The Savoy re-opened in 2010 after the most ambitious hotel restoration ever
undertaken in London. For over four years, ReardonSmith led the design team on this
award-winning project that spectacularly re-affirmed the iconic status of the Savoy and
returned a hotel with renewed glamour, now fit for the 21st Century. The programme
took the building back to its early structure, stabilised it, rationalised interior spaces
and introduced an entirely new services infrastructure. The facades were renovated,
existing architectural and design gems were carefully restored or replicated, rooms
were returned to look just as they did before and other areas were rediscovered to
become opulent new spaces.

ReardonSmith were the lead architects with additional responsibility for interior design
detailing and on-site design compliance in the multi-million pound rebuilding of the Four
Seasons Hotel London at Park Lane. The objective was to increase the asset value of
the building and achieve a hotel that enshrined the exceptional brand values of Four
Seasons in every detail.

The official opening of the Four Seasons Hotel Lion Palace St Petersburg in November
2013 unveiled a restored national treasure. For ReardonSmith, it was the conclusion of
a three-year project as the interior architect during which time a team was retained on-
site to coordinate and manage the design implementation, while all principle drawing
and documentation production was carried out by the London office. ReardonSmith’s
first task was to bring the site up to a workable standard and amend documentation for
local contractors and craftsmen. Some elements required fine-tuning, technology and
services needed to be seamlessly integrated into the building and major interventions,
such as the glazing-over of two courtyards, called for detailed supervision by the project
team.

Porto Montenego, the glamorous marina destination masterplanned and designed by
ReardonSmith, welcomed its first residents, visitors and superyachts in the summer
of 2010. Since then, the practice has continued to work on successive phases of
residential, retail and hotel development, the most recent of which are the Ksenija
Residences offering a direct water frontage and exceptional panoramas across the
Bay of Kotor. Currently, the team is completing the resort’s first hotel, the Regent Porto
Montenegro. A vibrant and bustling town is emerging between sea and mountains
which is clearly within the local design vernacular but is also genuinely new and suited
to modern lifestyles.

The Regent Porto Montenegro opened in summer 2014, the first hotel in the glamorous
new marina destination, Porto Montenegro. The inspiration for the architectural design
came from the exquisite houses that grace this beautiful Adriatic coastline but while
the hotel’s scale and style is imposing amongst its smaller neighbours, the relationship
with them is also clear. All the buildings are clad in Montenegrin stone and render, with
terracotta roof tiles, and the arched colonnade that wraps around the hotel is typical in
the region, providing shaded areas in the summer months. Directly on the waterfront
and with a large inlet to one side, the hotel gives its guests an exclusive connection with
sea and marina. The restaurants, bars and banqueting hall are all on the sea-facing
side of the building and the main entrance, on the street side, is located to frame the
view of the water beyond; all the guestrooms and apartments offer spectacular sea or
mountain views.

Baku’s new JW Marriott Absheron designed by ReardonSmith opened early in 2012.
The hotel overlooks the monumental Freedom Square, as well as the waterfront
boulevard edging the Caspian Sea, and in a city where new architectural schemes
point to a futuristic transformation, the hotel makes a significant contribution as an
iconic contemporary building.

The Four Seasons Baku opened at the end of 2012. As directed by the owner, it
references the French Beaux-Arts style of the late 19th Century and is an exuberant
building of classical proportions appropriate to its location near the presidential office.
At the same time, it is a building designed from the inside out to ensure that the hotel’s
operating performance and guest experience match its visual promise.
Situated on a prominent but constrained site, the key to unlocking the plan was the
location of the main entrance on the sea-facing elevation, together with the creation of
a colonnade the length of the façade through which limousines could pass to reach the
underground parking entrance. The efficient yet imposing design at ground level was,
in turn, a significant influence on the total scale of the building; it also achieved the all-
important ceremony of arrival. Classically detailed bronze door and window frames as
well as iron railings and balustrading to the guestroom balconies embody the decorative
charm of the Beaux-Arts movement.

One of London’s most eagerly awaited hotels has recently opened – The Beaumont
in Mayfair. The ReardonSmith designed hotel was developed by Grosvenor and
is being operated by Corbin & King Hotels, the company founded by the legendary
restaurateurs Jeremy King and Chris Corbin.The project has involved the conversion of
a Grade II listed Art Deco style building, originally designed as a garage and previously
occupied by Avis Rent–A–Car, and was the culmination of a four-year search by Corbin
& King Hotels and ReardonSmith for the right London site. Altogether, space has been
achieved for a total of 73 guestrooms and suites, a residents’ bar & lounge, a New York-
style restaurant, a spa and a private dining room. An inhabitable sculpture by the artist
Antony Gormley entitled ROOM sits above the building’s south wing as a modular piece
forming the bedroom of one of the suites. Constructed in mill finish stainless steel that
will develop a patina, it transforms the traditional idea of public art on a plinth into an
iconic component of a busy hotel while creating a landmark for the area.

