INTRODUCTION
May you not wonder about Facebook? Facebook is a social networking
website. Users can join in Facebook to connect, communicate with each others via
sharing photos, news... Facebook is like a virtual world where people can connect,
communicate but don’t know much about each other. I wonder: Is there any place
for the startup where they can link, communicate with each others?
The answer is: Yes! This is Yanartas!
Firstly, I explain the word Yanartas literally: The fire in the Valley of Turkey
continuously burns for at least 2,500 years because of the impact of a rare metal.
Yanartas is near Olympus valley area, at the southwest Turkey and is known of the
fire which burns all the year. In Turkish, Yanartas means "the caught fire rock". The
flame is also the inspiration of the poet Homer when he created character of spitting
fire Chimera monster in Iliad epic. Methane which nourishes the flame is not
formed from normal biological processes. Instead, the Yanartas methane sources are
thought to form from a higher temperature in area. A recent study of Giuseppe
Etiope, a scientist of the National Geophysics and Volcano Institute in Rome, Italy,
and his colleagues at the University Bolyai (Romania), may found out the answer.
The experts say, ruthenium, a rare metal which was found in the caught fire rocks
may have the role of a catalyst. In the laboratory, ruthenium promotes methane
formation at below 100 degrees Celsius temperatures, this is same as condition at
Yanartas. "Our results show that the methane formation occurs at lower
temperatures than our thinking", New Scientist quoted Michael Whiticar’s words,
he is expert from the Victoria University, Canada. According to Etiope, a
significant amount of methane may exist in the world and it opens up the natural
gas sources searching prospect.
And the meaning of Yanartas in this project is: Yanartas is “the caught fire
rock” (in Turkish), this image make me think of the desire, spirit of the people who
want to get ahead in life. This inspired me to complete this project in order to give
those who want to pursue enrichment genuine way, who can dedicate all the effort,
brainpower, time… for the wealthy of our country.
Explain in the easy understandable way, Yanartas is the specific location (the
current business location is repaired as coffee house, restaurant, hotel...). When
coming there, the entrepreneurs will be supported to start a business in all fields as
business orientation, legal consultancy, building business guidance... Entrepreneurs
will have the opportunity to extend the relationship and business cooperation,
exchange experiences, to learn the skills ... They can also hire the facilities if they
can’t afford buying as trading address, working office, meetings rooms, the support
job tools...
What do we need to do this project? The biggest difficulty of Yanartas is not
capital but the operating method. If you build up the organization method, operating
system and provide "resources" for Yanartas then you can build up Yanartas brand
wherever you are. Of course, Yanartas has both the playground online and offline.

That means who join in offline activities also can join in online activities. The
maintain fees for Yarnatas’ operation will come from profitable activities of
Yanartas.
For entrepreneurs, building a business is a very difficult job. In initial time,
they don’t have enough capital and manpower to do everything, additionally, will
they get success certainly? Therefore, they should consider carefully before
deciding to invest in unneeded things, especially in economic downturn time and
hard competition as this moment. I suppose that you wanted to open an English
training center. The first thing you should do is going to Yanartas for the useful
advice. Then, you can rent a place in cooperation with Yanartas for a trial English
training class (of course the renting fee from Yanartas will be cheaper than the
others). If after a period of starting business, everything goes well, you can expand
your activities. Renting a business premise before getting customer is a risky job.

Starting your own business is different from working. The real life is
different from academic school. You go for apprentice but not sure that you can live
by this career. Even if you study at startup business school you also need a lot of
things before starting your business. One of those things is the relationship, human
resources, knowledge, information, experiences ... You can only find these "value"
at Yanartas. Sometimes your life will change if you can meet right person. You say
that you will search? Where do you have to search and for how long?
I still know that there are so many "burning hearts" who desire to enrich
themselves, their families and nation in the world. But these "burning hearts" is in
different places. We really need an organization which can connect these "burning
hearts", because they are nothing when fighting alone.
I still know that there are so many “compassionate hearts” who desire to help
more and more people in the world, but do they know how it is meaningful for their
homeland and nation by helping the right persons? One successful entrepreneur will
create thousands of jobs for people... If they are virtuous, wisdom persons, they may
change the world.
With my individual ability, I know that I can’t make the marvelous things if I
don’t find out many people who have the same mind. That’s why, I share my
knowledge with you. I do hope that Yanartas project will be handed to worthy
person who will, together with me, build up the miracles.

Abandoning the job with a dreaming salary $ 1,000 per month, Hải Nhân
(student of Informatic Technology University - VNU-HCM) decided to open a coffee
shop with his friends for being entrepreneur desire...
Le Hong Hai Nhan is a graduated student from the year 2006. With
cumulative working experience when he was a student, from the 3rd year, Nhan has
been recruited in a foreign company as a programmer. The right professional job
with an ideal salary is not enough to satisfy his desire to be self-made. With his love
for creation and special passion for coffee, at 4th year in university, Nhân and his
intimate friends raise an idea of opening a coffee shop for students. The idea finally
comes to "maturity" stage when the group found a house for ideal place. The
preparation for the coffee shop take so much time that leads Nhan to a difficult
decision: Resign. Remembering the feeling of the morning applying for resignation,
Nhan said: "The day we signed that leasing contract is also the day that I decided to
leave the company in order to focus on our coffee shop. That morning, I wake up
and was so scared that my legs trembled together. During my living time on my
private income, I never feel such fear. This feeling is like throwing away the
peaceful house to come to a risky thing. Nhan said his salary after nearly two
working years is $ 1000/month.
The story of Dinh Ngoc Linh (21 years old, Binh Thuan) is different. At
second year in Ho Chi Minh University of Pedagogy, after presenting the idea of
opening restaurant to over 10 investors with fail, Dinh Ngoc Linh realized that she
need to start from the small things. Used to be a handmade guider on TV, Linh
managed to produce the unique handmade and started to advertise online.
The pretty dolls made from wine bottle, ping pong ball and paper was chosen to
start business by Ngoc Linh...
Products made from common alcohol dolls, table tennis and the Spirit of
paper after a while became "sucked in". Busy with work and realized his love of

business, Linh decided to leave school at the University of Pedagogy in the anxiety
of family and friends. Recalling his bold decision, Linh said, full of
uncompromising: "The decision to forgo time two school years rather reserved as a
way to motivate yourself. If you just do not get it and think back to school, I knew I
would not be totally devoted to business".
2 months ago, the third year student of Philosophy Department, Ho Chi Minh
City Social Sciences and Humanities University, Nguyen Anh became boss of a
photocopy shop in student hostel campus. Being employee at this photocopy shop
for a long time, when the boss had the intention to transfer the shop, he decided to
lease for his business. The photocopy shop looked always crowded, but anyone
knows that Anh had to put his motor in pledge and borrow his girlfriend family to
have enough money. At first, it was not easy to compete with the photocopy shop
which appeared like mushroom around, Nguyen Anh opened the shop from 6 am
and closed after 22h30 only, in order to have more customers who need photocopy
urgently.

The labor fee is his profit, time to go play and football of Nguyen Anh
devoted totally for working beside machines and papers. His study was also
affected because he didn’t have much time to go to class. "Starting business then
you will see the pressures at school is really nothing!" Nguyen Anh said.
Hai Nhan - young boss of the coffee shop – called the difficulties when the
student start a business are the stones. The first and biggest stone that everyone has
to think about is capital. Estimating the capital more than 700 million for business,
the group seems to fall in the deadlock. Don’t want to start business with other
people's capital, Nhan convinced each member and they set up together a plan to
obtain investments from their parents. At that time, his belief based on his own
experience that the students who go to faraway school always were also reserved a
fund from their parents. "We just need to prove the plan, our parents will not
hesitate to invest", Hai Nhan said confidently.

