5. Interim use and local legacy planning
Since buying the Biscuit Factory and adjoining campus site in 2013, Grosvenor have
been working towards creating a new district within the existing neighbourhood that
is fully integrated into Bermondsey, both physically and socially.
Part of this process has been the interim use of the existing buildings during the
consultation and planning process. 3Space along with the Old Vic, Assemble and the
Youth Construction Trust have played a key role in both helping to define the new
area and integrate it within the wider context of the development.
6. Our demise constitutes 25,000 sq ft of the old school campus and is part of the larger 12
acre site, which is set to become a mixed use development of 1,350 flats and a new
school. Our role in the interim is to provide co-working and experimental use of space.
We are integral to Grosvenorâs Local Legacy Strategy for the site and part of the
application for Planning. We have worked with residents, the Council, the wider voluntary
sector and local entrepreneurs to help reconcile Grosvenorâs plans with local sentiments.
We launched our BuyGiveWork scheme here in the summer of 2016 - Grosvenor
submitted for Planning in winter 2017.
8. BuyGiveWork explained
Itâs a much debated question that areas are faced with as they gentrify - How do we keep
the traits and the people that made this an interesting place when rents are rising? If
provision isnât made for socially beneficial and innovative projects, then it has to be to the
detriment of the area.
Our solution is not just to judge our members on financial terms. What other value do
they bring to the ecosystem through social impact, innovation, job creation or
placemaking?

Those who can afford to, buy space. Locals with a social agenda or experimental
projects are given it - one for one.
The result is a diverse, collaborative and inclusive workspace.
And those paying rent know that their money is helping to subsidise the things that
make our cities flourish.
11. Buy
Those buying in Bermondsey are made up of high growth, VC funded start-ups, who are
paying an affordable rent, which allows them to hire and expand rapidly.
12. Cazana
Tom Wood, a Southwark resident joined shortly
after founding Cazana which is changing the way
data is used to buy and maintain automobiles.
The company has gone on to secure a long term
contract with BMW Financial Services UK, receive
VC funding and grown to 14 employees.
BuildPath
Rich Morgan, another Southwark resident, is
co-founder of BuildPath a start-up which makes
residential architecture cheaper, quicker and
more accessible. His Co-Founders include the
founding team behind successful tech start-up
Hassle.com. They have seen the business grow
from a team of 4 to 15 members of staff in under
a year and secure funding of ÂŁ1.3 million.
14. Give
Experimental and Local projects that would otherwise be unable to afford to rent in the
city are given space free of charge.
This maintains an ecosystem of diverse organisations, helping innovation to flourish.
It also puts a value on more than just turnover.
16. Give Experimental
We converted the old industrial school kitchens and canteen into lab space and gave
them to Green Lab, Europeâs first Agri-Tech Incubator.
They work with Schools, Entrepreneurs, Businesses and Community Groups to design
food production systems, processes and new foods that can be developed from a
bench-scale trial to world wide impact.
17. Green Lab
Green Lab are Europeâs first Urban Farmig and
Agri-Tech Incubator. Giving them free space has
meant they can launch their venture in a low risk
environment in a central city location. Across the
âWet Labâ and âDry Labâ are a range of
hydroponics, aquaponics, insect farming and other
growing projects.
Entocycle
Entocycle focuses on producing sustainable
protein based food for farming and aquaculture,
namely the breeding of insects. The old industrial
scale kitchens in the Bermondsey site have been
transformed into the âWet Labâ which hosts large
breeding chambers for the cultivation of Black
Soldier Fly.
19. Give Local
Space is given to local non-profits, social enterprises and early stage start-ups.
Working with the charity Business Launchpad there is a focus on supporting youth
entrepreneurship.
We also work with a number of members of Community Southwark, the umbrella body
for the voluntary and community sector, volunteers and social action in Southwark.
20. Business Launchpad
BLP have been working from the Bermondsey
site to deliver Southwark Council's SEEDS2
programme. This enables young people from
Southwark to establish their own business and
provides access to one-to-one business
support. This year they are looking to engage
over 400 young people across Southwark and
will support 40 business ideas.
Women Talk Real Estate
Founded by 2 of our neighbours, WTRE was
launched from the Bermondsey site in 2017. The
innovative non profit organisation is dedicated
to increasing the visibility of women in the
European real estate industry. Their database
connects female professionals with speaking
and media opportunities and provides training
for stage and media presence.
22. Work
To fit-out the space we worked with a trusted team of architects, makers and artists,
creating a space which is attractive to an eclectic mix of organisations from a broad
range of industries.
From start-up to scale-up. Companies grow with us and during this transition they give
back, learn how to be more local & social in the way they do business, and support
those who would otherwise be unable to afford space in the city.

25. Since 2010, 3Space have worked on 45 different buildings and managed 540,000 sq ft,
operating across office, retail, school and banks.
Projects have been delivered across the UK including London, Manchester, Bristol,
Cardiff, Glasgow, Oxford and Brighton.
We tailor our approach based on the landlordâs requirements, duration of the project

27. Client: Barclays
Location: Brighton and Oxford
Size: 6,365 sq ft
Concept: Hatch
Responding to the challenge of branches closing
across the banking sector, 3Space devised,
prototyped and delivered the Barclays Hatch
project. Empty Barclays branches were repurposed
into co-working, event and makerspaces,
supporting community engagement and growth of
local start-ups. Building on our prototype, the
concept has now been rolled-out by Barclays
across the UK, and is called Barclays Eagle Labs.
28. Client: Fore Partnership
Location: London and Manchester
Size: 82,160 sq ft
Concept: First Chapters
Upon buying new development sites, the client
leased the buildings to 3Space for the duration of
the planning and consultation period. 3Space
worked with non-profit and creative organisations
to deliver large scale high impact projects.
Highlights included working with Manchester
Metropolitan University to showcase the
multi-disciplinary work of 600 students for their
end of year show and hosting our own Re:Think
Festival to examine the relationship with vacant
space in the built environment.
29. Client: The Cabinet Office
Location: Wimbledon and Croydon
Size: 22,431 sq ft
Concept: Space for Growth
The Cabinet Office implemented the âSpace for
Growthâ program as part of a drive to maximise the
use the governmentâs property portfolio from 2013 to
2016. 3Space leased 2 of these sites from which we
ran co-working which was available free of charge to
charities and early stage start-ups. Particular success
was achieved in Croydon as our tenancy helped
support the ascent of Croydon Tech City, with the
space providing an essential part of the start-up
ecosystem at a critical phase.
30. Client: Mansford LLP
Location: Manchester
Size: 6,900 sq ft
Concept: BuyGiveWork
The second BuyGiveWork, the project saw 3Space
take over a floor of prime office space in Central
Manchester on the MEN Arena site. Given the
unusual shape the floor hadnât been let for the last
7 years. 3Space carried out an extensive fit-out with
local makers and architects before making the
space available to start-ups and non-profits. The
design emphasised collaboration between the two
groups, featuring a central table (the longest in
Manchester) surrounded by window facing pods for
up to 6 people.
31. Client: JJB Sports
Location: 25 retail units across the UK
Size: 292,366 sq ft
Concept: High Street Hijack
JJB were left with multiple empty retail units
across the UK due to adverse trading conditions
following the last recession and the rise of online
shopping. Locked into long leases often without a
break option the retailer turned to 3Space. We
were able to mitigate the costs associated with
business rates and security whilst delivering a
community benefit to the local area through the
provision of space for short term, high impact
projects free of charge.