ReardonSmith’s seven-year, multi-million pound rebuilding and refurbishment
programme at Grosvenor House in Park Lane was completed in July 2008. The hotel
had stayed open throughout, which, for ReardonSmith, acting as project leader and co-
ordinator, presented significant planning and site management challenges that required
rigorous phasing of all works to minimise disruption. In the course of the project,
ReardonSmith administered seven contracts, worked with two different operators and
provided over 60 architects, technicians and administrators. The programme included
the redesign of most of the public spaces, the refurbishment of all the guestrooms,
exterior renovations and an imposing new entrance forecourt.

ReardonSmith handled the total refurbishment of the InterContinental London Park
Lane with the objective of creating a new European flagship for IHG. The project took
in almost every part of the hotel, front and back-of-house. The ground floor public
areas were totally stripped back and re-planned to create a sequence of open spaces,
the old dining room was replaced by a modern destination restaurant and prime space
was released to become part of a new lounge bar. An extension inset into the existing
building enabled IHG to convert a percentage of bedrooms into suites without losing
overall keys and all the guestrooms were extensively refurbished.

ReardonSmith led the team in the £85 million re-building of The Cumberland Hotel,
which, at the time, was the most innovative and design-led refurbishment ever
undertaken at a major London hotel. The Cumberland was transformed into a hi-tech
conference and meeting venue with a total of 1000 bedrooms, together with signature
restaurants, a destination bar, food courts and one of the most dramatic hotel lobbies
in the Capital. The ground floor was totally re-planned and, outside, the addition of
a colonnade topped by a cantilevered glass canopy lent new presence to the main
entrance and served to distance the lobby from the busy street.
THE CUMBERLAND HOTEL - LONDON

The Travelodge Waterloo extends across three sites previously occupied by two
structurally unsound properties and a mid 20th century building whose façades
were retained together with a new brick and glass extension to the rear. Most of the
bedrooms were accommodated within this extension and, it is here that particularly
careful planning achieved five storeys to the existing building’s four and, as a result,
delivered space for 43 additional bedrooms over an earlier plan. At the time of opening
in 2010, this equated to additional revenue for the hotel of some £950,000 per annum
based on average rates and occupancy.

Approached by an owner wishing to build a large five-star hotel in London’s Green Belt,
ReardonSmith designed a scheme intended as a world-first: a luxury hotel and spa that
would be mainly subterranean. All 200 guestrooms were to be underground around
landscaped courtyards, leaving just one level of public areas at grade. Contouring,
designed to mimic the undulating nature of the course, merged this level with the natural
landscape, and, by removing most of the car parking to below ground, substantial
open space was returned to the Green Belt. The plan also considered environmental
impacts. Combined heat and power generation, heat exchangers and ground source
pumps, as well as systems to harvest grey water and rain water, were all key elements
of the scheme.

The conversion of a dilapidated heritage building into a luxury boutique hotel required
rigorous space planning to achieve commercial viability and an efficient building form.
Space was captured to create an entirely new wing which, in turn, served as one side of
a newly glazed courtyard providing light-filled accommodation for a restaurant. Back–
of–house was carefully planned to optimise limited space and support the highest
standard of service. The whole structure needed to be stabilised and new concrete
floors added on top of the original timber beams. The roof was also raised to add an
attic storey. The project was managed by ReardonSmith in London working in close
collaboration with local architects.

The Boulevard Hotel is destined to be a large five-star business hotel primarily serving
the new business district of White City as it develops alongside the existing Azerbaijani
capital, Baku. The hotel will be opening in June 2015 to coincide with the First European
Games which are to be hosted by Azerbaijan and will be part of Marriott International’s
Autograph Collection.
Located on the ocean boulevard linking Baku and White City, the hotel will have some
820 guestrooms and over 2,000 sq metres of function and pre-function space including
a ballroom with unobstructed views over the Caspian Sea.

Pik Palas, the most luxurious hotel and prominent building in the mountain resort of
Shahdag in Azerbaijan, opened its doors in early 2014. As requested by the client, the
design is inspired by the grand hotels of the Swiss Alps. Local limestone and render
clad the façade; the zinc-clad roof with its diamond-format tiles will develop a rich patina
as it ages. Windows with bronze coloured frames add an understated sophistication
and are flanked by traditionally styled shutters. Guestrooms, centrally placed on the
facades, benefit from French doors onto balconies dressed with finely worked metal
balustrades.