After convincing the parents, get the capital, the group had to face to so
many other problems. Even the passion for coffee, but Nhan said, until now, he’s
still haunted by the times of trying hundreds of black coffee glass in several days to
select the appropriate materials for his shop. Then came a series of other jobs, menu
design, setting up price, shop design, especially formalities issues, paper jobs that
made Nhan and friends got in trouble. The shop became home, also the girls had to
make electrical repairing or wooden panel. "Many students who come to our shop
praised us for having lot of money, I just smile" Nhan remembers. “They didn’t
know that until now, after 8 months of running, we still have to subsidize each
month 15-20 million dong. Some difficulties arise only when we start working",
Nhan shares.
Ngoc Linh also listed many difficulties when she started receiving dolls
orders. "The dolls look easy to make, but the milk glue will stick the wrapping
paper and make it becomes black if we’re careless. At first, raw materials fee was
too expensive and the transportation fee made the selling price totally high. Not
only this matter, after nearly one month my parents could ignore my leaving school
only" Linh said. Joyce of receiving many orders turns into "nightmares" when Linh
and her friends had to work night and day to keep delivery on time. When there are
only Linh and her sister, they scared to cry and just wanted to give up. Linh’s sister
must leave having the private tuition to help her. "Remember that time, I always
found guilty," Linh said.
The above young entrepreneurs still nurture their own plan, developing the
business while remedying the wrong decision in the past. Hai Nhan and his team
will have a great ad campaign to students at the university for raising up the
business; Ngoc Linh is busy with the opening of a small shop that display her
products and will return to university for her further study; while Nguyen Anh, after
helping his mother in her business at hometown, will return to continue remaining
photocopy shop by operating 17 hours a day...

Many young people decide to abandon working as employee, don’t be afraid
to start unsuccessfully a business three or four times although raising capital is very
difficult. Even the students who have not yet graduated still make the business
project for their ability testing.
Although still studying, Le Hong Duc – 3rd year student at Polytechnic
University, try eagerly the business that he has never had experience. Majored in
bridges and roads building, but this 3rd year student wants to venture into the food
and beverage field. Duc also wonder whether to suspend his study for business or
not. Duc shares that he’s already made a project of opening a coffee shop called
"Silence", training symbol language, following the other method with the usual
shop. This is community-oriented business idea, create jobs for disabilities people
and also a playground for the people who love the symbol language. Because lack
of capital, he present this project for seeking investors. "I want to join the contest
Luong Van Can by this project. My purpose is testing for myself by judgment
council before come to the real business environment," Duc said.

Not a fresh student like Le Hong Duc, just over 30 years old but Mr. Hung
had so many trials with many different careers. Hung share: “I started the business 4
times, I’ve got success and failure but I’ve never give up”.
Hung share that he is starting a software project, and begin the stage of
applying practice test but get trouble in finding capital. According to Mr. Hung,
barriers of young start-ups is that the investor always require the evidence of
effectiveness of the project even the project still on paper or plan. "I hope we’ll
have more investment funds, financial channels that are willing to patronize,
support for start-up projects for young people in the near future" Hung said.
After 5 years of working in the Lotus Group then building his own business,
Director of Steel company Tuan Kiet, Nguyen Tuan Khanh agrees with Hung’s idea
about the "lacking capital" matter. Mr. Khanh analyzes, everyone wants to start a
business but the biggest difficulty is the financial foundation for the first phase of
project. The current young entrepreneurs’ problems are that they don’t have

diversity financial support channel for a premise of new projects. Young
entrepreneurs cannot approach many venture investment funds, in addition the
banks, which is willing for financial support to make their daring business ideas
come true.
Sharing experiences and challenges in his initial startup, President of Global
integration business consulting Company, Mr. Pham Phu Ngoc Trai said: "The bold
business idea and spirit of difficulties overcoming of the youth in current period
is worth respected. Although the economy is difficult, tight capital, but you didn’t
give way and still kept the flame of passion ".
However, according to this expert, the young people shouldn’t think that
starting a business is throwing away the old for making new ones with exceed
affordability capital, neither force themselves to switch to another job for starting
own career. The process of starting a business is count from the period in university,
until the experience accumulation in work, then the accumulation of capital, seize
the opportunity to break through in self-employed segment.
Mr. Trai said, the cases that the young entrepreneurs, students cannot
approach funding channels for new projects are rather common. However, there are
solutions for youth to overcome this weakness. According to Mr. Trai, firstly, the
person who proposes idea and business plan should find the right investors who
really interest in the project. This is the arduous journey which requires patience,
perseverance and creativity of young people. Once finding the investors, you have
to convince investors by demonstrating the effectiveness of the investment, by
surveys of market demand and by the ability of payback calculation... "The holding
cash investors now have so many choices for funding. Meanwhile, the persons who
have business projects have very few choices. Therefore, the idea, business plan
have to hard compete each other to win the investment" Mr. Trai comment.
There is a young generation who is being trained to start a business, and sell
their company as fast as possible but don’t do anything to maintain and develop
their companies.
If talking about the start-ups, how will you describe them? Perhaps by some
words like "young", "ambitious", "creativity". They are always full of temper
expression as "nothing is impossible". This is the current start-up culture, and that
culture has inadvertently created the legendary stories which have the power to
destroy a part of young people’s thought in the world.
Hundreds of thousands of young people in the UK will come as the flood in
the business market. According to UnLtd, more than a half of this young people
have ambition to set up their own company, and the number of companies that be
operated by young people has increased as never before. During their dream pursuit,
they are nourished by entrepreneurship culture, with the revolutionary ideas like
condom shop systems, or a social media site not same like Facebook, but also to
track who visit the site and determine the number of persons who will be affected.

We are not the legendary Steve Jobs.
Our culture that we’re talking about has an easiest way to attract
entrepreneurs by organizing the meeting at restaurants, hotels, and share about the
super-rich. Not surprisingly, the venture capital company - another victim of this
culture - is bathing UK startup industry by cash, because only potential
entrepreneurs dare to invest into strange ideas.
Most of theories that young people learn is just having "unique idea" (the
best is something base on an application) that will be funded from the creative
consumer - it is a lie. It goes against the traditional business for a long time, the
company is the place to respond the demand of consumers rather than the tricks to
incite consumers. We often hear the success stories, the people who are at the
forefront of revolution of delivery new products to consumers. But we forget that
we have an extraordinary person or a spectacular product after millennium.
Nobody raises questions whether this culture is damaging the young people.
New entrepreneurs just often sit in the meeting room with the computer, trying to
balance the books with strict requirements, or conducting market research for their
products. The mantra of most people who start a business is "to earn money, firstly,
you must spend", but after that, they believe in the blind way that due to marketing,
the products cannot be sold. However, in fact there is a very high proportion of
entrepreneurs facing failure because of profligate spending, no plan and lack of
demand from the market.
Even if there are opportunities for innovation, they also do not tend to try to
create a business with a long-term plan, instead they try putting their company to
larger enterprises to exchange a little cash. The idea of nourishing a company is
losing away. Previously, the company which strongly developed and had
competitive advantage is an aspect to identify it had a good business or not. Today,
by contrast, selling the company to take an amount for life-changing is a sign of
success. This is a sign of a new spirit of entrepreneurship, which focuses on short-
term boom and creates entrepreneurs as its own industry. Entrepreneurship culture
has shifted the focus from enrichment by company owning to selling the company,
or participates in never end startups game.

