Danco Construction is one of the largest full-service General Contracting, Design/Build, & Construction
Management companies in the Tri-State area. Based in Evansville, IN, with an office in Owensboro, KY, we
provide our customers in Southern Indiana, Western Kentucky and Southern Illinois with the highest levels
of performance, quality, and safety on a wide range of commercial construction projects.

History & Ownership
Founded in 1983, Danco is celebrating over 30 years of providing our customers with a wide range of top-
quality Construction Management and commercial contracting services. Danco began primarily as a wall
and ceiling contractor, and since 1995 has served as a full-service General Contractor capable of providing
turn-key construction services on some of the area’s largest commercial, institutional, and medical
projects.

Danco Construction has built its reputation by delivering the maximum value to our clients within their
stated budget & schedule.
This begins at the very onset of the design process by constantly reviewing decisions being made on
design, materials, systems, logistics, etc., and applying them, applicability within budget, long term versus
first cost, and last but not least, common sense. These processes aid the project team in keeping the
project within budget, while maximizing value, throughout the entire process.
Pre-construction efforts culminate in an exhaustive constructability review performed on the final set of
construction documents. Every error, omission, or conflict addressed during this process is an issue that
does not become a problem during construction. Problems during construction translate into additional
cost and negative schedule impact.
During construction, our full time Site Manager serves as “Field General” for the project site. He/she
manages every aspect of what goes on and always with the main objective of protecting the Owner’s
interest by insuring every element of the work is installed as designed. Conflicts and issues are addressed
proactively so as not to impact the project. The Site Manager also ensures that the Architect/Engineer is
involved if, when, and to the extent required, and that all required tests and certifications are
appropriately performed and recorded. Our Site Manager serves as a virtual extension of the Owner’s
staff, he/she is their eyes and ears on the project.
All work on the project is scrutinized and detailed records (written and photographic) are maintained at
all times. This serves as verification and a history of a project that is built to current applicable statues,
regulations, and codes in Kentucky.
Towards the end of construction, out Site Manager will assist in developing the punch list and will take
the lead in completing or correcting every item to the Owner’s and the Architect’s satisfaction.
During this time and into the future indefinitely, Danco Construction will address any and all warranty
items that may arise. We do not cease being your advocate just because the construction has been
successfully completed – we are your advocate and partner forevermore.

At Danco Construction, it is our firm belief that safety is of paramount importance and is the highest
priority on our projects – safety of our workers, safety of our staff, safety of Owner’s employees, and
safety of all visitors.
Danco has developed over the years an extensive safety program for our employees and for the project
as a whole that extends to all elements of the project. As an At-Risk Construction Manager with control
of means and methods on the project, we are adamant about ensuring that proper safety practices are in
place and adhered to every hour of every day. A clean, safe work site is a productive and efficient work
site.
Safety concerns are addressed continuously, not just at pre-schedules meetings. Our assessment of these
concerns is a constant and on-going endeavor.
We ensure and verify that every contractor on-site has a current, thorough safety program, and, more
importantly, that their employees are properly trained and carry out safe construction practices. Please

• Cost Estimating – We employ 6 full-time professionals that are specifically assigned
to estimating responsibilities. We produce the concrete, ICF, metals, carpentry &
architectural woodwork, thermal & moisture protection, wall covering, ceiling,
flooring, finishes, and PEMB. We assist our trusted partners, contractors, and
suppliers with roofing, openings, and various specialties. For MEP, we utilize known,
trusted partners rather than outside services that are not subject to accountability.
• Value Engineering – Analysis will be measured via spreadsheets and shared with the
team until the most valued decision is made for the owner.
• Building Systems – Our in-house capabilities, along with our trusted partners, have
assisted in the design and constructed some of the finest projects in the Tri-State
area. We have the knowledge and capabilities to work with Miller Architects, the
design team, and engineering partners to develop the best solutions for any system
in the project.
• Specification Writing / Coordination Experience – While we do not write the
specifications for our projects, we do create the front-end documents which tie the
specifications and the drawings to the scope of work for each bid category. There will
be no question of responsibility for each scope. We are very familiar with A/E teams’
specifications and are comfortable that we can control the costs, schedule, scope,
and quality of this project.

