headquarters in Switzerland (Zurich) and

Investment Objectives
ACRON’s due diligence process for selecting
investments is extremely rigorous. Investments
are only initiated if the location, price and target
return will generate yearly net cash flow and
added value for investors, with minimal risk.
ACRON’s strategy includes investments in office,
retail, logistics and hotel proper- ties in strategic
locations. The Company concentrates on real
estate investments with a market value between
CHF 15 and 120 million. All acquisitions are
either new or recently renovated. ACRON does
not take development risk on assets acquired
before or during construction. If a potential
investment fulfills the requirements of the ACRON
group, an investment company is then formed
and subsequently purchases the property,
structures the investment and syndicates the
equity. Commercial real estate, leased to one or
more tenant(s) with excellent credit, on a long-
term basis (8+ years) and financed with long-
term debt (8+ years). Investments are largely
protected from inflation, as leases are adjusted
yearly generally based on 70% to 100 % of the
increase in the inflation index (CPI).
The typical return (cash-on-cash) generated by
the ACRON companies averages 6 percent
yearly in Switzerland and Germany and 8 percent
in the United States. In most cases, these annual
returns increase over the term of the lease, and
thus the investment. The investments also
provide an opportunity for lucrative upside in the
potential appreciation of the property
4. A look into the future.
Every year the company ACRON strives to
develop new markets. In early 2014 was
launched a project to invest such countries as
Australia, New Zealand and China.
In 2015 it is planned to open several offices in
these regions.
