2. For 20 years, Steadfast Companies has been
offering investors the opportunity to channel
their capital into commercial real estate
through both public and privately offered real
estate programs including syndicated tax
credit programs and real estate investment
trusts (REITs). Steadfast Companies, headed by

3. By definition, a REIT exists to collect investor funds and
apply them to purchase and most often manage
income-generating properties. In order to qualify for
REIT status, one of the requirements is that a
company distribute at least 90 percent of its taxable
income to shareholders. REITs operate as pass-
through entities whereby the REIT deducts these
dividends from its corporate taxable income by
passing the responsibility of paying these taxes onto
its shareholders. However, REITs cannot pass tax losses
through to investors. This structure makes the REIT a
high-potential choice for many investors who seek a
straightforward investment with long-term returns.
4. Historically, REITs have presented an
average yield of between 5 and 8
percent, though the number fluctuates
from year to year and depends on if the
REIT is listed on a stock exchange, or is
offered as a non-traded REIT. The
income is typically of low complexity in
terms of tax reporting. Furthermore, the
REIT adds diversification to an investor's
portfolio and offers risk adjusted returns.