3.1 DANCO CONSTRUCTION, INC. APPROACH TO PRE-CONSTRUCTION SERVICES
A.) Schedule & Logistics Plan Development
1. Danco will assist in the development of a Master Preconstruction Schedule beginning with the
Schematic Design and continuing through the Contract Document phase. The final date on the
Preconstruction Schedule will be the final bid date of the last Bid Package of the last project bid.
The Preconstruction Schedule will place significant emphasis on the phasing and logistics planning
of each project.
2. The Preconstruction Schedule will identify the responsibilities among the members of the Project
Delivery Team. Key milestones, including, without limitation, design phases, budget delivery
dates, state submission and review dates, release of documents for bidding, and tentative bid
dates will be identified.
Additionally, the Preconstruction Schedule should identify long lead items that may require
procurement during the terms of this Agreement. Major building equipment items such as boilers,
chillers, air handlers, generators, switchgear, etc., are in this category.
The schedule will identify when architecturally significant, Owner-furnished equipment should be
delivered to this project.
Danco will assist in developing the schedule so that realistic dates can be set and achieved. The
Preconstruction Services Schedule will be distributed to all members of the Project Delivery Team
and monitored on a regular basis during the Design/Pre-Construction Services review meetings.
The importance of this schedule will be continually emphasized to all members of the Project
Delivery Team as the key element in ensuring a timely design phase of the projects, allowing for a
prompt construction start date.
3. Concurrent with submission of each Budget Estimate as defined in Part C, below; Danco will
prepare and submit to the Owner a precedent-annotated bar chart, CPM, or other scheduling
methods suitable to the Owner for the Construction Phase of the Project. This schedule will be
updated with each Budget Estimate and will reflect any revisions in the Budget Estimates, which
affect the construction duration. Activity detail on the schedules should directly correspond to the
budget line items.
4. Concurrent with the submission of a Budget Estimate for any phase of the Work as defined in Part
C below, Danco will provide pertinent information and assist in the development of a Master
Construction Phase Schedule associated with the particular phase of Work, beginning with
Danco’s mobilization and ending with Project Completion/Final Inspection/Occupancy. The
strategy of phasing the projects as determined during Preconstruction should be identified from
start through completion on the overall schedule. The schedule will be developed to represent
the 16 Specification Divisions. It will have a minimum number of activities, as required to
adequately represent to the Owner the complete Scope of Work and define the Project's critical
path and associated activities. The format of the Master Construction Phase Schedule will be an
expansion of the base line schedule as developed in conjunction with Budget Estimate No. 2 with
dependencies indicated on a monthly grid identifying key milestone dates including, without
limitation, construction start, phase completion, structural top-out, dry-in, rough-in completion,
metal stud, and drywall completion date and Owner occupancy date.
B.) Document Review
1. Design/Preconstruction Services review meetings may be held as often as twice per month
through the Design Development phase and periodically, as required (assume every four weeks),
during the Construction Drawings phase. Meetings will be held at the Owner's office.
2. Danco will develop and maintain a Request for Information (RFI) Log and/or an Issues and Answers
Log to aid in the prompt transfer of information between all members of the Project Delivery
Team. The log will be monitored and updated on a continual basis and addressed at the review
meetings. Unresolved issues should be identified in each review meeting with follow-up
responsibilities and response dates being assigned to the appropriate team members, including
the Construction Manager.
3. Danco will provide continual input to the Project Delivery Team addressing constructability,
availability of materials, and qualified trades for specialized systems. The Construction Manager
will also provide comparative cost/benefit analysis for various building systems, budget/schedule
impact as specific phases of the overall design are developed in order to ensure the development
and completion of Contract Documents within the budget and schedule limitations.
4. If necessary in order for Danco to provide accurate information, it will, at no additional cost to the
Owner, involve the services of outside consultants and/or subcontractors in the review and
budgeting of specialized systems such as structural, skin/curtain wall, equipment, elevators,
furnishings, plumbing, mechanical, electrical, pneumatic tube, and life safety.
C.) Design Budget Estimates
Budget Estimate No. 1: Danco will submit a comprehensive estimate based on the completed
Schematic Design drawings that will be approved by the Owner. This Budget Estimate will be
submitted within fifteen (15) calendar days of receipt of said drawings, with a complete price
breakdown and detailed listing of qualifications and assumptions.
Budget Estimate No. 2: Danco will submit a comprehensive estimate based on completed Design
Development drawings that have been approved by the Owner. This Budget Estimate will be
submitted within fifteen (15) calendar days of receipt of said drawings, with a complete price
breakdown and detailed listing of qualifications and assumptions.
Budget Estimate No. 3: At approximately 50 percent (50%) completion of the Construction
Documents, Danco will submit the final Budget Estimate within thirty (30) calendar days of receipt of
said documents. This will be the most detailed and comprehensive pricing, narrowing the scope of
assumptions and qualifications. This Budget Estimate will be submitted with a complete breakdown
of all pricing and a summary listing of any outstanding inconsistencies, delays or problem areas that
could impact budget parameters and final delivery into the construction phase of the Project.
Final GMP Estimate: Prior to or upon the completion of the Construction Documents and at the
owner’s discretion, Danco will submit a GMP. The scope of this package will be as detailed by the
architectural drawings.
By responding to this Request for Qualifications, Danco acknowledges that the above listed estimates
are a minimum number of estimates and analysis that will be required to completely fulfill the Danco
Construction’s obligation to support the owner and the design team throughout the preconstruction
process. It is anticipated that Danco will be required to provide cost comparisons for various building
envelope, mechanical, and electrical systems, as well as any other system that may impact the project
budget, so that a budget appropriate system will ultimately be designed into the project.
It should be noted that any Budget Estimate might become the basis for the GMP should the owner
desire. Danco Construction will specify within each Budget Estimate the fee for overhead and profit.
In addition to the Construction Manager’s fee, the estimate will include a detailed estimate of all
general conditions, supervision, equipment, etc., to complete each project.
D.) Value Engineering
Concurrent with the submission of each Budget Estimate, Danco will submit a detailed list of Value
Engineering options and the associated estimated costs. Danco Construction will meet and work with
the Project Delivery Team in the evaluation of the various options and incorporate selected options
into the Budget Estimates. Danco will participate as a Project Delivery Team member in maximizing
the Project value for the Owner.
E.) Equipment Review & Coordination of Direct Owner Contracts
1. Danco will assist the Owner and the Architect in reviewing and budgeting the Owner Furnished
Equipment and Furnishings, material and installation costs, and other exposures that could
potentially affect the construction contract, and will include these budgets or allowances to the
extent they are reasonably known in each Budget Estimate to ensure that all costs are accounted
for.
2. If required, Danco will work with the Owner during the preconstruction phase of the Project to
assist the Owner in receiving bids and placing purchase orders for long lead equipment.

