Boogertman + Partners Architects Receives Five
SAPOA Awards
We are very proud to announce that Boogertman + Partners has received five SAPOA Awards this year. The
prize giving took place yesterday at the annual South African Property Owners Association Congress, which is
currently held in Durban at the ICC.
Steyn City Clubhouse
Category Winner - Other
The Clubhouse utilises the landscape to create shelter and space, blurring the boundaries between natural and built, achieving a
constant connection with nature.
Care has been taken to ensure employment of labour sourced from the neighbouring areas of Diepsloot and Cosmo City, whose
residents were taught skills to enable their involvement in the building process, and foster education with a view toward creating long
term employment and empowerment.
Utilizing materials excavated from site to create the gabion walls which form the building’s wall cladding, the building integrates with its
surroundings and the indigenous landscape, creating architecture that is responsive, sensitive, functional and sustainable. Emphasis is
placed on the latest technologies regarding lighting, shading, heat reclaim and distribution, grey water utilisation, recycling and reuse of
building materials and greening of the architectural facades, in order to achieve environmental and financial sustainability.
The grassland sweeps over the architecture, and it in turn merges with its surroundings by exploiting the slope of the land to
intentionally reduce its scale. The fragmentation of the building components enhances its connection with nature by juxtaposing the
buildings organic shapes with the landscape. This achieves a harmonious symbiosis between nature and the architecture which nestles
within it.

2. Department of Environmental Affairs
Category Winner - Corporate Offices
Also the overall Green Award Winner
The new 6-star GBCSA Office V1 design-rated headquarters for the Department of Environmental Affairs is located in Arcadia, Pretoria.
It is procured as a Public Private Partnership project – essentially leased for a 25-year period by the Government from Imvelo
Concession Company Proprietary Limited (RF) (the Private Party) who designed, constructed, financed and will operate and maintain
the building during that time. The project is a good example of how Government can lead by example through forefront sustainable
innovation.
The design brief called for a maximum energy consumption target of 115 kWh per square metre (sqm) per annum, giving rise to
innovative design processes through Building Information Modelling (BIM) and extensive energy modelling in order to achieve and
maintain this threshold. Innovative technologies include night flushing to enhance passive climatic strategies, while natural resources
are conserved through water harvesting, solar power and hot water etc.
The Department’s environmental and sustainable ideologies was communicated through the architectural language while it
demonstrates aspects of sustainable design, energy and resource efficiency through the extensive use of outdoor and indoor planting,
expressive feature water collectors and a photovoltaic (PV) farm covering most of the roofs. Material selection was largely driven by
sustainability, longevity and ease of maintenance.

3. BMW Head Office
Category: Refurbishments
Refurbishing the architecturally iconic BMW (SA) Head Office building, originally designed by Hans Hallen in 1984/85, to reflect BMW's
corporate identity (NEUE ARBEITZWELTEN - new working environment) created the opportunity to rejuvenate an enervated space, by
applying the principles of sustainability and current technologies. The interventions equip the building to face the future on an equal
footing with contemporary developments.
Optimisation of the building envelope and the notion of transparency are complimented by the design of an adaptive interior space,
enabled by a number of carefully orchestrated interventions. The new, fully glazed, courtyard facade increases natural light, visual
connection and comfort levels, while facilitating a walkway extension enhancing circulation efficiencies. The transparency of this facade
and the seamless flow to the revitalised courtyard is assisted by the dynamic of solar tracking louvres.
The building succeeded in achieving a GreenStar 5 Star 'As Built' rating (achieving maximum score in the Innovations category of the
rating tool) which acknowledges efforts to enhance the building's natural light, energy efficiency and thermal comfort, as well as achieve
a considered, productive working environment.

4. Hatfield Studios
Category: Other Developments
The Hatfield Studios apartment development is situated in close proximity to the University of Pretoria. This 15 storey high landmark
development comprising of 972 apartments, also includes common facilities like a study room, computer lab, games room and
laundromat to compliment the main use of the building. Vibrant and energetic interiors provide energy that has not been seen in this
sector of the market before. The self-contained apartments house bathrooms, kitchenette, bed, study nook and cupboard.
Hatfield Studios has set a new benchmark in the high-density apartment sector. Hatfield Studios is the new bench-mark for the high-
density residential market.
