The size and complexity in construction today has a substantial influence primarily
through the capital increase in infrastructures, building and real estate. Furthermore,
owners and developers in any field have challenges to overcome. New tools and
processes can help the owner and developer to become successful by streamlining
project delivery. BIM is a comprehensive process, as it is found in every phase of a
construction project and involves all parties – from idea to delivery – as a holistic, end-
to-end information-rich approach to the building lifecycle.
In order to maintain control in owner organizations, which is a crucial need, vital
decisions have to be made when initiating a project. Owners and developers must
prioritize working closely with designers, technicians, contractors, suppliers, and
facility and asset managers to build the information connectors that allow all
stakeholders to work more closely as a collaborative team. Owners and developers
must also embrace and understand emerging technologies and IT systems in order to
support effective project delivery.
The online program created by Zigurat and BIM Academy is focused on studying
these challenges to help lead the way while providing solutions. The “BIM for Owners
 Developers Global Executive Program” links capital project delivery to total
lifecycle costs and leverages emerging technologies, new IT processes and industry
standards. The professors and professionals in the global executive program ensure
that information management, cost control, smooth data handovers and enhanced
productivity are prime objectives.
The “10 Dimension BIM Project” examines everything from tools to processes. It
demonstrates how building information modeling – BIM – can be used for checking
code compliance, tracking capabilities, managing library materials, and exchanging
supplier information through case studies that cover all kinds of managed projects.
One of the main challenges for an owner is enhancing productivity while ensuring
capacity at engineering, architecture, and construction sites where new materials,
equipment, and hardware are used daily. New software applications aid the program-
design-build-operate-renovate spectrum by linking 3D models, project execution and
supplier information while enabling owners and developers to visualize construction
progress related to costs over time. Additionally, these 5D cost-related, virtual specific
applications are contextualized to resolve issues early in the process – prompt enough
so they will be identified before initiating construction. Introducing mobile apps can
also enhance productivity, by bringing the same 4.0 Digital Industry characteristics to
the building sector.

Situation Institute). WITS is an organization that understands
what happens today in society and pays close attention to
our development, transforming people through training and
education.
Their mission is to help improve the world by programming
a new way of training with “transdisciplinary” content. The
ultimate goal is to enable learning as an experimental, positive
and conscious act.
BIM Academy was founded by Ignasi Pérez Arnal and Marc
Binefa in 2012. In addition to the team’s involvement in the BIM
community, they helped establish other ventures, including

BIM (Building Information Modeling) is an integrated process that is supported by a range of software. This reliable
information enables professionals to coordinate data about a project from design through construction and
operations. A BIM project models all data related to design, costs, safety, clash detection, scheduling, sustainability
and efficient facilities management. It operates on a cloud-based platform that can be shared between owners,
developers, architects, engineers, contractors, manufacturers, builders and facility managers.

lifecycle.” In BIM, we are able to
control the different life stages of
a project: the pre-construction,
construction and post construction
phases.
A model is created by incorporating data
that represents various factors that make

Changing the workflow of a company and optimizing a building model with BIM
software enables the end user to increase productivity by 25-35%. Traditional
modeling can no longer compete against a company that adopts BIM in a holistic way.
Working collaboratively on a project allows for quicker execution and
communication in real time, without the need to repeat an infinite number of tasks
that, until now, have been necessary when changes to the project occur.