There are young people who is willing to spend money buying tickets to hear
a story of desire, of rewards with a pile of cash, but don’t pay slightest attention to
the reality of company. The failure rate of start-ups is significant, it’s enough to
break the myths. In Britain, at least a half of the companies do not last longer than 5
years, while in the US this figure rises to higher levels: Three of four newly-
established companies will go bankrupt without any profit. This is the most
devastating reality for ambition and not enough budget preparation to create a
successful business. For example, the website Digg believes definitely that they will
stand out from the other big competitor, but although being funded, they still failed
and was sold to the next site for nothing.
Or if you are lucky you can also become this man.
Words such as "may", "would be" are ignored by entrepreneurs, in fact,
running an effective business requires expertise and maturity, experience but not
necessarily learn from school. Inspired by stories like Mark Zuckerberg, he hastily
left the university to start the company even he has no experience in the private
business sector, so the risk of failure is very high, maintain is the whole process. At

Although entrepreneurship is seen as a turning point for young people, but it

experience working in the industry before the establishment of first company. The

success, it is a good thing but cannot nourish the spirit that startup, success, being
famous are too simple and easy as the myths that we can see. We encourage your
entrepreneurship but you must have a solid foundation and be really ready.

Mr. Nguyen Tuan Quynh, deputy chairman of HCMC Young Entrepreneurs
Association, said: "There are two mistakes that young entrepreneur often make.
First, the business plan is unprofessional and inaccurate. This is a common mistake
of young start-up. If entrepreneurs do not take the time and effort into a professional
business plan with complete and appropriate content, the failure possibility is very
high. Besides, the business plan which draw number, exaggerate and unrealistic will
lead to failure also. Second, focusing too much on ideas and too little into
management leads quickly to failure”.
According to Mr. Quynh, to limit and avoid heavy losses in start-up, before
deciding or proposing a strategically business plan, we should ask the consultation
from trustful co-worker, from experiment advisor, who is expert in the field that we
are deploying. "Even the best racing horse in the world if it wants win it still need a
good jockey. This formula can also apply in the business”, Mr. Quynh said.

ups often lack of experience then they need a
knowledgeable companion in their target field.
The best companion is good for what you are
not good, that means they fit to your
shortcomings, even better than you in some
critical field, help you minimize evident
errors which are difficult to identify when
you don’t have experience".
According to Mr. Long, when starting
a business, if there are only two people doing,
the easiest way to share the jobs is that one is
attacking person and one is defensive person.
The defender is the person who has
responsibility to make the product, manage
the daily operation. The attacker is the person
who proposes the strategies and knows how
to convince customers by their products and
services and bring money to the company. If
you are good in attack, you should find a
good defensive partner. In opposite, if you are
not good in relationship creation and trade but capable of creating systems, find
yourself a competent and experiment person in this field.
"And remember one thing, never work with a partner that you dislike. Your
partner is the person that you really love, admire and respect because it will help
you overcome the regular misunderstandings when working together", Mr. Long
advised.
According to Mr. Nguyen Duy Minh, CEO Sri Training Company, we need
to understand entrepreneurship is a marathon, not a sprint, so the utmost care at the
first steps is very necessary.
According to Mr. Minh, before deciding to start a business must clearly
identify what is the motivation and know what resources we have to use for starting
a business (knowledge, experience, relationships, money). In particular, we have
analyzed to answer the question: "My idea really solves a real demand from clients?
What is the difference, advantage from my method of solving the problem with the
other companies? ".
He has summed up: "I see the failure young start-ups often fall into some
cases such unknown how to create a specific products from the idea, lack of sales
skills and product introduction for the first period, starting from a so new and
strange field, lack of inherited experience".

Meanwhile, Mr. Duc Huy, director of a company in construction and
furniture field at HCM City, said: "Some young people start a new career but don’t
know what the starting point is, an unclear orientation will leads easily to failure".
Mr. Huy said: "When hearing the young people’s presentation of business
ideas, I always ask: What is your competitive advantage? Or more simple, what
good thing that you bring to the customer, what is more unique than most of the
other competitors? If you cannot answer clearly this question and start the business
as your liking, the probability of failure is very high ".
Mr. Huy advised: "Once identifying your forte, your competitive advantage,
you need to establish a specific plan with objectives, clear roadmap for action and
necessary resources for implementation. Once having plan in hand, you walked 1/3
of the way to success, remaining 2/3 depends on how to implement the plan".
Summary: Demand of entrepreneurship among young people is real and this
demand is becoming a pressing and enormous need in society. But entrepreneurs
are weak and lack many things. They always find a way to overcome these
shortcomings but there is any organization meets their needs.
I.2. Conformity of future trends
On the old street or alley in Beijing, the "one destination store” is blooming
for serve the starting a business of entrepreneurs. They pay for a cup of coffee and
start building career there.
One - Stop shop model (one destination shop) is a space which integrates
necessary services in one field to serve all demand of customers. Accordingly, a
One - Stop shop serves for customers - the startups - workspace, legal advisory
services, human resources, finance, investment and loan information, events

workspaces model") has appeared in Hanoi to catch up demand of a rich creativity
and effective workspace.
Three months ago, the co-working space project development group has
worked ceaselessly to launch their "brainchild" on time. They named this space
Toong, a short name, with gross written word means "beehive", where is frequented
place of professional working person. Also, the word "Toong" make people think
about a diffuse sound.

Toong will launch in early August at a location which is an old French
building in Trang Thi Street, just far from old town and the famous places in Hanoi
several kilometers only.
Explaining for this choice, Mr. Do Son Duong, a member of project
development said that the old town region itself had its own values, which attracted
special attention of those who have taste, and love to work freely.
With a total of 700 m2, Toong have much space for a customer who can
"take the laptop up and come to", find for himself a suitable angle, choose a drink
and work. To build a buzz for Toong, besides investing heavily for the interior, the
development team also searched the Vietnam identity items in order to attract
customers.
Although still in the process of completion, Toong has received much praise

in its infancy in Hanoi, but will grow in the future.

and co-working space helps me to connect with people for discussing and taking the
working decision. These new ideas and creativities appear easily also in such
workspace", he said.
Not attract only the attention of foreigners, Toong is the space that
entrepreneurs who have taste, artists and the free-lancer in Hanoi are waiting for,
simply because Hanoi doesn’t have the same space.
Meanwhile, co-working wasn’t strange in the world and many young people
have had experience for this model at foreign. Currently, in Ho Chi Minh City have
also been formed some spaces, with the same model, starting of a new trend.
Mr. Trinh Anh Duc, Director of Startup Grind Hanoi group, a community for
the start-up group sponsored by Google, is probably one of the most exciting people
of Toong.
According to Mr. Duc, co-working is a new working trend, not only popular
in the Western countries but also very popular in Asian countries recently,
especially in the strongly developing economies in South East Asian.
"Co-working space solve a persistent problem of the working place for
freelancer (who worked freely) and young startups. I do not like office job with 8
hours a day but still need a flexible and professional "office" to work and develop
start-up ideas. If I work at home, it is passive, I don’t have communication
environment and sometimes it’s a bit "relaxing" too; while the coffee shop is not the
ideal place to work”, Duc told.
However, the young director also stressed that co-working space is not
simply giving a working seat for the people who work freely, but also gives more a
lot of value.
"The nature of the freelancer’s job sometimes makes me feel lonely because
no co-workers, co-working space will help me have connection, interaction with

Mr. Do Son Duong said Toong will provide workspace for customers,

than hiring and maintaining office as "traditional" way.
That's what people like Trinh Anh Duc wait for. According to him, the trend

