What is the investment?
This is a safe and secure investment of a fixed sum that requires no mortgage or other costs, and
generates an unrivalled return based on a guaranteed buyback during a maximum 3 year investment
period. Unrivalled security is provided by a bank administered escrow account which holds your
funds untouched during the investment period.
Your investment secures you an option with Parkalgar, owner of the Autodromo do Algarve, against a
luxury Vista do Falcao apartment, but you do not complete or pay the balance. This option prevents
Parkalgar selling the apartment elsewhere and this forms part of your security.
After a maximum of three years the apartment is repurchased from you by Evolution Capital
Ventures Ltd for up to 175% of your original investment. This dissolves your original contract with
Parkalgar and leaves you with a guaranteed profit.
There are 3 levels of investment available, € 18,000, € 24,500 or € 29,000, with the % returns on
each level of investment fixed at 25%, 50% and 75% for buybacks after 1,2 or 3 years.

The Autodromo do Algarve
Owned by Parkalgar, and with significant Government involvement, the Autódromo Internacional do
Algarve is a 4.692 km race circuit located in Portimão, Portugal.
With a total cost of €195 million, the project includes an international race track, go-karting track,
technology park, five-star hotel and apartments (managed by he Radisson BLU Group), sports
complex, and extensive corporate hospitality facilities.
Construction of the race circuit was finished in October 2008 and homologated by both the FIM on
11 October 2008 and the FIA two days later. It now regularly hosts high profile events including the
World Superbike Championship, the FIA GT Championship, and the World Touring Car Championship.
On April 4, 2009 Max Mosley stated that based on the quality of the circuit, it could integrate into the
Formula One championship under the guise of the Portuguese Grand Prix, subject only to contractual
agreement. The Autodromo is now officially recognised as one of only 4 testing tracks worldwide
that the F1 cars can be used for testing.
The technology park on site started construction recently with N. Technology signing a contract
to develop a competition model of the Porsche Panamera, and recently both Jaguar and McLaren
launched new cars at the Autodromo.

Investment Process
Three contracts support this opportunity.
The first is the ECV buyback contract which dictates when, and at what price the Vista do Falcao
option is repurchased. The second is the Parkalgar property contract which secures your deposit
against a specific Vista do Falcao apartment. The third is the Millennium BCP Bank escrow contract
which sets out the terms under which your funds are secured in the escrow.
Both the Parkalgar property contract and the escrow contract need to notarised, and depending on
where you are based, possibly legalised. The developer refunds the cost of doing this and also meets
the cost of the escrow.
If I like this investment what should I do?
Simply complete a reservation form ensuring that all information is correct. The contracts will then
be raised and couriered to you to sign.
Is there anything else to pay?
Apart from the initial investment there is nothing further to pay. No mortgage, no on-going costs,
and no legal fees.

Evolution Capital Ventures & Assured Exit Plan
ECV was established in late 2009 with the aim of providing developers with accelerated sales
velocities, giving them access to both seed and structured finance capital giving them the opportunity
to reinvigorate projects that have become stalled.
Project stalling in the current environment can happen for many reasons. Most of these reasons are
unconnected with the quality of the project of resort; indeed it is our experience that it is often the
better resorts that are suffering most as the financial commitment already made to these resorts is
already substantial.
Using the experiences of the principal partners ECV has developed a model that is highly adaptable
that can deliver sales to the developer in a short period of time. This model is based on our ASSURED
EXIT PLAN and over the coming year we will be releasing 3 new investments based on this model.
These investments will offer investors different locations and different options but all based on our
Assured Exit Plan and secured with Escrow accounts or Bonds.
The Assured Exit Plan for The Autodromo is based on achieving quick reservations to alleviate Bank
pressure on the developer keeping bank levies down on the whole site. These higher bank charges
would cost the developer millions of Euros, and all the bank wants to see is reservations. ECV have
acquired 42 units in total at a huge discount, and will start the fractional programme on some
of the apartments enabling the profit margins to ECV to be realised. Not all apartments need be
fractionalised, ECV will then finalise the guaranteed buyback to clients and the Assured Exit Plan is
complete.
