  2. 2. Millstone Basin Area Habitat for Humanity <ul><li>Our Mission </li></ul><ul><li>To end poverty housing in our six-town catchment area in Mercer and Middlesex Counties. </li></ul>South Academy Street Revitalization
  3. 3. <ul><li>Through volunteer labor and donations of money and materials, Habitat builds and rehabilitates simple, decent houses with partner families. </li></ul><ul><li>Habitat is not a giveaway program. In addition to paying their mortgage, homeowners invest hundreds of hours of their own labor (sweat equity) into building their house and the houses of others. </li></ul><ul><li>Habitat houses are sold to partner families at no profit and financed with affordable loans. </li></ul><ul><li>The homeowners’ monthly mortgage payments are used to build still more Habitat houses. </li></ul>South Academy Street Revitalization How Does Habitat Work?
  4. 4. <ul><li>Families in need of decent shelter apply to the Habitat affiliate. </li></ul><ul><li>The affiliate’s family selection committee chooses homeowners based on: </li></ul><ul><ul><li>their level of need </li></ul></ul><ul><ul><li>their willingness to partner </li></ul></ul><ul><ul><li>their ability to repay the no-interest loan </li></ul></ul><ul><ul><li>N.J. residency status </li></ul></ul><ul><li>Affiliate follows a nondiscriminatory policy and neither race nor religion is a factor in choosing partner families. </li></ul>South Academy Street Revitalization Selecting Partner Families

Holistic Community Revitalization <ul><li>Provide more diverse housing options and provide an upward step for those families ready to move out of Hightstown’s HUD housing </li></ul><ul><li>Help Hightstown reach its affordable housing goal </li></ul><ul><li>Act as a crime deterrent, pushing out criminal activity </li></ul><ul><li>Build relationships across existing organizations and help residents influence decisions that affect their neighborhood </li></ul><ul><li>Help stem gentrification, which often results in the informal economic eviction of the lower-income residents because of increased rents, house prices, and property taxes </li></ul><ul><li>Create a de facto neighborhood support system for Habitat partner families </li></ul>South Academy Street Revitalization The cornerstone of the mission: build a neighborhood , not a house. Our sights are set on improving the general quality of life for those in the revitalization area.

South Academy Street <ul><li>Why Hightstown? </li></ul><ul><li>Identified by the municipal government as a target of redevelopment to: </li></ul><ul><ul><li>Create new opportunities for homeownership in the Borough </li></ul></ul><ul><ul><li>Eliminate blighted and vacant units to stabilize the neighborhood </li></ul></ul><ul><ul><li>Increase the number of affordable housing units </li></ul></ul>South Academy Street Revitalization <ul><li>Ordinance 2006-19: An Ordinance amending the Borough’s Redevelopment Plan, as Adopted by Ordinance No. 2004-20 on September 7, 2004. Sub-Area II includes western side of South Academy Street from Rogers Avenue to Railroad Avenue. </li></ul><ul><li>Borough of Hightstown Master Plan Housing Element and Fair Share Plan Amendment, 2008. </li></ul>