Analysis of potential customers, Trinh Anh Duc said that, in Vietnam,
freelancer world can be divided into two main groups: IT group - programmers and
Creativeness – art group. While the Creativeness – art group would need a flexible
space and to promote the innovation, the IT group - programmers don’t heighten too
much workspace and are not "prolix" as Creativeness – art group; they simply need
a table and chair, a strong internet connection and delicious coffee for working all
day and night. "A co-working space that I care about is the place that have a
separate identity, a tight community, and can bring more connection value to the
members who work in that community," Duc stressed.
While waiting for the official launch date, Facebook fan page of Toong were
expressed the interest by thousands of young people and many businessmen. Most
of them said that "it’s exciting", one reason because they are looking for a common
workspace, other reason because there are not many beautiful space, with its own
identity and style.
Stefan Van de Bijl thought that the appeal of this new model is the
distinction in comparison with other workspace in Hanoi. Not same as the noisy,
lacking of privacy and easy losing focus space, Toong has so many "nooks" where
people can focus on job as well as can make private phone calls.
Besides, the "added value" such as the convenient and safety travel, the
"compatibility" with the client group that Toong toward ... make this space more
attractive. That is the important premise of Toong, as a "pioneer", may bring this
co-working model to many entrepreneurs in Hanoi nowadays.

We can understand roughly co-working space is that one party rent a place,
then divide into several working zones and sublease. The Start Center for
Entrepreneurs is the first co-working space in Vietnam founded by two young
friends. Nguyen Duc Hai, one of the two founders, said: The Start Center was
established to provide innovative and mutual support workspace for entrepreneurs
(startup); to create an atmosphere of cooperation, to encourage sharing of ideas,
startup experiences. This site was born from the Hai’s situation when he needed to
look for a place for his startup project in that moment, while his budget was very
low and he couldn’t find a suitable place for prices as well as for workspace.
Then, many co-working spaces appeared, HCMC is seen as the most
eventful market than the others city in the nation. The Star Center, Saigon Hub,
Gekkospace, WAS ... one born from demand of starting business of owner, one
born for business interest, for capture a "potential" market ahead. Le Tuan, who
builds up the WS (abbreviated as requested of space owner), said: “I do the creative
projects related to furniture, media, but have not found out a suitable environment
for the creators. Coffee shops are normally noisy, office is boring, and working at
home is distracting. Any place is for high innovative performance. So WAS born,
for Tuan and people like him! As for Phan Dinh Tuan Anh, founder of Gekkospace
(decommissioned already), the reason that he opened this space is because "the
economic crisis lasts, forcing all of us to find ways to reduce costs, thereby we have
the opportunity to learn about sharing economy, and co-working space is a model of
this economic trend". The co-working spaces create a support system for startups
about mental, locations and interactions with other partners in terms of ideas,
opportunities for cooperation, human resources; and bring sharing culture to the
startup community...
Located in a villa of 400m2, WS currently has 10 employees, 13 workspace
tenants and 2 startups company. Permanent tenants here make up the main
community; the visitors also make a diverse, lively space.
Recognizing that co-working space is a business environment, WS too, but
because "what WS make business is community", then Le Tuan said, WS want their
community develop with really appropriate members, people come here because
they are introduced through friends. "Co-working space is quite popular in foreign
countries, then people come there for the right purpose, but in Vietnam it’s quite
new then many people come to WS with the expectations that we can not meet",
Tuan said.
Le Tuan share, one of the biggest difficulties that WS facing is: "We have to
show customers the value of a co-working space for their willing to pay for those
values." WS combines co-working space, coffee and training centers to have a
stable number of customer (including coffee drinking guests, space tenants and
students). “This is also a common problem for co-working space in around the
world", Le Tuan said.
In addition, funding to maintain operations, WS organize connecting startup
events to collect fee, donation or revenues from sale of food, beverages ... But co-

In fact co-working space is new in Vietnam, many space as Saigon Hub,
Gekkospace ... in HCMC has to be closed after a short period of operation. Phan
Dinh Tuan Anh, from experience of doing Gekkospace, said, mainly he had to rely
on private funding. This is also a common direction to solve the problem of many
other co-working spaces. Therefore, according to Tuan Anh, workspaces have to be
designed in a streamline way, and the support activities of capital access,
knowledge ... for the community/users must be exalted. There are 2 very important
factors for the efficient and successful operation of organization. Anh Tuan also
said that co-working space currently until now is a market with too many risks,
open co-working space person have to sign long-term leasing contract, but the
subleasing is under short term contract, therefore, it is difficult for a sustainable
growth in a long term. For a long time, there is any model get profit. That’s why
Tuan Anh decided to close Gekkospace, transferred to other projects.
With general assessment of co-working space market HCMC in particular,
Vietnam in general, the leaders also recognized: “Not only in Vietnam but also in
South East Asia, co-working space remains primitive, just stop at events
organization, its effect is saving space cost; and matching with learning and
working people.
Beside, one other major barrier of this model is that "Vietnamese
entrepreneurship culture seems envious". According to Nguyen Duc Hai, it is
because in Asian culture generally people do not like to share business ideas, afraid
to share workspace with strangers, afraid to hear criticism. Maybe because of this,
so far, co-working space in Vietnam is mainly "fit" with the technology company.
So co-working space has a big potential growth? Yes. That's the answer of
many founders. With the plan to return to launch a new co-working space in June
2015, Nguyen Duc Hai said: I hope the year 2015 is a turning point for co-working
space in Vietnam, because the number of startups increase much, the demand of
finding a creatively workspace with reasonable cost will be higher. Le Tuan also
assessed more specifically: “In HCM City, we are able to open another one, two
more co-working space in District 2 for foreigners or in the places like Binh Thanh
to serve more Vietnamese customers...
Stop Gekkospace to develop an investment fund for start-up projects, Tuan
Anh said that a literally co-working space need a startup ecosystem with complete
support mechanisms such as mentoring programs, support funds for start-ups, and
other services such as exchange the services, personnel, training ... With the person
who make co-working space, it is not just giving users a sitting place but also bring
the above supports for the start-up project said on. And the start-up ecosystem in
Vietnam need to develop more with support from governments, sponsor from the
venture investment fund of the large technology companies...
I.3. The limitations in the current model:

The third reason that I write this Yanartas project is that sharing workspace
models in Vietnam still have many limits. Many start-ups briefly gave up due to
losses. At a general view, they went in the right direction, but they did wrong
method. They took the same sharing workspace to apply in Vietnam but forgot that
each country has a different characteristic.
Below is some confidence of an insider:
I am a businessman, entrepreneur and lecturer in the United States but have
lived and worked in Vietnam since 2006. I've always been interested in
entrepreneurship and startups, and also had founded several companies, including
two co-working space for start-up community. Here, I would like to share a little bit
of my experience as well as an insider's perspective on co-working space and
entrepreneurship in Vietnam.
The common workspace starts to germinate in San Francisco and New York
in the end of 1990s year and is now becoming popular in many cities around the
world. I've visited many co-working spaces from Singapore to Switzerland, and
realize that each space has its own characteristic, is formed by a community made
up of its own members. For example, the chain of co-working space The Hub in
Zurich and Singapore particularly focused on social enterprises, while most of
space in South of Market Area at San Francisco focused on startups in web or
mobile sector. Community is the heart of co-working space because community
pays for all space’s operations.
I used to manage a small team of specializing software developers in Saigon
from 2006. When outsourcing job (software outsourcing) is profitable, I'm
interested more in start-up and investment in other business areas. In 2010, I
founded a group of investors in the form of Vietnamese - American Forum group
called investors SAVVi (SAVVi Investors Forum), and we started to organize the
event to search the potential projects for investment. There were also some
outstanding projects but not enough for us to make a significant investment
missions. So after one year of review, we extracted a small amount of money in our
funds to open co-working space. It will probably help attracting more potential
entrepreneurs.
Because I used to run a small office, so I volunteered to build this space.
With the funds obtained from a project funded by the World Bank and from other
members of the investment group, we have enough money to rent a house and a
small team - The Start Center space for entrepreneurs was born.
After a period of operation, we had a startup community here, including the
Terra Motors from Japan, Adatao and Sentifi, that the co-founders were graduate
student in computer science at the United States under Vietnam Education
Foundation program, and they came back the country to start a business with
amazing innovative companies. In 2014, Atadao Company has appealed
successfully $ 18 million from investors in Silicon Valley.
At the beginning of year 2013, my investor group and I decided to conduct a
bigger project. Original name of this project is Saigon Open Innovation Labs
(roughly translated as Saigon open creative space), but we shortened the name into

