Al-Nemer evaluation report.pdf
1. Introduction:
The structural evaluation report for Al-Nemar market place is made to change
of use of structure from shopping area to Office usage for municipality of Riyadh by
Umar urban Consultants Riyadh .
Purpose & Scope of Investigation
The Al-Nemar market place planned to change as office for municipality. The
following structural evaluation report is studied for structural compatibility for office
use & changes required by client for Existing building
Existing Construction and Documentation
The Market consist of folded plates main arena and solid slabs with column
beam frame rooms in front and concrete umbrellas as architectural treatment. The
Folded plates main arena supported Y-columns & semi circular Concrete wall. The
semi circular wall is used for water fall by adding the water pool at other side of semi
circle.
The rooms made of Solid slabs, Column beams frames surrounding a space for
greenery / planter box for shrubs etc.
Field Observation and Conditions Survey
Conditions Survey Check List:
1. Description of structure
Folded plates construction supported by semi circular wall & Y-columns in main
arena
Front Building is consists of Solid Slab With Column Beam Frames and separated by
corridors & Planters
2. Name, location, type, and size
Al-Nemer Municipality Market
3. Owner, project engineer, contractor, when built
Municipality
4. Design
Folded plates construction for main arena & Solid slabs for front buildings
5. Intended use and history of use
Existing market place planned to use as office
6. Special features
2. The Water fall From Semi circular wall in Main arena, Concrete arch umbrellas &
Planters surrounded by Building , corridors
7. Construction
Concrete Works done by ready mix concrete & rebar steel
Brick works are by CMU blocks & Cement Plastered as per Architectural
Requirements
8. Photographs
Following Photo graphs of existing Construction
Main arena with folded plates construction
3. Semi circular concrete wall supporting the folded plates and Used for architectural feature
water fall with water pool
Semi circular concrete wall supporting the folded plates from inside the arena
4. Concrete column umbrellas as architectural Feature
Open corridors are to be covered by skylights by constructing concrete up stands for level
difference.
5. 9. Detailed close up of condition of area
Present condition of structure
The architectural features are damaged due time and usage. The structural system is
in good condition for folded plates construction & Solid Slab Constructions.
Overall alignment of structure
No visuals deformities found
Settlement
No visuals Settlements found
Deflection
No visuals Deflections found
Expansion
Contraction
Portions showing distress (beams, columns,
pavement, walls, etc., subjected to strains and
pressures)
No visuals Traces found
10. Surface condition of concrete
General (good, satisfactory, poor,
dusting, chalking, blisters)
Satisfactory
11. Cracks
Location and frequency
No visuals Cracks found
12. Site conditions--cut, fill, presence of water, etc
The Water Table seems to be higher than at time of construction. The detail study for
water table changes & its effects on Existing structures
13. Contraction and isolation joints
14. Finishing
The Architectural Finishing are damaged due to time
6. Sampling and Material Testing
The concrete at Solid slabs & folded plates are inspected for cracks & surface
finish and Further Non-destructive testing for the durability, damages due chemical
and atmospheric effects & compressive strength etc.
Evaluation
The structural evaluation Start with the Present and future loads. Followings are the
present & future load comparison
1. Dead loads
Self-weight of structure
Due to new up stands for sky lights at open corridors & Glass enclosures at planters , The self weight
slightly changes and the original structure has no effect from these.
.
Superimposed dead loads
Super imposed dead loads may change due to repairs and change in the system of water proofing and
additional up stands for Electro-mechanical changes i.e AC pads & cable trays etc.
2. Live loads
No change as the roof s are un accessible as constructed.
3. Seismic loads
No change
4. Thermal effects
No change
5.Creep and shrinkage
The core sample should be taken to determine effects of Creep & shrinkage due to time.
6. Soil and hydrostatic pressure
The change in the water table can increase hydrostatic pressure on the foundation /sub structure and
needs detailed study of sub structure concrete
7.Fire
The fire rating same as Constructed and the fire ratings are considered during the construction of new
architectural finishing
8. Loading combinations
No change
7. Additions & alterations in existing Structure for intended Structure.
Ground floor :
The walls positions can be altered by demolishing and adding the walls on thickened grade slabs.
8. Roof :
The cover roof s can be added by steel construction by adding column bases besides / on existing
footing . And sky lights can be placed on existing solid slab by adding the up stands for level
differences etc.
9. Findings and Recommendations
The Water proofing system of folded plates and solid slab has to be repaired or
replaced and the damages occurred due to moisture absorption in the concrete to be
studied.
The under ground water proofing system & concrete works for Water pool of arena
should be repaired or replaced and the possibilities of damages to foundations due to
percolation of water to be studied.
The general damages observed in concrete and masonry structures due to moisture
percolation & rusting are studied carefully and repaired with proper epoxy &
cementious grouts.
Its observed that the water seepage and percolation in general and the possibility of
change in the water table are studied and necessary treatments are followed.