BIM enables an organization to compose virtual representations
of the building or infrastructure as it would be constructed on-
site, before the actual development has started. As information
is updated at each step of the BIM process, it is conveyed to the
next phase without any loss or repetition of information. Any
stakeholder can access the model to enter, update, or extract
information at any point during the construction lifecycle. When
the tasks are completed, the model can be delivered to the
owner or facility manager. Owners can see and track resources
over time. There are specific instances, such as insurance claims
or dispute resolutions, in which it is important for an owner to
be able to reproduce the building’s appearance prior to any
refurbishments or expansions. Additionally, the owner’s BIM
model and database can be linked to facility management
software to schedule any kind of maintenance on the equipment.
Thus, the progressive model can be used to operate the building
through its entire life.
BIM MODEL FOR OWNERS
Owners have a unique perspective on the value of BIM for their
projects. BIM tools and processes for owners can be integrated
with other digital tools, and are flexible when it comes to
focusing on facility operations and related data for completion.
An owner should outline a strategy for implementation within
the BIM operations; it should consist of a combination of the
designers’, contractors’, and building product manufacturers’
contributions to the BIM model that includes information
about the building, from planning to completion, and from
commissioning to handover.
An owner’s BIM model serves not only as a virtual model but
also as a database that contains all of the information about
a building’s space, equipment, furnishings, installations and
critical warranties, in both a graphical and non-graphical
format. Ideally, the architect’s BIM model will be used by the
contractor, who will analyze the practicality of the design and
add information using the product manufacturer’s models. After
the construction is completed on-site, the model will be updated
with all of the as-built information. The model will then include
all of the necessary information on design and construction,
enabling the contractors to update the model as equipment is
installed and new information is available.
IPD – INTEGRATED PROJECT DELIVERY
Each team member has personal interests and goals in regards
to the project. Owners must engage the entire team to work
in unison with a common vision, adopting new and more
efficient methods of project delivery. In order to improve this
kind of efficiency, the entire process must maintain a high
level of coordination. Good integration is vital for optimizing
information and process. Many owners require an integrated
project delivery (IPD) approach to their projects, which is a
method of project collaboration that incorporates the talent,
experience and input of all of the team members right from
the beginning of the project. Owners who implement IPD must
think ahead to leverage BIM for its maximum capabilities. In an
IPD arrangement, all project members must collectively work
toward one common goal – the success of the project.
COMMUNICATION
The need for communication is essential to any organization.
Automated systems such as web collaboration have added
value to the equation. Technological advances and mobile
devices have improved the ability to communicate, but have not
necessarily improved the quality of communication. BIM has the
potential to bring a new level of quality communication to an

documentation for your Executive Program, composed
of interactive notes and explanatory videos. There, you

The learning curve describes the degree of success achieved in learning over a period
of time. This diagram has two axes: the vertical represents the elapsed time, and the
horizontal, the volume of knowledge and skills achieved during that time.
When the participant completes the program and specializes through our executive
program, they acquire 80% of the knowledge needed in a specific area, allowing them
to tackle most of a project single-handedly.

prestigious John Wiley  Sons, K.P. is a recognized expert in
advanced construction technologies, including BIM, semantic
database development, mobile applications and cloud
computing.
K.P. Reddy served on the BIM Task Force of the National Council
of Architectural Registration Boards (NCARB), and as an adjunct
professor at the Georgia Institute of Technology. A graduate of
the Georgia Institute of Technology with a Bachelor of Science
degree in civil engineering, he currently serves as a board
member for AMPIRIX. More recently, K.P. has been featured
in Wired Magazine because of his dedication to focusing new
start-ups on what business really means. He advocates BIM
with a purpose, necessary for an owner’s advancement in the
implementation of BIM.
He brings to the program key points such as the organizational
impact of a paradigm shift, the importance of the velocity of
technology adoption, the three Ps, the four approaches, and
the process of establishing accurate Key Performance Indicators
(KPIs).
A civil engineer by education, Reddy worked for an engineering
consulting firm straight out of Georgia Tech. He recognized that
many developers were not taking advantage of a new technology
– BIM – that could facilitate the number of professionals that
come together to build a building, such as architects, engineers,
contractors, subcontractors and developers.

