Persuasive Essay About Buying A Car
In today's day and age of rapidly changing technology and ways of shopping, preparing to buy a vehicle can be a daunting task. What app should I
download? Am I finding the best deals? Should I buy new or used? These are all very common questions to most people when they are preparing to
buy a vehicle. The information is out there and attainable, you just have to know how to find it. Last year I had the opportunity to buy a vehicle, but
my father also wanted me to learn about money in this process. I was very excited to get a new truck so he didn't have to push very hard to get me to
start looking, but he did give me some pointers along the way.
Before I started looking at dealerships I researched heavily what vehicle I wanted. Obviously...show more content...
Finally, I wanted my truck to look good. I wanted a grey or black truck with off–road tires and a leveling kit.
I shopped around using apps and websites like auto trader, cars.com, Edmunds, and pretty much any other online resource I could find. I was
trying to prevent going to a dealership and paying more for a lesser truck than I could find on my own. I knew if I was patient enough I would find
the vehicle I wanted in my price range. In fact, the only time I visited a dealership was to test drive a Tundra to make sure it is what I wanted. I
checked multiple apps every single day for months looking for the perfect truck to come along at the right price. It seemed like I would never find a
vehicle that fit what I wanted and was in my price range. I was preparing to give up one of my options to save money, but my father encouraged me
to keep waiting. He said eventually the right truck would come along. Finally, it did. I ended up getting the exact vehicle I wanted: A 2015 BlackToyota
Tundra with a 5.7L V8 engine, Crew Cab, with four–wheel drive and a leveling kit. Most of the trucks in that category were way out of my budget,
but this one was at a price that was 20 percent less than the list price on Kelly Blue Book. It may have been good luck, or that someone typed in the
wrong number online, or my patience.
Late one Friday night, I was out

Essay about Renting Versus Buying
Buying a home can be an exciting experience for anyone. However, in some cases you just might be better off continuing to rent your home. There are
many advantages to buying a home. However, it is not for everyone and buying varies from individual to individual. Currently more people are leaning
towards renting but this could change in the near future.
When someone makes the decision to buy or rent a home they must consider the advantages and disadvantages of each. In buying a home the primary
advantage is that you actually own it. You can do whatever you want with it. Also, you are building equity as the years go by. "People today have
problems saving for their future" (CNN Money, 2014). However, when they buy a home, the...show more content...
You might be better off paying a reasonable amount for rent and saving your money when buying seems more logical. Also, it depends on lifestyle
preferences. Some people may not want to do all the work that comes along with owning a home. As of right now many people are leaning towards
renting. This is because the market is going down. Some don't want to commit to a mortgage if when they go to sell they can't find any buyers.
It is likely that the renting trend will decline and buying will increase in the future but it is hard to say when. However, "if rent keeps rising and
prices keep falling, fearful buyers could slowly become bargain hunters." (Business Week, 2014). I feel that people will eventually get tired of spending
there money on rent and will want to invest more in there future. I don't think that the real estate market will ever be a boom again. I believe that
people have learned that just because interest rates are low doesn't mean they can financially take on a mortgage. Overall, buying a house is a big
decision and should be looked at carefully. You should look at the advantages and disadvantages of each and decide what is best for you in your life.
There is no way to pin point if buying or renting is best for anyone. Currently many prefer to rent their homes. However, as rent rise, a majority may
soon change their minds.

Essay On Best Buy
China would be the best option for Best Buy's foreign market entry, because China has the largest population in the world, which means the demand in
China may be higher than in other countries. Since the economy grows fast over years, more people went to the middle–class so they have a higher
purchasing power to buy new stuff than they did before. The Chinese middle class grew up to double digits; this is promising for Best Buy to enter a
market where there is a larger abundance of consumers. This would be a great way for Best Buy to increase their sales in a global market. Best Buy
has a great opportunity to enter China due to the great economic increase China has. " China's middle class has grown from 65.5 million to in January

This can be further validated, by seeing "Over the past 10 years alone, incomes have quadrupled. In 2000, the average income was just $760 per
person" (Censky, "China's Middle Class Boom"). It is seen "the average disposable income of urban Chinese households rise to around $3,000 per
capita in 2010" (Censky, "China's Middle Class Boom"). For Best Buy to enter a positive market where the consumers have increased annual
incomes of middle class citizens would benefit Best Buy in increased sales. China's GDP in 2013 stood at $9.4 trillion that had a 7.7% increase from
the previous year. When there is a positive increase to the GDP this shows economic prosperity. Compared to England and Canada, China has a
significant higher GDP, which is steadily increasing. Businesses benefit from a positive increasing economic market where consumers are willing to
spend money. In order for Best Buy to enter the market in China, Best Buy "must obtain approval from a number of general administrative agencies,
and must receive support from specific administrative agencies relating to the investment" (Government Influence On