Saigon Hub. We found a big space (300 m2) in an old office building in District 1,
and redesigned the interior like the modern office in Silicon Valley. This space is
designed to be able to organize the event and great training for entrepreneurs, as
well as a place to work and for meeting. More than 50 events and group meetings
were held here in the first year.
Saigon Hub got so many challenges. When calling for initial capital and
financial plan for project, we expected to call $ 100,000 from total 10 investors. But
until the last minute, two of the biggest investors withdrew, so I and other investors
had to fulfill it. After all, we still cannot call enough capital so we lacked of
operation staff for this space. We also could not afford to purchase all the
necessary equipment.
After six months of operation, it became clear that we could not reach the
breakeven. At that time, I raised the issue with Executive Board and we started to
negotiate with building owner about lowering of rental fee. We told them that if the
rental fee was not reduced we cannot continue our operation anymore. But they
disagreed. Therefore, we were forced to stop operation in April 2014.
When Saigon Hub opened, many co-working spaces were also opened in
Saigon. While these sites are providing a good environment for people to work
together, any place had a large space for event as Saigon Hub and personally I
think it is important to support building a strong entrepreneurship community.
One other key factor in creating a good environment for startups in co-
working space in particular and startup ecosystem in general, it is building a theme
to attract and promote competence of each member in the community for a common
goal. For example, the theme of applying innovation to create startups who have
the ability to develop competitive products and services in the international market.
Recently, I had the opportunity to work in a project sponsored by the Finnish
and Vietnamese government to develop the national innovation system called the
Partnership Innovation (Innovation Partnership Program - IPP). I heard about IPP
for the first time in 2012 when I was invited to speak at a conference organized by
IPP in Hanoi. At that time, IPP has finished the first part and prepared for the
second part. Early in this year, I was invited to support the design of the programs
which will be implemented in the next three years in this part of project. I hope the
second part of IPP will provide the necessary support for new projects to help
promote innovation of startup community in Vietnam.
Conclusion: When the common workspace model (co-working space) comes
in operation, they have to bear the cost on their shoulders, it makes the operation of
common workspace model get many difficulties. In an easy way to understand, I can
explain like this: When you rent a space, buy equipment ... to create a co-working
space at A cost, you expect having an enough large number of customers to recover
A cost and profit, that’s mean your income is B (B> A). However, it’s a new model
in Vietnam, you will hardly have the opportunity to get B revenue. In addition, due
to high investment costs, you have to charge more for people who come here. It
unwittingly creates the barrier that make your customers get away from you.

In Yanartas projects, we don’t use capital for space renting, buy equipment
at the first period (we will consider at the development time of Yanartas), we just
shared the premises, equipment with current investors when having customers who
pay for it. For example, we will cooperate with appropriate hotels, tell them that we
will find customers for them, in exchange they have to give us lower price when we
rent a room for meeting. When we have customer and they request us to rent for
them a meeting room, we will contact the hotel to cooperate with us. Our profits
don’t come from premises, equipment leasing ..., but from supporting customer to
start well their business. Another example, we will cooperate with appropriate
coffee shop, tell them that we will attract customers to their shop, in exchange they
have to redesign the shop as our idea or take a cheap price to our customers. When
having customers, we will make appointment to support them at the coffee shop
which cooperated with us. Our profits don’t come from selling drinks to
customers ..., but from supporting customer to start well their business.
There will be a question: So Yanartas don’t create an environment for
members to interact with each other? Our answer is: We come to Yanartas to start
our business and work, not come to Yanartas to play. In other common workspace,
they let the start-ups go "swimming" to find the right people to talk about work,
hobbies, it may make the working space disordered; but Yanartas do not. When you
join Yanartas, you will inform to Yanartas the information about yourself and your
requirements. From these informations and requirements, Yanartas will hold the
meeting for the people who have the same opinion, hobbies ... to interact with each
other. In these meetings, there will be the experts, businesses, investors who give
you the advice, even invest in your project. That means, when come to Yanartas,
your productivity will increase hundreds times. There will be a lot of people who
listen and help ... you. Your career will progress very fast. This is the real working
environment!
I.4. Bring many benefits to customers:
There are some benefits that Yanatas bring to customer as below:
+ Develop social relationships: For entrepreneurs, the development of social
relations is extremely important because it is the foundation for them to achieve
their purpose, but most of entrepreneurs lack and is weak at social relations. In my
opinion, this is one of very important benefits that Yanartas bring to customer.

relations, the development of interactive skills with other people also becomes
extremely important. Most of our success depends on our ability to interact with
other people. This problem seems simple but very complex, without the knowledge

interact through the meeting organized by Yanartas.
+ Have more motivation to work: Although the startups have always a
burning heart, but they need to maintain that fire to burns brightly forever. When

If you want to invest or select any project to start your business, the first
problems that we are interested are the profit brought back by project. I see some
people who write projects often exaggerate or excessively imagine on projects
results, which is really not good because reality is often cruel. Personally, I always
assess the profit of project that can be achieved at the lowest level.

activities and work which are arranged in a certain order to achieve the proposed
objectives. Plan can be every action programs or any list, diagrams, tables which are
arranged according to the schedule, duration, divided into phases, steps, with the
allocation of resources, to the setting of specific objectives and the definition of
measures, preparation, implementation to achieve the objectives and targets. The
plan is usually understood as a period for intended action and through it we hope to
achieve target. Plan may be done formally or informally, in writing, document or
unwritten, transparency or secrecy. Official plans are popular and applied for many
people.
In the overall perspective, the plan has important meaning. In fact, maybe the
plan is not completely correct, or not feasible, but if you don’t have plan, you will
be fail. The plan is the standard, the measure of results from what you proposed.
Even a wrong plan is still very necessary, especially in business, it is the focus of
business activities. Writing a business plan is an important step in creating a
foundation for the implementation of realistic objectives of company.
At the individual level, when you establish a plan, your management thought

Vietnam startup community currently has some particular points in
comparison with other communities in the region, but the development and the
“heat capacity” is not different from the other country. Mr. Son Tran, CEO and
founder of Tiki.vn shared that growth of startup Vietnam is gradually moving
towards the climax and will not slow down until 2015 or 2016.

