  1. 1. City Commission T-Mobile Cell Tower located on the northeast side of property immediately south of 3251 SW 26th Terrace.

Property Information <ul><li>ZONING: IROM </li></ul><ul><li>FUTURE LAND USE: Industrial </li></ul><ul><li>This applicant had previously requested an antenna on a property immediately south of I-595. The new location is west of SW 26 Terrace. </li></ul><ul><li>This site is south of Sun Recycling and is currently vacant, although a site plan is approved for the site. </li></ul><ul><li>The proposed location will eliminate some parking spaces and required landscaping from the previously approved DJP site plan & may interfere with the proposed dumpster enclosure at the north east corner of the property. </li></ul><ul><li>The property owner has submitted a letter indicating that he is aware that locating the antenna at this location will require a site plan modification. </li></ul>

Special Exception <ul><li>To allow a new telecommunication tower to be constructed. </li></ul><ul><li>The proposed mechanical equipment will be approximately 25 – 30’ from SW 26 Terrace. </li></ul><ul><li>The tower will appear as a flag pole in an </li></ul><ul><li>effort to hide the antennas. Lighting to </li></ul><ul><li>illuminate the flag has not been provided by </li></ul><ul><li>the applicant. </li></ul><ul><li>The tower and associated equipment will be </li></ul><ul><li>enclosed with landscaping and an 8’ tall wall </li></ul><ul><li>finished matching the proposed building and </li></ul><ul><li>opaque access gate. </li></ul><ul><li>The applicant has indicated that more than </li></ul><ul><li>one user will be utilizing the structure and </li></ul><ul><li>therefore is requesting the 100’ height. </li></ul>

Planning and Zoning Board Previous Action <ul><li>On December 16, 2009 the Planning and Zoning Board recommended approval of the special exception request. </li></ul><ul><li>Staff Recommendation </li></ul><ul><li>Approval, provided the application obtains written approval from FAA regarding the location and height of the proposed antenna prior to issuance of a building permit. </li></ul>