The Park Chalet completes the hotel component of the mountain resort of Shahdag.
Together with the Pik Palas it forms two focal points on the main plaza area of the
resort. This more relaxed hotel evokes the atmosphere of an Aspen resort, the use of
a battered base constructed from local stone and the use of timber framing and timber
balconies gives the building a more informal presence.
The hotel also benefits from a rooftop bar and restaurant which commands glorious
views across the Shahdag mountain range.

ReardonSmith has undertaken an initial concept study for a client wishing to create a
luxury hotel on a UNESCO World Heritage Site in Vilnius. The vision is to achieve a
building that fits seamlessly into the fabric of the location. Therefore, detailed research
was conducted into the city’s architectural vernacular and careful consideration was
given to the adjacent buildings and existing parkland. The result is a graceful building,
respectful of its neighbours and designed around a traditional courtyard with all major
public areas facing outwards towards the city. Simple rendered facades with stone
dressings are topped by metal roof, typical of the most important buildings in Vilnius.

ReardonSmith was responsible for the re-planning, refurbishment and extension of the
famous Le Méridien Fisherman’s Cove in the Seychelles. Fundamental to the concept
was the greater harnessing of the resort’s luxuriantly mature tropical gardens and the
fabulous coastline beyond. The site’s definition was transformed with the introduction of
a 220-metre decked boardwalk and a series of water features were introduced across
the site, the sight and sound of which now hold together the experience. A 70-metre
infinity pool was constructed by the shore, seeming to flow into the ocean and offering
glorious views along the bay, and a spa was introduced in a tranquil ‘Zen’ corner of the
gardens.

ReardonSmith has recently completed a masterplan for an exclusive resort comprising
a luxury spa hotel and some 40 villas for a peninsula site overlooking the Aegean Sea.
The client originally came to us aware of our reputation for sensitive resort design which
places the highest value on respecting the topography, flora and fauna of the location
as well as the architectural and cultural heritage of the local region. The scheme allows
for three types of residences ranging in size from 1,000 sq m to 1,500 sq m and each
with extensive landscaped grounds. These lead down to a private jetty on the shoreline.
The plan for the hotel provided for 150 guestrooms and suites as well as public areas
and an extensive spa.
NEW RESORT - BODRUM, TURKEY

Marina D’Ail is an existing marina. Although the back edge of the site sits directly on
the border of Monaco, the marina officially falls within the district of Cap D’Ail in France.
The Client wishes to transform the marina from a practical facility into lively retail village,
populated from early morning to late evening and providing local people, yacht owners
and tourists with a variety of retail shops, restaurants, bars, nightclubs and children’s
clubs. There will be approximately 10,000 sqm of new development.
The aspiration is that the marina becomes the destination for mid-level to upmarket
leisurely shopping in Monaco as the current offering in Monte Carlo is somewhat limited
to very high-end retail such as Hermes, Prada and Bvlgari. There are only a few high
street brands such as Zara represented to cater for the extensive tourist influx into the
city. A specialist retail report is being produced in order to further direct on the make-up
of the retail in the new marina.
The design of the four main elements of the marina is required to bring together the
space as a whole, with an understandable theme or branding of architecture visible
throughout. The existing elements of the marina façades such as the Marriott Hotel
require a similar architectural styling to present a homogenous aesthetic throughout.
The Client has currently expressed a wish for a style leaning towards traditional
Mediterranean Riviera, taking leads from St Tropez, Portofino, Porte Grimaud and
Antibes.

ReardonSmith has designed a new Intourist Hotel for Baku, a modern hotel which
nevertheless faithfully replicates the exterior of Baku’s much loved old Intourist Hotel
which was the city’s first luxury hotel when it opened in 1934, designed by the pre-
eminent Russian architect, Alexey Shchusev.
We began by researching all historical information and drawings available and from
there developed the building form. Like its predecessor, the new Intourist Hotel is
located in the heart of historic Baku where boutiques, cafes, restaurants and clubs
ensure a hip vibe, and the new hotel will clearly belong to this contemporary narrative.
Behind its facades clad in a tinted render replicating the original, the new hotel will
be glamorous and intimate in ambience. There will be 150 guestrooms, a restaurant,
bar, a small spa and meeting rooms. The hotel will be part of Marriott International’s
Autograph Collection, an exclusive portfolio of individual hotels around the world.

