50km North East of Thargomindah on Quilpie Road,
*161km west of Cunnamulla, *170km south of Quilpie.

COUNTRY:
Beneficial flood out country from both the Bulloo River and
local flooding out of Bundilla Creek. Besm is regarded as
drought resistance with its great balance of low edible
Mulga, other timbers include Coolibah, Gidyea, Beefwood,
Western Bloodwood, Honeysuckle Oak, Leopardwood and
Yapunyah. Sweet and productive parcel of country with a
good selection of natural grasses, herbages and salines in
seasons. Grasses predominately, Mulga Mitchell, Mitchell,
Bull Mitchell, native cooch, Queensland Blue grass,
Buffel, Flinders, Finger Panic, woolly butt, button grass,
interspersed with Lambs Tail, Lambs Tongue, Pigweed,
Daisy Blue, Gidyea Burr and Salt Bushes plus many more.
Some soft grey loamy flats with a number of watercourses
running out of the Jandell that also spreads across Besm.
WATER:
Well-watered by two flowing bores piped to 23 troughs
and tanks as well as another bore feeding to two tanks
and a well, which is equipped with a solar pump. Besm is
regarded as having secure water supply with an additional

AGENT’S REMARK

6. 1. The highest approved bidder will be the buyer subject to:
• the reserve price; and
• the seller’s approval.
2. The Vendors shall have the right to make a bid for the
whole of the Property.
3. The bidder warrants their ability to enter and complete the
contract of sale in accordance with its terms.
4. Any person bidding on behalf of another person must
provide the Auctioneer with a copy of their written authority
before the auction, otherwise the bidder will be taken to be
acting on their own behalf.
5. The Auctioneer has the discretion to refuse to accept any
bid from any person. A bid will be taken to be accepted
and irrevocable unless the Auctioneer, immediately after it
is made, refuses it.
6. The decision of the Auctioneer is final in all matters relating
to the auction and no bidder has any right of recourse
against the Auctioneer or the seller.
7. Without affecting condition 6, if there is any dispute over a
bid, the Auctioneer may:
• Re-open the bidding and re-submit the Property for sale
starting with the highest bid previously accepted; or
• Determine the dispute in any other way the Auctioneer
considers appropriate in his/her absolute discretion.
8. Immediately on the fall of the hammer, the bidder of the
highest bid accepted must sign, as buyer, the contract
of sale in the form displayed or circulated with these
conditions of sale and pay the deposit to the nominated
stakeholder.
9. The deposit payable under the contract of sale is 10% of
the successful bid.
10. The seller and the buyer agree to sign all documents and
do everything else necessary to transfer the Property to the
buyer. The seller and buyer each appoint the Auctioneer
their agent to sign the contract of sale on their behalf. This
appointment is irrevocable.
11. If the buyer does not pay the deposit, at the seller’s option:
• The result of the auction will be treated as invalid and the
Property may be resubmitted to public auction at the risk
and expense of that buyer; or
• The seller may affirm the Contract of Sale and pursue
their legal and other remedies against the buyer as they
see fit.
INSPECTIONS
Inspections of the Property are by appointment only and are
to be conducted under the supervision of Nutrien Harcourts
- GDL. Interested parties should contact Nutrien Harcourts -
GDL to arrange an inspection.
AUCTION DETAILS
The Vendor offers the Property for sale on an “as is, where
is” basis by Public Auction.

Interested parties are required to undertake their own
independent investigations and due diligence in assessing
the Property. In addition, interested parties should make
independent enquiries regarding relevant licences and
approvals required with respect to the Property. Please refer

Intending purchasers are advised that they will be required to
provide proof of identity and register prior to bidding at the
auction. Registration will commence from 9:30am on the day
of sale or can be done at any time prior with the agent.
Auction conditions can be found at Appendix D, upon the fall
of the hammer, the successful purchaser will be required to
pay the 10% deposit, sign and exchange contracts.
CONTRACT OF SALE

FOREIGN INVESTORS
Foreign investors will be required to have regard to the Foreign