Investment, noted that the number of newly registered enterprises which has fallen

technology investments since January 2013. This proves that the investors see the

Second, the nature. Enthusiasm and desire psychology in the post-war
context. From the opening and beginning to develop the market economy under
socialist orientation in 1989, the ongoing development of Vietnam has pulled the
country beyond the poverty level in 2008 and the GDP grew desirable. One thrust
of economy is nothing but the young entrepreneurs. Intense growth and
competitiveness come from hardships, poverty and from the experiences of
previous generations has been passed down to today generations. This psychology
has created a potential market that’ve never been explored and the opportunity for
people who know how to capture.
The wise people: People often say "In Vietnam, number of laws equal to the
country's problems, but the Vietnamese just like forest law only". Speaking in an
understandable way, the enterprises still mushroom although there are tons of
barriers in the legal system, the company in Vietnam is still developing into major

And finally, the community is on the rise. Many international and regional
events are organized: The number of events in Vietnam has increased rapidly with

A large number of young people trained abroad and then return to Vietnam
to begin their career. They understand the international market and apply their
experience in Vietnam's economy.

As of 1/4/2011, Vietnam's population is 87,610,947, the urban population is
30.6%, the rural population is 69.4%; men are 43,347,731 people (49.5%), women
are 44,263,216 people (50.5%). Red River Delta has the largest population size,
followed by North and Central Coast; Highlands is the region with the smallest
population size.
Average per year, Vietnam's population increased by nearly one million
people and about one million people join the labor force, this creates considerable
pressure for creating job problem. Vietnam's population structure is in the group
"young population structure", the people under labor age group accounted for
31.8% of labor in which the group under 15 years old, accounted for 24.1%.

Among the population aged 15 years old and older, people who have not
completed primary education and illiteracy accounted for 17.27%. Educational level
of the population aged 15 years old and older have a significant difference between
men and women, between urban and rural areas in all levels of education, in higher
education level, the difference is more significant.
In the working-age labor force: Men from 15 – 60 years old, women from
15-55 years old. Labor force includes people who are employed and the
unemployed. As of 1/7/2011, Vietnam has 51.326 thousand people aged 15 years
old and up for labor force, accounted for 58.4% of the total population, in which

Labor force is mainly concentrated in three areas: the Red River Delta, North
Central; Central Coast; Mekong Delta. Thus, rural areas and three society -
economic areas are the locations that need to have exploitation of labor resources
programs, vocational training and job creation in the coming years.
Labor force participation rate of the population aged 15 years old and older
is 76.5%. The rate of labor force participation have a significant difference between
men and women (81.3% of male versus 72.0% of female), and not same across
regions.
While the labor force participation rate was highest in two mountainous
areas :Northern midlands and mountain, Highlands (84.2% and 83.4%), then this
rate is rather low in the other regions (around 75-77%). Approximately 14% of
labor force has not completed primary education, while 4% have never gone to
school (illiterate).

According to survey data, in 1999 - 2009, Vietnam's population increased
more 9,523 million, average per year increase 952 000 people.
There are three provinces with population size greater than 3 million people:
HCM. City with 7.163 million, Ha noi with 6.452 million and Thanh Hoa with
3.401 million people. Five provinces with a population less than 500,000 people
are: Bac Kan, Dien Bien, Lai Chau, Kon Tum and Dak Nong.
As of the date of 01.04.2009, the total population of Vietnam is 85,846,997
people, including 42,413,143 men (accounted for 49.4%) and 43,433,854 women
(accounted for 50.6%). Survey results also reflect a reality, the urban population is
growing fast. Specifically, residents of urban areas are 25,436,896, accounted for

29.6% of the national population, while the rural population is 60,410,101,
accounted for 70.4%.
According to statistics, the rate of population growth in the urban is 3.4%
average per year, while in rural areas is only 0.4% per year. The population
structure by age also changes in a positive direction. Proportion of the population
under 15 years old decrease from 33.1% in 1999 to 24.5% in 2009. Conversely, the
proportion of population in the age group 15-64, key labor force group, increased
from 61.1% to 69.1%. Because of population structure’s change, there were 43.9
million people in working age are working, representing 51.2% of the population; in
which 12.0 million urban workers and 31.9 million rural laborers; female workers
accounting for 46.6%.
According to such proportion, Vietnam is in "golden population structure"
phase by having great advantage of enormous labor force, it is a huge advantage for
the industrialization and modernization of the country. According to estimation of
GSO, this structure will last from 30 to 50 years. However, as Mr. Do Thuc -
Authorized General Director of Statistic Office, the rapid increasing of urban
population is causing the pressure for the living conditions assurance for
immigrants such as housing, employment, education, health , urban planning and
environment.
The survey results showed that the number of households with housing,
permanent housing accounts for 46.3%, semi-permanent housing accounts for
37.9%, less-permanent housing accounts for 8.0% and the rudimentary housing
accounts for 7.8%. The rate of households having using area under 15 m2 after 10
years didn’t increase significantly. The year of 1999, we have 2.2% of households
living in narrow residential area less than 15 m2 and in 2009 this ratio was 2.4%.
Meanwhile, the number of households using wide area more than 60 m2 has
increased from 24.2% in 1999 to 51.5% in 2009. Currently housing average of
housing area per capita in our country is at 16.7 m2 / person. In particular, urban
areas are 19.2 m2 / person and in rural areas are 15.7 m2 / person.
In the field of education, the literacy rate of the population aged 15 years old
and older has increased from 90.3% in 1999 to 94.0% in 2009. Among over 19.2
million people who are going to school, there is 87,6% attending the high school
level, 2.7% under apprenticeship, 3.2% attending college, and 6.6% attending
university or higher.
When the project is implemented in practice, it will require a large workforce
(mainly labor force with low level) which Vietnam can meet very well.

In summary, investment cost is low and prolonged while profits may come very fast
and large. Any project would have to suffer risk so that we have to care how and
from which level the risk is... To limit the risk you need to try to control cost. In the
business process, you need to have foresight, conduct multiple operations

Users can join in Facebook to connect, communicate with each others via sharing photos, news... Facebook is like a virtual world where people can connect, communicate but don’t know much about each other. I wonder: Is there any place for the startup where they can link, communicate with each others? The answer is: Yes! This is Yanartas! Firstly, I explain the word Yanartas literally: The fire in the Valley of Turkey continuously burns for at least 2,500 years because of the impact of a rare metal. Yanartas is near Olympus valley area, at the southwest Turkey and is known of the fire which burns all the year. In Turkish, Yanartas means "the caught fire rock". The flame is also the inspiration of the poet Homer when he created character of spitting fire Chimera monster in Iliad epic. Methane which nourishes the flame is not formed from normal biological processes. Instead, the Yanartas methane sources are thought to form from a higher temperature in area. A recent study of Giuseppe Etiope, a scientist of the National Geophysics and Volcano Institute in Rome, Italy, and his colleagues at the University Bolyai (Romania), may found out the answer. The experts say, ruthenium, a rare metal which was found in the caught fire rocks may have the role of a catalyst. In the laboratory, ruthenium promotes methane formation at below 100 degrees Celsius temperatures, this is same as condition at Yanartas. "Our results show that the methane formation occurs at lower temperatures than our thinking", New Scientist quoted Michael Whiticar’s words, he is expert from the Victoria University, Canada. According to Etiope, a significant amount of methane may exist in the world and it opens up the natural gas sources searching prospect. And the meaning of Yanartas in this project is: Yanartas is “the caught fire rock” (in Turkish), this image make me think of the desire, spirit of the people who want to get ahead in life. This inspired me to complete this project in order to give those who want to pursue enrichment genuine way, who can dedicate all the effort, brainpower, time… for the wealthy of our country. Explain in the easy understandable way, Yanartas is the specific location (the current business location is repaired as coffee house, restaurant, hotel...). When coming there, the entrepreneurs will be supported to start a business in all fields as business orientation, legal consultancy, building business guidance... Entrepreneurs will have the opportunity to extend the relationship and business cooperation, exchange experiences, to learn the skills ... They can also hire the facilities if they can’t afford buying as trading address, working office, meetings rooms, the support job tools... What do we need to do this project? The biggest difficulty of Yanartas is not capital but the operating method. If you build up the organization method, operating system and provide "resources" for Yanartas then you can build up Yanartas brand wherever you are. Of course, Yanartas has both the playground online and offline.

