Blueprint Design Consultants has an extensive selection of “ Stock Plans” (Pre-Designed House Plans) available for the builder that wants a nice plan that works well for this area. Most of these plans are previously engineered or prescriptive plans. For the builder on a budget.
Oftentimes before a remodel or addition design can start an “As Built” drawing needs to be done. This is almost always the case in commercial tenant improvements. Also, When one does a remodel or addition without a permit and gets caught by the building officials, they will require that an “As Built” drawing be submitted and approved before construction can continue .
Commercial Space Renovations & Remodels Commercial spaces less than 4,000 square feet we are able to do without restrictions. Almost all tenant improvements over 4,000 square feet we do for Architects and require an Architect and/or Engineer stamp.

Managing construction projects for our clients can involve double checking measurements and details of construction with the general contractor and ensuring quality of construction all the way up to managing the entire project, managing subcontractors and construction schedules and all of the day to day details. We can basically help the Home Owner/Builder complete the project in a timely manner and obtain subcontractors that they would otherwise find hard to acquire. John has developed a program called “BYO Builder”. (Be Your Own Builder) www.byobuilder.com This can save a home owner thousands of dollars!
Building Permit filing – filling out all the required forms and physically going to the permit center to apply for permit. This can save the home owner and/or contractor a lot of time and frustration. Demolition permits, Fill and Grade permits, etc.
Some projects require a variance to be able to build on certain lots. It takes a lot of time to gather all the required items to submit variances and attend the meetings and post the signs required for the process. We can gather the information and submit the variance request and attend the meetings and post the signs. Conditional use permits are much like variances in that the information needed is much the same. CUPs are required when the use does not match the zoning and such…
Many times developers or realtors need concept designs and renderings to market an idea or project to be constructed for sale. We can handle the project providing our clients with needed pictures and such for sale flyers. Commercial and Residential.

Tips for the home/property buyer: When purchasing an existing home take the time to contact the building department with jurisdiction and check the permit history. Before purchasing a parcel for building your dream home contact a professional building designer (BDC) to do a feasibility study to determine buildable area, etc. Also talk to the neighbors and ask questions about the property.
