This data can be presented in a kiosk format, a data table or as an accordion view
Did I mention that the data points here are alarmable and can generate notifications to responders
Now we bring you down to 1,000 feet, we’re just above the ground looking at more definition on your portfolio
EnergyLogiX can connect to multiple types of meters, if it can provide a pulse output or communicate BacNet – ModBus – Lon we can grab the data
The power of this application is the ability to compare groupings, you may have a number of buildings in a portfolio, on a campus, you may have multi story buildings that are sub metered per floor or tenant, you may want to gain an understanding of how energy is distributed in multi use facilities
You can take raw comparisons or normalize the data per square foot
You will have bar charts, pie charts, data tables everyone can see what they want in the way they want
You can dive into individual facilities to see Summary Statistics, Average Profiles, Load Duration Curves, Load Profiles and Weather Normalization data
Do you have Peak Demand charges, do you know when you create that Peak Demand? Typically this is not information provided by the utility. Oh. They’ll tell you what your demand was and how much you owe for that demand, but not when you had the demand. EnergyLogiX tracks the demand and provides you date and time. Now you can begin to understand what is driving the demand and develop ways to reduce the peak.
Compare demand or consumption, view raw data or normalize it per square foot, export reports that can be sent to anyone who needs the information
As we come in for the landing, we are on the ground with TrendView.
Pulling in all your points all the time, TrendView allows you to see what your system is doing real time.
Why is the room at the end of the hall always hot? Why does the chiller cycle continuously? Am I utilizing my optimization programs correctly?
Historically you would have your service agent come in and set up a trend, run it for a couple of weeks and return to collect the information. What if they forgot to include important points, well they just add them and leave for another two weeks.
TrendView has the data in it’s database already, it literally takes just minutes to retrieve and be looking at your trend.
When your boiler fails, do you know why? Can you identify if critical components and devices are on the verge of failure?
Data is the gold, our applications are the prospecting tool and you are the bank
We are pulling valuable information out of your systems and providing you the ability to make informed decisions