From the real demand: Abandoning the job with a dreaming salary $ 1,000 per month, Hải Nhân (student of Informatic Technology University - VNU-HCM) decided to open a coffee shop with his friends for being entrepreneur desire... Le Hong Hai Nhan is a graduated student from the year 2006. With cumulative working experience when he was a student, from the 3rd year, Nhan has been recruited in a foreign company as a programmer. The right professional job with an ideal salary is not enough to satisfy his desire to be self-made. With his love for creation and special passion for coffee, at 4th year in university, Nhân and his intimate friends raise an idea of opening a coffee shop for students. The idea finally comes to "maturity" stage when the group found a house for ideal place. The preparation for the coffee shop take so much time that leads Nhan to a difficult decision: Resign. Remembering the feeling of the morning applying for resignation, Nhan said: "The day we signed that leasing contract is also the day that I decided to leave the company in order to focus on our coffee shop. That morning, I wake up and was so scared that my legs trembled together. During my living time on my private income, I never feel such fear. This feeling is like throwing away the peaceful house to come to a risky thing. Nhan said his salary after nearly two working years is $ 1000/month. The story of Dinh Ngoc Linh (21 years old, Binh Thuan) is different. At second year in Ho Chi Minh University of Pedagogy, after presenting the idea of opening restaurant to over 10 investors with fail, Dinh Ngoc Linh realized that she need to start from the small things. Used to be a handmade guider on TV, Linh managed to produce the unique handmade and started to advertise online. Being employee at this photocopy shop for a long time, when the boss had the intention to transfer the shop, he decided to lease for his business. The photocopy shop looked always crowded, but anyone knows that Anh had to put his motor in pledge and borrow his girlfriend family to have enough money. At first, it was not easy to compete with the photocopy shop which appeared like mushroom around, Nguyen Anh opened the shop from 6 am and closed after 22h30 only, in order to have more customers who need photocopy urgently. Nguyen Anh in his own photocopy shop. The labor fee is his profit, time to go play and football of Nguyen Anh devoted totally for working beside machines and papers. His study was also affected because he didn’t have much time to go to class. "Starting business then you will see the pressures at school is really nothing!" Nguyen Anh said. Hai Nhan - young boss of the coffee shop – called the difficulties when the student start a business are the stones. The first and biggest stone that everyone has to think about is capital. Estimating the capital more than 700 million for business, the group seems to fall in the deadlock. Don’t want to start business with other people's capital, Nhan convinced each member and they set up together a plan to obtain investments from their parents. Joyce of receiving many orders turns into "nightmares" when Linh and her friends had to work night and day to keep delivery on time. When there are only Linh and her sister, they scared to cry and just wanted to give up. Linh’s sister must leave having the private tuition to help her. "Remember that time, I always found guilty," Linh said. The above young entrepreneurs still nurture their own plan, developing the business while remedying the wrong decision in the past. Hai Nhan and his team will have a great ad campaign to students at the university for raising up the business; Ngoc Linh is busy with the opening of a small shop that display her products and will return to university for her further study; while Nguyen Anh, after helping his mother in her business at hometown, will return to continue remaining photocopy shop by operating 17 hours a day...

According to Mr. Hung, barriers of young start-ups is that the investor always require the evidence of effectiveness of the project even the project still on paper or plan. "I hope we’ll have more investment funds, financial channels that are willing to patronize, support for start-up projects for young people in the near future" Hung said. After 5 years of working in the Lotus Group then building his own business, Director of Steel company Tuan Kiet, Nguyen Tuan Khanh agrees with Hung’s idea about the "lacking capital" matter. Mr. Khanh analyzes, everyone wants to start a business but the biggest difficulty is the financial foundation for the first phase of project. It goes against the traditional business for a long time, the company is the place to respond the demand of consumers rather than the tricks to incite consumers. We often hear the success stories, the people who are at the forefront of revolution of delivery new products to consumers. But we forget that we have an extraordinary person or a spectacular product after millennium. Nobody raises questions whether this culture is damaging the young people. New entrepreneurs just often sit in the meeting room with the computer, trying to balance the books with strict requirements, or conducting market research for their products. The mantra of most people who start a business is "to earn money, firstly, you must spend", but after that, they believe in the blind way that due to marketing, the products cannot be sold. However, in fact there is a very high proportion of entrepreneurs facing failure because of profligate spending, no plan and lack of demand from the market. First, the business plan is unprofessional and inaccurate. This is a common mistake of young start-up. If entrepreneurs do not take the time and effort into a professional business plan with complete and appropriate content, the failure possibility is very high. Besides, the business plan which draw number, exaggerate and unrealistic will lead to failure also. Second, focusing too much on ideas and too little into management leads quickly to failure”. According to Mr. Quynh, to limit and avoid heavy losses in start-up, before deciding or proposing a strategically business plan, we should ask the consultation from trustful co-worker, from experiment advisor, who is expert in the field that we are deploying. The attacker is the person who proposes the strategies and knows how to convince customers by their products and services and bring money to the company. If you are good in attack, you should find a good defensive partner. In opposite, if you are not good in relationship creation and trade but capable of creating systems, find yourself a competent and experiment person in this field. "And remember one thing, never work with a partner that you dislike. Your partner is the person that you really love, admire and respect because it will help you overcome the regular misunderstandings when working together", Mr. Long advised. According to Mr. Nguyen Duy Minh, CEO Sri Training Company, we need to understand entrepreneurship is a marathon, not a sprint, so the utmost care at the first steps is very necessary. According to Mr. Minh, before deciding to start a business must clearly identify what is the motivation and know what resources we have to use for starting a business (knowledge, experience, relationships, money). What is the difference, advantage from my method of solving the problem with the other companies? ". Anh Tuan also said that co-working space currently until now is a market with too many risks, open co-working space person have to sign long-term leasing contract, but the subleasing is under short term contract, therefore, it is difficult for a sustainable growth in a long term. For a long time, there is any model get profit. That’s why Tuan Anh decided to close Gekkospace, transferred to other projects. With general assessment of co-working space market HCMC in particular, Vietnam in general, the leaders also recognized: “Not only in Vietnam but also in South East Asia, co-working space remains primitive, just stop at events organization, its effect is saving space cost; and matching with learning and working people. Beside, one other major barrier of this model is that "Vietnamese entrepreneurship culture seems envious". According to Nguyen Duc Hai, it is because in Asian culture generally people do not like to share business ideas, afraid to share workspace with strangers, afraid to hear criticism. Maybe because of this, so far, co-working space in Vietnam is mainly "fit" with the technology company. So co-working space has a big potential growth? Yes. That's the answer of many founders. With the plan to return to launch a new co-working space in June 2015, Nguyen Duc Hai said: I hope the year 2015 is a turning point for co-working space in Vietnam, because the number of startups increase much, the demand of finding a creatively workspace with reasonable cost will be higher. Le Tuan also assessed more specifically: “In HCM City, we are able to open another one, two more co-working space in District 2 for foreigners or in the places like Binh Thanh to serve more Vietnamese customers... Stop Gekkospace to develop an investment fund for start-up projects, Tuan Anh said that a literally co-working space need a startup ecosystem with complete support mechanisms such as mentoring programs, support funds for start-ups, and other services such as exchange the services, personnel, training ... With the person who make co-working space, it is not just giving users a sitting place but also bring the above supports for the start-up project said on. And the start-up ecosystem in Vietnam need to develop more with support from governments, sponsor from the venture investment fund of the large technology companies... I.3. The limitations in the current model:

