4. Impact Investing with AHP
• American Homeowner Preservation: empowers accredited
investors to pool money online to buy shares of distressed
mortgages, generating impactful social returns
• Success story: AHP sold vacant, neglected property to new
homeowner, helped revitalized blighted community in Kansas
City
• Started as 501(c)3 non-profit in 2008

government of Colombia
• Since then, H4H has raised over $1

8. Fundrise crowdfunds to save the
Nation’s oldest African-American
Owned Bookstore
• Historical bookstore in San
Francisco: Marcus Books
• Raised $1 million through
Fundrise (out of the $2.6 million
needed which is the property
value)
• Had raised $1.6 million through
Westside Community Services
(local non-profit organization),
then went to Fundrise
• Crowdfunding saved this small
business + two apartments
located overhead
9. Patch of Land’s GA Developer
• Developer: Deborah at Peach
Enterprise LLC
• The firm specializes in working
with the Veterans Affairs to resell
high opportunity properties to
qualified purchasers.
• Region in Georgia near a military
base where potential homeowners
would qualify for the Veteran
Administration (VA) loan program
10. Crowdfunding and Community
Development
• Invest in our communities, not just the property
of our communities
• Focus on rehabilitation for residential homes
• Work with local developers know and love their
neighborhood, as opposed to large corporations
• Philosophy of “having your friends, family,
neighbors” invest in your projects
11. This is the trend. This is the strategy where
everyone wins.
