1. Minor finishing and roofing work remains to complete the main factory building at an estimated cost of 950,633.25 Birr, which should not obstruct plant operations. 2. Construction of the boiler room building is important for plant operations and is estimated to cost 210,000 Birr. 3. Improving roads for raw material and product transport inside the plant is important, estimated at 650,000 Birr, as the soil is clay. Strengthening the fence is also needed.

After site visit, the following observations and comments are made with regard to civil work:
1. The main factory is almost completed and only small finishing and roofing work is
important and estimated to be 950,633.25 Birr to complete for the operation of the
plant. The remaining work can not obstruct the operation of the plant.
2. The Boiler Room in not constructed and it is important for the operation of the plant
and its civil work cost is estimated at the current market price about 210,000 Birr for
completion of the building.
3. The Site work; the entrance road, the road to the loading and unloading of the raw
material and product inside the plant is important since the soil is clay soil and its civil
work cost is estimated about 650,000 Birr. And the fence work needs to strengthen with
gabion mesh and LTZ steel post.
4. The office, cafeteria, Guard house, Spare part house and power house shall be
constructed at a later stage since it does not affect the operation of the plant. But
temporary office, cafeteria and toilet and shower can be constructed at a minimum cost
(up to 1,200,000.00 Birr) at site if there is no financial constraint.
5. The weighing room is important to be constructed if the weigh bridge is on site,
However there is no weigh bridge and it is not necessary to construct now.
6. The power house in the design shall be placed on the boiler room already constructed
earlier by modifying and completing the building and its civil costs 50,000 Birr.