PROFILE
Dan Jones has over 39 years of construction experience in the commercial
construction industry. His experience ranges from healthcare and
educational, to private and public sector projects. Dan started in construction
as a carpenter apprentice, and worked in the field as a carpenter and

He/she manages every aspect of what goes on and always with the main objective of protecting the Owner’s interest by insuring every element of the work is installed as designed. Conflicts and issues are addressed proactively so as not to impact the project. The Site Manager also ensures that the Architect/Engineer is involved if, when, and to the extent required, and that all required tests and certifications are appropriately performed and recorded. Our Site Manager serves as a virtual extension of the Owner’s staff, he/she is their eyes and ears on the project. All work on the project is scrutinized and detailed records (written and photographic) are maintained at all times. This serves as verification and a history of a project that is built to current applicable statues, regulations, and codes in Kentucky. Towards the end of construction, out Site Manager will assist in developing the punch list and will take the lead in completing or correcting every item to the Owner’s and the Architect’s satisfaction. During this time and into the future indefinitely, Danco Construction will address any and all warranty items that may arise.   • 18. Owensboro Health - Health Facility Development RFQ 3.1 DANCO CONSTRUCTION, INC. APPROACH TO PRE-CONSTRUCTION SERVICES A.) Schedule & Logistics Plan Development 1. Danco will assist in the development of a Master Preconstruction Schedule beginning with the Schematic Design and continuing through the Contract Document phase. The final date on the Preconstruction Schedule will be the final bid date of the last Bid Package of the last project bid. The Preconstruction Schedule will place significant emphasis on the phasing and logistics planning of each project. 2. The Preconstruction Schedule will identify the responsibilities among the members of the Project Delivery Team. Key milestones, including, without limitation, design phases, budget delivery dates, state submission and review dates, release of documents for bidding, and tentative bid dates will be identified. Additionally, the Preconstruction Schedule should identify long lead items that may require procurement during the terms of this Agreement. Major building equipment items such as boilers, chillers, air handlers, generators, switchgear, etc., are in this category. The schedule will identify when architecturally significant, Owner-furnished equipment should be delivered to this project. Danco will assist in developing the schedule so that realistic dates can be set and achieved. The Preconstruction Services Schedule will be distributed to all members of the Project Delivery Team and monitored on a regular basis during the Design/Pre-Construction Services review meetings. The importance of this schedule will be continually emphasized to all members of the Project Delivery Team as the key element in ensuring a timely design phase of the projects, allowing for a prompt construction start date. 3. Concurrent with submission of each Budget Estimate as defined in Part C, below; Danco will prepare and submit to the Owner a precedent-annotated bar chart, CPM, or other scheduling methods suitable to the Owner for the Construction Phase of the Project. This schedule will be updated with each Budget Estimate and will reflect any revisions in the Budget Estimates, which affect the construction duration. Activity detail on the schedules should directly correspond to the budget line items. 4. Concurrent with the submission of a Budget Estimate for any phase of the Work as defined in Part C below, Danco will provide pertinent information and assist in the development of a Master Construction Phase Schedule associated with the particular phase of Work, beginning with Danco’s mobilization and ending with Project Completion/Final Inspection/Occupancy. The strategy of phasing the projects as determined during Preconstruction should be identified from start through completion on the overall schedule. The schedule will be developed to represent
