Assalamu Alaykum, Namaskar, Hello. My name is Andrew Barker. Thank you for the opportunity to introduce myself. I began my career in the Royal Air Force at the age of 17 as an administrator with very few qualifications. I studied to become an officer and served for 20 years rising to the rank of Squadron Leader and specialised in property management and controlled the property management for 16 Royal Air Force bases around the World.

I left the Royal Air Force in 1992 to join Procord, the MBO of IBM UK Property. We grew the business 60% YOY for 3 years and were acquired by Johnson Controls where I was top ranked UK Account Manager for 1994/95 and top contributor to business continuous improvement initiatives.
As the UK went through a process of privatization, I worked as a Member of the CBI Competing for Quality Advisory Board and later the Private Finance Initiative Steering Committee before joining Haden MacLellan Holdings as Business Development Director for their FM business in 1996.
I helped to bring 5 Haden subsidiaries together to create MacLellan, in 1997. As Vice President Operations India, I had the joy to set up the first FM company in India. After 2 years we had a business of over 2,000 local employees. I was asked to return to the UK in 1999 to join the Divisional Board of HMH as International Director Sales & Marketing.
In 1999, MacLellan UK was subject to a reverse take-over by InterServe. At this time I was approached by Jones Lang LaSalle in Australia to help them set up their FM business in India based in Bangalore.
During the establishment of the FM business in India, I also set-up JLL’s first FM business in Korea, Japan, Malaysia and China where I helped to recruit, train and manage the local teams. I moved to Hong Kong in 2001 as Director of Regional FM Accounts. In 2002, I joined Cushman & Wakefield in Singapore as Regional Director Asset Services to help them to establish and develop their FM and PM business throughout Asia.
At that time, business in the Middle East was growing rapidly. Many expatriates were moving to Dubai. Most had no experience of working in sub-continental teams which is why I was recruited by Serco Middle East as Operations Director in 2006 to help them to manage their FM JV with Dubai World.
After establishing Serco Gulf as a third party service provider, we sold the Serco JV share back to Istithmar as Dubai World’s FM and Property Management service provider which is today called Imdaad.
At the time of the sale, I was approached directly by ABN AMRO in London to offer me the position of Regional Head of Property and Facilities Management for the Bank for Asia Pacific and Middle East based in Singapore.
At ABN AMRO I managed a property portfolio of 156 buildings, with a book value of 85 Million Euro. Our target was to reduce the portfolio to average 12 sqm per seat across the region which we achieved with gross operating savings of 127 M Euros per annum. 88% of buildings could be vacated within 36 months.
The Bank was acquired by the RBS consortium in 2008 when I elected to join an Indian promoter Manjit Rajain to create the Mortice Group. Mortice emerged from the creation of Tenon Property Services as the Company’s FM service company in India by leveraging the infrastructure of the promoter’s security business.
After writing the Admission Document, and working with the LSE Nominated Advisors, Grant Thornton, we incorporated Mortice in Singapore and listed on AIM in 2009. Following a fund raising which accompanied the listing, we acquired Rotopower’s, 2,000 employee maintenance business. Today, Mortice has a turnover of US$123M.
Our goal was to develop a services business across Asia based in Singapore; however, this was the time of the Global Financial Crisis and we elected to focus on the India business until the financial markets recovered. I managed the business which was based in Gurgaon, Delhi by commuting from Singapore for 2 years and left the business in 2010 to spend more time with my family.
At Haworth, I helped them, to establish their regional services strategy, developing and training their teams throughout the region and in 18 months we increased their annual service sales from US$2M to US$7.5. I was asked to take-over as MD of India in 2012 and grew Haworth’s India business revenues by 40% to US$52M over the next 3 years.
This presentation was put together designed to highlight my key career achievements and, by default, this tends to focus on results (and seems to be all about me) but these achievements have been delivered through the creation and nurturing of high performance teams. I enjoy defining strategy but my passion is converting that strategy to reality by creating an environment were people learn, grow and and are motivated to continuously improve.
So I believe my greatest achievement is my network of over 2,000 peers, partners, employees and customers who move from one role to another and shake this great industry around the World.
My wife is an Indian Citizen from Tamil Nadu and I am an Overseas Citizen of India. I am a highly active individual who enjoys cycle racing, yoga and diving. I have been a member of CoreNet Global for 15 years where I have served as Vice President Learning on the Asia Council and have been top rated faculty for their Masters in Corporate Real Estate programme for 4 years.
My remaining professional ambition is to continue to work in this industry that I have grown to love and to be able to contribute to the growth and well being of any organisation that I may have the privilege to work for.