Ignasi is the Founder and CEO of BIM Academy, a consulting,
training and event-planning based company. He has directed
and taught in more than 20 institutions specializing in BIM
implementation and learning methodologies. His experience
in the creation, development, internationalization and
communication of learning materials, products and BIM services
has brought him to create the very first international BIM event,
European BIM Summit, an annual event attended by more than
500 industry strategists, decision-makers and researchers from
six continents.
After a history of studying at ETSAB (Barcelona), Tong Ji (Shanghai)
and I’Usine (Switzerland), Ignasi made his first contact with 3D
modeling in 1984. Ten years later, he designed kit-factories and
commercial spaces to be sent around the world. Making the first
five modules offsite home in 2013. Along the way, he came to
understand the building process as a ”process,” which had to be
lean and industrialized.
Ignasi is the author of the 10 BIM Dimensions Theory, which will
be described in his new book, “BIM BANG”. It was developed
after his experience directing BIM implant learning programs
at the Area Metropolitana de Barcelona, Fundación Laboral de
la Construcción, Association of Public Works Engineers, UBU
University, UNICAN University and Builders Guild, among many
others.
As an influencer in the industry, Ignasi has been invited to speak
and lecture at a variety of universities, including Darmstadt

EXECUTIVE DIRECTOR
Vaughan’s career with construction computer software gave
him the opportunity to work closely with most of South
Africa’s largest contractors in defining their systems and
processes, and in implementing their information management
systems. He has lectured in the Department of Construction
and Economics Management at the University of Cape Town,
transferring knowledge learned on new generation technology
for the construction industry. In addition to his roles within the
construction industry, he has been named editor for the new
“Construction Software  IT” journal in South Africa. He was also
recently appointed the Director of the BIM Institute for Africa,
and will serve on the executive advisory council formed to look
at the future of BIM within Africa.

Ilka is the Managing Director at planen-bauen 4.0, the
German BIM national platform, a center of excellence and the
coordinating body for research, standardization and market
implementation. Its mission is to guide the process for digital
design and construction across the entire industry. At the same
time, she is Associate Director at Arup. Her work on projects
ranges from BIM/GIS strategy and business case development
to hands-on implementation of bespoke solutions for BIM, GIS,
data and information management. Her experience includes
major projects for clients such as Crossrail, Olympics 2012, High
Speed 2 and Network Rail in the UK, Fehmarnbelt Fixed Link in
Denmark and Deutsche Bahn in Germany.
Assistant Professor at the IESE’s Financial Management
Department, Carlos earned his PhD in Business
Administration (Finance and Real Estate) from the University
of California at Berkeley, Haas School of Business. He holds
an M.S. in Finance (Business Administration) and a Master
of Financial Engineering (MFE) both from the University of
California, Berkeley. He has also earned a B.A. and an M.S.
in Civil Engineering from the Universitat Politècnica de
Catalunya. He has worked at Allianz Hedge Fund Partners,
Allianz Group, the Center for Transport Innovation, and the
European Investment Bank. He has consulting experience in
the finance, real estate, engineering, pharmaceutical, retail
and public sectors. His research interests include real estate

Brian is a leader within CannonDesign’s BIM and Digital Practice
team who continually drives innovation by merging technology
and practice. He has 20 years of industry experience, focusing
for the last ten on integrating BIM to transform the design and
project delivery process. In addition, he specializes in the use
of BIM to capture and structure relevant facility data, bringing
value to facility owners through an interoperable lifecycle
management strategy. A thought leader in this field, Brian is
an advisory group member and past-chair of the AIA National
Technology in Architectural Practice Knowledge Community,
and serves on the BIMForum committee responsible for
authoring the LOD Specification.
Adam is Head of International Affairs for the UK Government’s
BIM Task Group, an initiative supported by the UK Government’s
Department for Business, Innovation  Skills (BIS). Since 2013,
he has led the formation of a public sector network, the EU BIM
Task Group, and is Chair of the group following the European
Commission’s award of co-funding for the project. As Head of
Departmental Rollout for the UK BIM Task Group from 2012-
13, Adam developed a training and engagement strategy to
introduce BIM into central government departments. During this
period, public projects using BIM increased from £100 million
to approximately £1 billion. The EU BIM Task Group is a group
of European public sector clients and policy advisers that have
joined forces to introduce BIM into Europe’s public works.
Tarja is the Senior Principal Research Scientist at the leading
research and technology center in Nordic countries, VTT. She is
in charge of a series of research programs – such as Holisteec,
Susref, Mecoren, Tissue, Moder, NewBee, Crisp, ECO2 and
Presco – that study the interaction of sustainable building and
BIM in construction. She developed the concept SuPerBuildings
by studying the collaborative potential of BIM to construct
buildings that minimize adverse environmental impacts in a way