  • 19. the 16 Specification Divisions. It will have a minimum number of activities, as required to adequately represent to the Owner the complete Scope of Work and define the Project's critical path and associated activities. The format of the Master Construction Phase Schedule will be an expansion of the base line schedule as developed in conjunction with Budget Estimate No. 2 with dependencies indicated on a monthly grid identifying key milestone dates including, without limitation, construction start, phase completion, structural top-out, dry-in, rough-in completion, metal stud, and drywall completion date and Owner occupancy date. B.) Document Review 1. Design/Preconstruction Services review meetings may be held as often as twice per month through the Design Development phase and periodically, as required (assume every four weeks), during the Construction Drawings phase. Meetings will be held at the Owner's office. 2. Danco will develop and maintain a Request for Information (RFI) Log and/or an Issues and Answers Log to aid in the prompt transfer of information between all members of the Project Delivery Team. The log will be monitored and updated on a continual basis and addressed at the review meetings. Unresolved issues should be identified in each review meeting with follow-up responsibilities and response dates being assigned to the appropriate team members, including the Construction Manager. 3. Danco will provide continual input to the Project Delivery Team addressing constructability, availability of materials, and qualified trades for specialized systems. The Construction Manager will also provide comparative cost/benefit analysis for various building systems, budget/schedule impact as specific phases of the overall design are developed in order to ensure the development and completion of Contract Documents within the budget and schedule limitations. 4. If necessary in order for Danco to provide accurate information, it will, at no additional cost to the Owner, involve the services of outside consultants and/or subcontractors in the review and budgeting of specialized systems such as structural, skin/curtain wall, equipment, elevators, furnishings, plumbing, mechanical, electrical, pneumatic tube, and life safety. C.) Design Budget Estimates Budget Estimate No. 1: Danco will submit a comprehensive estimate based on the completed Schematic Design drawings that will be approved by the Owner. This Budget Estimate will be submitted within fifteen (15) calendar days of receipt of said drawings, with a complete price breakdown and detailed listing of qualifications and assumptions. Budget Estimate No. 2: Danco will submit a comprehensive estimate based on completed Design Development drawings that have been approved by the Owner. This Budget Estimate will be submitted within fifteen (15) calendar days of receipt of said drawings, with a complete price breakdown and detailed listing of qualifications and assumptions.

Budget Estimate No. 3: At approximately 50 percent (50%) completion of the Construction Documents, Danco will submit the final Budget Estimate within thirty (30) calendar days of receipt of said documents. This will be the most detailed and comprehensive pricing, narrowing the scope of assumptions and qualifications. This Budget Estimate will be submitted with a complete breakdown of all pricing and a summary listing of any outstanding inconsistencies, delays or problem areas that could impact budget parameters and final delivery into the construction phase of the Project. Final GMP Estimate: Prior to or upon the completion of the Construction Documents and at the owner’s discretion, Danco will submit a GMP. The scope of this package will be as detailed by the architectural drawings. By responding to this Request for Qualifications, Danco acknowledges that the above listed estimates are a minimum number of estimates and analysis that will be required to completely fulfill the Danco Construction’s obligation to support the owner and the design team throughout the preconstruction process. It is anticipated that Danco will be required to provide cost comparisons for various building envelope, mechanical, and electrical systems, as well as any other system that may impact the project budget, so that a budget appropriate system will ultimately be designed into the project. It should be noted that any Budget Estimate might become the basis for the GMP should the owner desire. Danco Construction will specify within each Budget Estimate the fee for overhead and profit. In addition to the Construction Manager’s fee, the estimate will include a detailed estimate of all general conditions, supervision, equipment, etc., to complete each project. D.) Value Engineering Concurrent with the submission of each Budget Estimate, Danco will submit a detailed list of Value Engineering options and the associated estimated costs. Danco Construction will meet and work with the Project Delivery Team in the evaluation of the various options and incorporate selected options into the Budget Estimates. Danco will participate as a Project Delivery Team member in maximizing the Project value for the Owner. E.) Equipment Review & Coordination of Direct Owner Contracts 1.
