We have 4 N.A. Plots Projects at Murbad under
the Banner of “ Shivalik Developers” a

PLANTATION
Area of Ratnagiri, Sindhudurg is declared as “Non
Traditional Zone” for Rubber Plantation by Rubber Board
of India.
Being a Agricultural Crop, the Income from Rubber
Plantation is Tax Free.
The Tapping of Latex commences from the 7th year
onwards till the 33rd year.
We have got Suitability Report from the Rubber Board of
India.
 Rubber Board is helping us about the Plantations & their
Maintenance by “ Quarterly Site Visit”.
USP OF RUBBER - RRII -105
 This variety has been developed by “ Rubber
Research Institute of India” (RRII),
 It has a good Branching Pattern & Strong Union.
 The Trunk is Tall & Straight.
 The Canopy is dense, mostly restricted to top, Dark Green Glossy
Leaves.
 Bark Thickness is above average of all other varieties.
 Color of Latex is White.
 Special Feature of this variety is the “Highest Yielding Clone”
showing stability in yield.
 Under irrigated condition, yield starts from 5th year ranging from
1.53 to 2.21 tonnes/hectare steadily increases from 5th year to
15th year.
HOW CAN YOU BE A PART
OF THIS PROJECT?
You have to Invest Rs. 12 Lac / acre.
WHAT THIS COST INCLUDES?
1 acre Land with 180 Rubber Plants.
15 Days Complimentary Stay at Cottage ( i.e. 5
days each in Summer + Monsoon + Winter)
5 Years Maintenance
WHY YOU SHOULD INVEST?
This is just not an Investment but a” Tax Free
Agricultural Income” Project.
From 7th Year you will get minimum income of
Rs.2,00,000/- till 33rd Year.
At the End of 33rd Year, The Rubber Wood is sold
@ Rs.5 – 6 Lac per acre*.
*Note : All valuation is calculated as on Today rate.
PAYMENT SCHEDULE
Rs.6 Lac Down Payment i.e. Rs.1 Lac /month
for 6 consecutive months from the date of
booking.
Balance Rs.6 Lac with an EMI of Rs.10k for 60
Months.
LEGAL ASPECT
 Absolute owner of the land. (Your name in common 7/12 of the survey no.)
 At the Time of Booking, MOU will be Signed.
 Agreement for sale will be signed after receipt of the 50% amount of total Cost.
 Stamp duty, registration and legal charges to be borne by the purchaser.
 On cancellation Rs. 1 Lakh will be deducted from the sum received, also
cancellation after agreement for Sale will not be entertained. (except reasons
beyond control of Purchaser).
 Developers reserve the right to cancel the bookings in case of payment defaults for
consecutive 3 months; in this case 50% of the paid amount will be forfeited.( max.
Rs.1 Lac)
 Interest at the rate of 18% per annum will be charged on delayed payments.
 Cheque bounce charges Rs. 500/- per cheque.
 After the Sale Deed, Rubber Producers Cooperative Farming Society will be formed
and society will take care of the plantations. Each Buyer will be a shareholder of
the society and he will be allotted shares on prorata basis depending upon his land
holding.
 As it is group farming or Cooperative Farming, no boundaries or demarcation or
access to the individual land will be provided.
 Locking Period is 5 years , if anyone wants to discontinue after this locking period
then he/she has to arrange for the new customer and all the legal charges has to
be borne by the customer.
