This document provides a checklist for applicants submitting a development application for an unsewered dwelling. It lists the required documents and plans that must be submitted, including a site and soil assessment report, plans showing setbacks, elevations, floor plans, and a BASIX certificate for works over $50,000. o For unsewered areas – Complete SepticSafe Local Approval
Application Form for on-site sewage management and include a Site
and Soil Assessment Report (GEOTEC) by an accredited consultant

Solid fuel heater (if required)
o Complete Section 68 Local Approval Application Form – install a
domestic oil or solid fuel heater
o Details of heater being installed and evidence it complies Australian
Standard (brochure acceptable with specific heater unit marked)

o Copies must be of a high standard and scale 1:100 or 1:200
o BASIX commitments must be indicated on plans
o Indicate revised plan editions (if any) by date and number

o Setbacks from all property boundaries (distance in metres);
o Building envelope, if applicable
o Location and size of septic tank & trenches / (EDA for AWTS)
o Indicate all existing structures, including proposed development;
o Indicate existing or proposed driveways / tracks;
o Proposed cut and fill and vegetation to be retained and removed;
o Location of rainwater tank/s to be indicated on site plan
