IN-ELIGIBLE ZONES
TOD norms will not be applicable to the following areas::
1. Lutyens' Bungalow Zone
2. Chanakya Puri
3. Civil Lines Bungalow Area
4. Monument Regulated Zone (As per ASI
guidelines).
5. Zone-O
TOD is not permissible in
Recreational Landuse.

Role of Landuse in TOD?
• The product mix is directly derived from land use on
which the project site is positioned in the Zonal
Masterplan.
• Land use will determine the quantum of use in the
mix of usages permissible under the policy
framework.

12.18.2 mix of uses-1
In all integrated schemes,
 A minimum of 30% of overall FAR shall be mandatory for Residential use,
 A minimum 10% of FAR for commercial use and
 A minimum 10% of FAR for community facilities.
 Mix of uses and FAR utilization for the remaining 50% FAR shall be as per the land use category
designated in the Zonal Plan.
