This document discusses land use and qualification criteria for Transit Oriented Development (TOD) in India. It outlines several ineligible zones where TOD will not be applicable, including historic districts and recreational land. The document then examines the role of land use in determining the product mix and permissible quantum of uses in TOD projects. Tables show the indicative minimum percentages of residential, commercial, and community facility floor area that must be included based on the underlying land use designation. The mix of uses within TOD policy is an ongoing discussion and subject to evolution through regulations.