This executive program focuses on the challenges and opportunities that
BIM offers to Owners and Developers.
The first module of the program focuses on theory delivered by the most
respected professionals and researchers. The second module is all about real
life case studies, explained in-person by their main characters. Concepts from

After the first theory module, where ten BIM Dimensions
are dissected, and the second practical module, applying
concepts to real case studies, it is time for you to create
your own case study and simulate the decision making
process.
This last 40-hour module is designed to help you to decide
on your own needs while working with a personal advisor.
There are two possibilities: to create a BIM Implementation
Plan (BIP) or to create a BIM Execution Plan (BEP).
A BIM Implentation Plan is the set of specific actions
necessary to successfully implement BIM both in public
and private companies. We will help you to set your own
BIP action plan for your organization.
A BIM Execution Plan is the main protocol document for
a BIM project. A BEP can be used to create a financial
proposal for the delivery of a building or infrastructure
with all of the necessary documentation.You can choose to
execute this plan with one of your own existing projects.

We have benchmarked the best case study methodologies
used in business schools (such as Harvard, Aalborg
University, and IESE) and have translated them for the

own case studies, based on their own experiences. Each
one presents the conceptual framework of a company
or a project and the solution generated to solve it. Case

DOES MY COMPUTER NEED, AND DO I NEED TO

There is no need to install any additional software before
starting the Executive Program.
HOW MANY HOURS DO I HAVE TO SPEND A
WEEK STUDYING?
An average of ten to twelve study hours per week are
recommended for the Global Executive Program.
HOW IS THE EVALUATION SYSTEM?
The Executive Programs are completely practical course
studies, in which all is taught through exercises, advanced
tutorials and projects. The evaluation system is based on
the deliverables and methodology of case studies.
ARE THE PROGRAMS COMPLETELY ONLINE?
Yes. You can complete the program from anywhere you
have an internet connection. You also have the option to
participate in an on-site networking summit.
DO I HAVE TO BE ONLINE AT SPECIFIC TIMES?
Rarely. In a few cases a professor may ask you to log on at a
certain time, but they will work with you to schedule a time that
is convenient for you.
WHEN I COMPLETE THE EXECUTIVE PROGRAM,
WILL MY DIPLOMA SAY ZIGURAT?
Your diploma will say you have completed your studies program
with Zigurat with a qualification met by buildingSMART, all of
the licenses approved and recognition by all of the program
professors. You will be a full-fledged Zigurat graduate, which
will mean that you can join the Alumni Association and network
with other fellow participants. You will also have benefits and
support from the Canada BIM Council (CanBIM).

WHAT SKILLS DOES ONLINE LEARNING
REQUIRE?
Zigurat lets you study when and where you want. With
that freedom comes the responsibility to schedule your
time wisely. Live online conferences are held periodically,
where participants can ask questions directly to the board
members. Participants are expected to attend them
(although they are recorded and uploaded to the virtual
campus for participants who can not attend them for
personal or professional reasons).
WHAT IF I CAN NOT ATTEND A CLASS OR
PRESENTATION?
The program is presented entirely online, so you will never
have to travel except by choice. This convenience is taken
into account when an event or seminar takes place, which
is why we periodically hold virtual summits and online
conferences throughout the year, in which participants can
ask questions directly to the lecturers. What’s more, these
sessions are recorded and uploaded to our virtual campus,
so you can watch them whenever it is convenient for you.
WHAT IS THE AVAILABILITY OF THE TUTORS

BIM tools and processes for owners can be integrated with other digital tools, and are flexible when it comes to focusing on facility operations and related data for completion. An owner should outline a strategy for implementation within the BIM operations; it should consist of a combination of the designers’, contractors’, and building product manufacturers’ contributions to the BIM model that includes information about the building, from planning to completion, and from commissioning to handover. An owner’s BIM model serves not only as a virtual model but also as a database that contains all of the information about a building’s space, equipment, furnishings, installations and critical warranties, in both a graphical and non-graphical format.