This prestigious project on the bank of the Ishim River in Astana, Kazakstan’s capital
city, represents a key component within the city’s urban planning framework and is
destined to be the hotel of choice for state events, visiting dignitaries and grand social
gatherings. Styled to meet the client’s request for a hotel in the classical European
manner, the building will be clad in pale stone with a dark slate roof and will be sited
within a new public park, immediately surrounded by private gardens. The extremes
of Astana’s climate, with very cold, windy winters and warm summers, were a major
consideration in the architectural planning. For the winter months, it was key to ensure
that the main functions of the building, in particular the separate entrances to the hotel,
ballroom and residences, were effectively screened. For the summer, it was essential
to make sure that the luxury experience was heightened by a strong connection with
outdoors. The building therefore faces south west over the gardens with outdoor
terraces allowing guests to spill out from the ballroom and spa.

The Lanesborough, situated at one of London’s most prestigious addresses overlooking
Hyde Park Corner, has reopened after its first total renovation since the property
was converted into a hotel over 20 years ago. ReardonSmith acted as Lead Design
Consultant andArchitect, partnering with theAlberto Pinto agency and several specialist
craft companies in a programme of works which has returned The Lanesborough to its
premier status amongst the capital’s most distinguished hotels.
Our role included the negotiation of all planning and listed building consents,
preparation of the detailed plan of works in collaboration with the operator, coordination
of all issues relating to interior design, operations and the new service infrastructure
and on-site supervision to ensure that Alberto Pinto’s vision was realised. In the public
areas, ceilings were replaced with skilfully embellished fibrous plaster, existing stone
and marble was revived, the ubiquitous dark mahogany was painstakingly stripped
back to reveal a lighter grain and layers of classical decoration were introduced. All 94
guestrooms were refurbished, each room different in either configuration or style and
treated to magnificent all-marble bathrooms, and the Royal Suite was extended and
refurbished to achieve a residence of up to 250 sq metres. Adjustments to back-of-
house areas were also made to better utilise the space and create an attractive staff
dining room.

Part of the high-profile One Nine Elms development on the banks of the Thames, the
Wanda Vista Hotel is being created within one of the two towers designed by KPF.
Occupying all five podium storeys and levels six to 18 as well as two basements within
the smaller tower, the hotel will be characterised by huge volumes in the public areas,
which are accommodated within the podium, and a highly efficient plan for the bedroom
floors above. ReardonSmith has been tasked with the operational planning of the hotel
to achieve a five-star standard. This has involved the rationalisation of spaces, the
re-configuration of circulation areas where possible and schemes to deliver the best
possible mix of function facilities.
There will be 170 guestrooms and three presidential suites. A destination restaurant has
been planned for the hotel’s top floor with a sky bar below; there will be a gymnasium,
spa and swimming pool, a large ballroom, numerous meeting rooms and a choice of
wining and dining venues. At street level, the hotel is being planned to offer a lively
amenity for the neighbourhood. Interior design is being handled by the Hotel Design
Institute.
WANDA VISTA HOTEL - LONDON

The hotel comprises four late 19th Century town houses that originally provided an
intimate home-away-from-home for the Victorian aristocrats and celebrities who
stayed there. In the 20th Century, they were remodelled into a bespoke luxury hotel
reflecting the quintessentially English character of London’s Chelsea area in which No
11 is located. The property is not listed but is within a conservation area and is owned
by the Cadogan Estate. The redevelopment has been conceived as a guestroom-led
refurbishment project up-grading the accommodation to the levels of luxury expected
in the 21st Century. Currently, No 11 has 56 guestrooms in a range of sizes, some of
which on the upper floors are rather small and are therefore underused. These rooms
are being opened up to create six luxurious new suites and the existing two suites, as
well as all the guestrooms, will be refurbished. In addition, the public rooms, consisting
of the bar, tea lounge, library and reception, will be sensitively re-appointed to exude
charm and character, and back-of-house spaces will be reconfigured and upgraded.

Two early 20th Century buildings in the historic district of Georgia’s capital, Tbilisi,
are the starting point for the new Hyatt Regency. These listed buildings will form the
front and rear of the hotel with a new building in-between designed around a winter
garden which will be the heart of the new hotel. The concept has sought to preserve the
architectural inheritance and enhance it by adopting the dominant styling of the existing
façade overlooking Rustaveli Avenue – the most prestigious boulevard in Tbilisi. The
elegant mansard roof of this building has been used as reference in completing the
building envelope and in introducing a tiered roof extension to the rear building. The
new roof details, corner turrets and dormer windows will be recognisable within the
architectural vernacular of this part of the city, serving to complete the building in a
considered manner. A central axis to the ground floor has been defined with all public
areas arranged off this. A series of classically inspired spaces lead into and surround
the winter garden, generating a sense of balance and proportion which will continue
into the interior design. The plan has achieved 170 guestrooms, four F&B venues, over
8,000 sq feet of function space and a spa and fitness centre.
