1. Project Details
1.1. Project Name:
G+M+4 storey’s Phase 2 Office Building
1.2. Scope of Works:
a) The scope of works includes the demolition of the existing structure and carrying out the
enabling works for the construction and maintenance of the G+4 storey office building as
per the detailed items listed in the bill of quantities together with the provisional sum
items listed in the bill and as per the contract drawings & specifications provided.
b) Any alterations to the agreed scope will be treated as a variation as per the conditions of
the contract.

a) A 6-day a week calendars for the construction and Engineering / submittals activities with
normal recognized holidays which are listed in the following sections.
b) Normal 08 work hours are planned from 7:00 hours up to 16:00 hours with 1 hour break
for the lunch.

2.6. Assumptions:
The following assumptions form the basis of the program:
a) It is assumed that the normal work hours will be modified to start early to make up for the
summer work restrictions and during Ramadan.
b) The technical / commercial evaluations required to secure the nomination of the PS / PC
items are assumed to be carried out much earlier than the required nomination dates.
c) The turnaround period of 2 to 3 weeks is considered for the submission and approval of
the materials and shop drawings including for the iterations required to complete the
process.
d) The Engineering process assumed for the DEWA electrical submissions and approval is
critical to the procurement and installation of the equipment and is envisaged to be
followed by all stakeholders involved.
e) The external façade works is assumed to start simultaneously in all the elevations.
f) The delivery of the transformers is assumed to be achieved within 45 working days from
the payment of the DEWA estimate.
g) All long lead electrical items are assumed to be procured within 10 weeks from the
approval of the LV drawings and load schedules from DEWA.

2.9. Revisions:
The list of submission and revisions are recorded and attached in the enclosure 4

2.10. Procurement:
2.10.1. Durations have been worked backwards from the installation date to arrive at the submittal
and approval dates for the material and shop drawings.
2.10.2. A maximum of 2 iterations are allowed for the submittals and approvals.
2.11. Resources & Cost:
The program will be resourced post the approval of the program.
3. Methodology:
3.1. The program of works at the high level is divided into the following phases in order
to summarize the layout into the following sub heads.

3.2. The construction of the main building will start with the demolition of the existing
structure which will commence post the availability of the demolition permit from
the DM.
3.3. The scope of the main building is further decomposed as follows areas.
a. Structural works
b. Internal finishes
c. MEP Shafts
d. Roof Waterproofing & insulation
e. Staircase rooms
f. Metal Works
g. Doors & Windows
h. External Works
i. Accessories & Equipments Installations
j. Provisional Sums works and
k. Project Closure formalities.

3.4. The above areas are further broken down into more sub tasks as per the locations,
which are shown in the WBS attached, and into detailed activities as per the details
in the drawings and BOQ items.
3.5. The procurement of materials required for activities within the tasks is established
by working backwards form the installation dates by assuming lead times which is
reflected in the program.
3.6. Authorities inspections and approval schedule is established based on the authority
requirements on works and as per the assumptions listed above.
3.7. Authorities inspections will be carried out after the installations of the related
services are in place and the required NOC’s & authorities approved revised
drawings are available from the Engineer.
3.8. Program for the specialist work packages will be detailed progressively as and the
relevant information regarding the package is available from the specialist sub-
contractor. The lack of details on these packages should not in any way impede the
approval of the program.
3.9. The commencement and completion of the gate work is detailed at the end of the
main building program of works and is based on the information available along with
the Engineers Instruction received on 21st
October 2016.
3.10. The refurbishment works to be carried out in each floor’s is identified and listed with
logical sequence in the respective floors.
3.11. The Engineering and procurement works required to enable the refurbishments is
established by working backwards from the installation dates.
3.12. The gate house scope is planned to be completed within 180 days from the
instruction to commence on the same.
