The architectural design adopted a European design theme. The ETII team is currently working on officially changing the current name of the project, Euro Tower One to Vivaldi Residences. He was born in Venice and was very influential in Europe during his lifetime.2. What are the construction details of the project? Euro Tower One (Vivaldi Residences) is designed and planned for mixed use high rise commercial and residential building. The building is currently planned to have 5 basement levels for parking, Ground Floor to Third Floor for commercial/retail units, Hotel floors at Fourth to Seventh Floors, 31 residential floors (including the Penthouse) and the amenities floors which houses the swimming pool, gym, function room, viewing deck, etc. The parking floors will have a total of 125 parking spaces of which 104 parking spaces have provision for parking lift. Excavation for the basement levels is currently on-going and the building construction is estimated to start by January of 2012 and to be completed by April 2014.

Arturo Matubang, highly experienced and already a notable architect in the construction industry with various high rise condominium projects already constructed in Metro manila such as the Cityland Condominiums, and other overseas projects such as various palaces in the Midlle East.4. Who is the structural engineer for the project? The structural designer is RIMA Partners spearheaded by Engr. Rogelio I. Menguito who is a favorite among the well known architects in the country today. Engr. Menguito has already designed a lot of high rise condominium buildings for big time developers.5. Who are the general contractors for the project? As mentioned above, the excavation of the project is currently on-going and being done by Altis Construction. The bidding for the major trade works for the project is scheduled to be conducted beginning this month and hopefully by December all major contracts are already awarded. It is assured that only the well known, qualified, expert and responsible contractors will be invited to participate in the project bidding.

The building will be provided by the Building Association with 24 hr security guards strategically deployed within the building. To aid the security group in securing the building, CCTV cameras on specified locations with recorder and monitor at the security desk will be provided. Cameras inside elevator cars will be provided and a camera at the lobby will make it possible for tenants of the residential units to screen their guests. The ramp entrance down to the basement level will be provided with a stationed security and a car barrier. Car stickers for unit owners and/or their legitimate tenants will be provided by the Building Association.7. Where are the amenities located? Building special features and amenities (swimming pool, children’s playground, jogging path, indoor gym, multi-purpose function room, barbeque areas, viewing deck and others) are located on the top most floors of the building.

The building is provided with a garbage/refuse bin for every floor with a central garbage collection room at the first basement. The garbage/refuse bin every floor is an enclosed area with an air tight door to contain the refuse smell. The garbage/refuse bin and central collection room will be maintained by the Building Association.9. Is there a provision for MATV/CATV, Wi-Fi and Telephone? The building will be provided with an MATV system for non-cable TV subscriber. Each unit will have cable TV provisions in the bedroom and the living area and telephone provisions (1 telephone line provision for residential and 1 telephone line for every 40 square meters of unit area for commercial/office units). The unit owner or tenant will be the one to directly apply for subscription with a Cable TV operator and telephone service provider. The building will also be equipped with centralized WI-FI system to be provided by the Building Association as included in the association dues to be paid by the unit owners/tenants.

Each toilet & bath of the residential unit will have water heater provision. The unit owner/tenant will be the one to provide and install the water heater on the single water line piping provided for the shower.11. Is there a provision for a stand-by generator? To ensure continuous power supply, the building’s common areas and facilities will be provided with emergency power via the generator set. Likewise all retail and residential units will be provided with emergency power for 1 lamp and power outlet with a regulated total load equivalent to 250 watts.12. Is there a provision for a cistern and elevated water tank? For continuous water supply for the entire building a cistern tank at the fifth basement level and an overhead water tank will be provided with pumps/motors in between them for efficient water distribution.