Many start-ups briefly gave up due to losses. At a general view, they went in the right direction, but they did wrong method. They took the same sharing workspace to apply in Vietnam but forgot that each country has a different characteristic. Below is some confidence of an insider: I am a businessman, entrepreneur and lecturer in the United States but have lived and worked in Vietnam since 2006. I've always been interested in entrepreneurship and startups, and also had founded several companies, including two co-working space for start-up community. Here, I would like to share a little bit of my experience as well as an insider's perspective on co-working space and entrepreneurship in Vietnam. The common workspace starts to germinate in San Francisco and New York in the end of 1990s year and is now becoming popular in many cities around the world. I've visited many co-working spaces from Singapore to Switzerland, and realize that each space has its own characteristic, is formed by a community made up of its own members. For example, the chain of co-working space The Hub in Zurich and Singapore particularly focused on social enterprises, while most of space in South of Market Area at San Francisco focused on startups in web or mobile sector. Community is the heart of co-working space because community pays for all space’s operations. I used to manage a small team of specializing software developers in Saigon from 2006. When outsourcing job (software outsourcing) is profitable, I'm interested more in start-up and investment in other business areas. In 2010, I founded a group of investors in the form of Vietnamese - American Forum group called investors SAVVi (SAVVi Investors Forum), and we started to organize the event to search the potential projects for investment. There were also some outstanding projects but not enough for us to make a significant investment missions. So after one year of review, we extracted a small amount of money in our funds to open co-working space. It will probably help attracting more potential entrepreneurs. Because I used to run a small office, so I volunteered to build this space. With the funds obtained from a project funded by the World Bank and from other members of the investment group, we have enough money to rent a house and a small team - The Start Center space for entrepreneurs was born. After a period of operation, we had a startup community here, including the Terra Motors from Japan, Adatao and Sentifi, that the co-founders were graduate student in computer science at the United States under Vietnam Education Foundation program, and they came back the country to start a business with amazing innovative companies. In 2014, Atadao Company has appealed successfully $ 18 million from investors in Silicon Valley. At the beginning of year 2013, my investor group and I decided to conduct a bigger project. Original name of this project is Saigon Open Innovation Labs (roughly translated as Saigon open creative space), but we shortened the name into

We found a big space (300 m2) in an old office building in District 1, and redesigned the interior like the modern office in Silicon Valley. This space is designed to be able to organize the event and great training for entrepreneurs, as well as a place to work and for meeting. More than 50 events and group meetings were held here in the first year. Saigon Hub got so many challenges. When calling for initial capital and financial plan for project, we expected to call $ 100,000 from total 10 investors. But until the last minute, two of the biggest investors withdrew, so I and other investors had to fulfill it. After all, we still cannot call enough capital so we lacked of operation staff for this space. We also could not afford to purchase all the necessary equipment. After six months of operation, it became clear that we could not reach the breakeven. At that time, I raised the issue with Executive Board and we started to negotiate with building owner about lowering of rental fee. We told them that if the rental fee was not reduced we cannot continue our operation anymore. But they disagreed. Therefore, we were forced to stop operation in April 2014. When Saigon Hub opened, many co-working spaces were also opened in Saigon. While these sites are providing a good environment for people to work together, any place had a large space for event as Saigon Hub and personally I think it is important to support building a strong entrepreneurship community. One other key factor in creating a good environment for startups in co- working space in particular and startup ecosystem in general, it is building a theme to attract and promote competence of each member in the community for a common goal. For example, the theme of applying innovation to create startups who have the ability to develop competitive products and services in the international market. Recently, I had the opportunity to work in a project sponsored by the Finnish and Vietnamese government to develop the national innovation system called the Partnership Innovation (Innovation Partnership Program - IPP). I heard about IPP for the first time in 2012 when I was invited to speak at a conference organized by IPP in Hanoi. At that time, IPP has finished the first part and prepared for the second part. Early in this year, I was invited to support the design of the programs which will be implemented in the next three years in this part of project. I hope the second part of IPP will provide the necessary support for new projects to help promote innovation of startup community in Vietnam. Conclusion: When the common workspace model (co-working space) comes in operation, they have to bear the cost on their shoulders, it makes the operation of common workspace model get many difficulties. In an easy way to understand, I can explain like this: When you rent a space, buy equipment ... to create a co-working space at A cost, you expect having an enough large number of customers to recover A cost and profit, that’s mean your income is B (B> A). However, it’s a new model in Vietnam, you will hardly have the opportunity to get B revenue. In addition, due to high investment costs, you have to charge more for people who come here. It unwittingly creates the barrier that make your customers get away from you.

For example, we will cooperate with appropriate hotels, tell them that we will find customers for them, in exchange they have to give us lower price when we rent a room for meeting. When we have customer and they request us to rent for them a meeting room, we will contact the hotel to cooperate with us. Our profits don’t come from premises, equipment leasing ..., but from supporting customer to start well their business. Another example, we will cooperate with appropriate coffee shop, tell them that we will attract customers to their shop, in exchange they have to redesign the shop as our idea or take a cheap price to our customers. When having customers, we will make appointment to support them at the coffee shop which cooperated with us. Our profits don’t come from selling drinks to customers ..., but from supporting customer to start well their business. There will be a question: So Yanartas don’t create an environment for members to interact with each other? Our answer is: We come to Yanartas to start our business and work, not come to Yanartas to play. In other common workspace, they let the start-ups go "swimming" to find the right people to talk about work, hobbies, it may make the working space disordered; but Yanartas do not. When you join Yanartas, you will inform to Yanartas the information about yourself and your requirements. From these informations and requirements, Yanartas will hold the meeting for the people who have the same opinion, hobbies ... to interact with each other. In these meetings, there will be the experts, businesses, investors who give you the advice, even invest in your project. That means, when come to Yanartas, your productivity will increase hundreds times. There will be a lot of people who listen and help ... you. Your career will progress very fast. This is the real working environment! I.4. Bring many benefits to customers: There are some benefits that Yanatas bring to customer as below: + Develop social relationships: For entrepreneurs, the development of social relations is extremely important because it is the foundation for them to achieve their purpose, but most of entrepreneurs lack and is weak at social relations. The survey results showed that the number of households with housing, permanent housing accounts for 46.3%, semi-permanent housing accounts for 37.9%, less-permanent housing accounts for 8.0% and the rudimentary housing accounts for 7.8%. The rate of households having using area under 15 m2 after 10 years didn’t increase significantly. The year of 1999, we have 2.2% of households living in narrow residential area less than 15 m2 and in 2009 this ratio was 2.4%. Meanwhile, the number of households using wide area more than 60 m2 has increased from 24.2% in 1999 to 51.5% in 2009. Currently housing average of housing area per capita in our country is at 16.7 m2 / person. In particular, urban areas are 19.2 m2 / person and in rural areas are 15.7 m2 / person. In the field of education, the literacy rate of the population aged 15 years old and older has increased from 90.3% in 1999 to 94.0% in 2009. Among over 19.2 million people who are going to school, there is 87,6% attending the high school level, 2.7% under apprenticeship, 3.2% attending college, and 6.6% attending university or higher.
