Out of 564 Unit Owners, 300 stand together to remove the rouge board directors placed by Peggy Stroker. This will be the second recall in Florida, this year, since the changes the Recall procedures of the FL 718.
The Owners Rights Committee (ORC), lead by Janvier Villars have delivered more than required signatures to the office of Buckley Towers yesterday.
Starting today, is day one of five given by the new Florida Statute 718 Condominium Law, for the board to have a mandatory meeting and turn over all board powers.
In the Recall Proclamation, here attached, the ORC goes about explaining, although not required by law, the reasons why the recall was needed.
The most profound reason is the evident lack of care for the community. A fact that was more noticeable during the emergency period of the hurricane Irma.
The ORC has a vision of a better future for all Buckley and its properties where financial transparency and a balance governing body are paramount.
Counting this current board does not defy the Florida 718 recall law, you can expect favorable changes in the way things have ran.

Buckley Towers Board Members
Buckley Tower Condominium, Inc.
1321 NE Miami Gardens, Dr., Miami, FL 33179
It is a great honor to present the 2017 Recall Agreement signed by 300 members. We would like thank you for
what you have done, and failed to do because it provided a way for us to free ourselves-- for the third time.
Nobody denies you care about our property and increasing its value, but for the community… Unfortunately, not
everyone here can be as refined as you; however, you are very wrong to egotistically believe that only you have the
brains and heart to care for this property and our community. Buckley needs more than desire – it needs dedication.
By the way, for those who do not know, we did succeeded in the last recall as well as winning the 2017 elections,
but the laws were against us. If the law would have been as they are today, you would not be receiving this letter and
you would not have endured the disgusting taste of hate from your community, as you did in the last board meeting.
PLEASE do not assume it was just frustration, because you will be again making a misjudgment, placing yourself in
another rude awakening or in a possible dangerous situation. I am sure some of you experienced it more than others
did-- just ask Brian. This new membership is not the same Peggy and her predecessors got to push around. These
people readily start making their considerably illicit plans, if no alternative solutions was available. The recall gave
them that alternative solution and so they are waiting.
In our flyers/posters, we presented the facts and obvious deductions, being that we were repeatedly denied
access to the accounting, as so was the Treasurer of this association. Therefore, compliance to the law, giving proper
accounting to all property owners could have also avoided any misunderstandings or possible misconceptions. If only
you would have put the time and worked with your community instead of dictating us; maybe we could have overlook
your failures. However, for the most part of it was your arrogance and the lack of truly care for the community that
was evidently during the hurricane, which helped us, complete this tedious and overwhelming task of recalling you.
Now, everyone knows who you truly are, and now you cannot hide behind lame promises, soft-spoken, heart-felt
speeches or illogical explanations.
As I said in the last board meeting, we are still neighbors, and ONE community. At least, that is our goal, and if
that is yours, and you want to have peace and harmony at home, we humbly ask, on behalf of our group and
neighbors, DO NOT DEFY THE RECALL. Please think of the possible consequences that denying it will bring to our
community, and how it will look in the news mediaS, “Buckley Towers Board Members Breaking Florida Laws and they
are Defending themselves with the Association Funds!?” Besides the continuous demonstrations, and videos of the
conditions we have endured under your control. This will present so much negative publicity and casting a dark
shadow on Buckley and you personally... And for what? To protect your ego or pride? To protect Peggy’s violations? I
assure you that is soon be exposed even without the recall. Now, think logically, and ask yourself, is it really worth
risking your health, your credibility and relationships? Anything that you really want to do for Buckley you will still be
able to do, just without the absolute power, by simply joining our future committees. Prove you were not there for
just your own agendas. IF your intentions are truly “to do good”, then prove it and DO GOOD BY THE COMMUNITY.
We have follow the law, and now we ask you to do the same. The replacement board WILL comply with the New
Florida 718, which requires transparency through online and intends to SHARE the power to make decisions through
online voting, create committees that will empower the membership to improve your property values as well as this
community and eventually reduce the monthly assessments, if the majority agree in this new system.
It is a new era, believing the old tales that “the new people are only interested in selfish agendas or to steal,” must be
eradicated, by placing protocols to protect all of us from any of this possible threat. We ask of you to give this vision
of a better tomorrow a chance, as we gave you a chance, at the beginning of the year and after your parking fiasco.
If anything you stand to gain, from our progressive changes, is that IF we fail, recalling us will be a whole lot easier.
Sincerely,
Janvier Villars, Mordechai Zarger, Luz Moscoso, Anna Narewska, Oded Amir, James Olavarria, Olesya Arkhipova