Case Study : Best Buy 's Strategy
To understand Best Buy's strategy, a SWOT analysis was prepared to study the strengths, weaknesses, opportunities, and threats that the company must
prepare for. According to Hubert Joly, the CEO of Best Buy, the strength of the company comes down to the people who work there. Interviewed in
late 2013 for the consumer electronics trade magazine TWICE, Joly states from the outset that he was "amazed by (Best Buy's) assets, strong traffic
levels, great stores... a large and loyal customer base, and an unmatched product assortment. I was delighted by the spirit, passion, and strong
foundation of this great company and its 140,000 employees. Their commitment to this organization, and more importantly, to serving our customers, is
incredible." ("Joly Waxes") Another strength that has helped Best Buy prosper the past three years is its online store. Interviewed for MIT Technology
Review, Best Buy's former president of e–commerce Scott Durchslag states that in 2012, the company's online presence was "in a '10 year time warp.'
It didn't have on–site recommendations, prices did not match those in stores, and it took at eight clicks to buy anything."("Best Buy Battles") Today,
the number of clicks has been reduced to three, and online customers can now pick up items at retail locations. This option saves shipping costs as well
as increase customer convenience. Most importantly, the store pickup option differentiates Best Buy from its main competitor, Amazon, which does not

Buying A Home Of Your Own, On Your Own: Real Estate For Solo Shoppers
There are many reasons you could be on your own now, from divorce to kids moving out on their own to losing a spouse or simply never having
married. Whatever the reason, when it comes to buying a home for just yourself, as Shakespeare put it, "The world is your oyster!" Here are a few
helpful ways in which you can find the home you belong in and that will feel like it was made just for you.
Find A Realtor To Work With
Even if you're the independent type, who'd prefer to quietly scan the neighborhood for homes with sale signs in the front yard, there's so much a
realtor can do for you that it's definitely in your best interest to find one. They have the experience,...show more content...
Take The Time To Really Look
Finding a place you really feel at home in may take some time, but rather than rushing into something you won't be fully satisfied with, spending quality
time on your search should yield promising results. Work with your realtor during off business hours, ifneed be, so you can devote the time you need to
finding just the right home for yourself.
Consider The Benefits Of Buying A "Tiny" Home
Despite not having a sprawling living room or dining room suited for entertaining the masses, tiny homes can really work for some people. Especially
if your ecologically or economically motivated, there are many advantages:
Built–in options, from fancy drawers and bookshelves to fold–down desks and even beds. Down–sized appliances, to save space and money. Raised
areas, for a near second floor look and feel. Efficiently compact kitchen, laundry and bathroom areas. Easy to clean and maintain. Economical to
re–decorate, if you stick to new curtains, pillows and other small elements. A much smaller carbon footprint than with a larger structure. You can
de–clutter your life, finally!
Be Aware Of Potential Drawbacks With Small Or Customized Homes
Investing in a smaller home may be the most suitable option for you, personally; however, if you ever want to put the dwelling on the market, you're
probably looking at a limited audience of buyers, perhaps more so

Buy A Home Case
There are several factors to consider when deciding whether to rent or buy a home. In our case study, Beth and Jon Linton are considering the critical
decision of buying or renting at Stedman Place in Newton, which is a western suburb of Boston, Massachusetts. The timing of this decision is
important, as the decision is being made in July of 2006, before the housing market downturn. The case gives insight into the couple's decision–making
process, and the pros and cons of buying versus renting are weighed. There are a few important benefits associated with buying a home that Beth and
Jon will want to consider. First, as Beth's father has mentioned, building equity in a home can be preferable to renting, where there is no chance of

Given the warnings of the housing market softening, it would be safe to assume a 4% growth rate. Finally, tax savings are calculated based on
deductions from mortgage interest payments and property taxes multiplied by the Lintons' marginal tax rate of 33%. The recommendation to buy the
house instead of renting will not change much assuming the growth rate of their home price differs from 4%. Even though a 5% decline in their
home's value gives an NPV of –$27,294 it is still less than the NPV of renting. Assuming their home's value stays the same, the decision will still
yield a positive NPV which is better than the negative NPV if they decide to rent. As stated earlier, this analysis is dependent on the assumption that
the couple will sell the house after 5 years so assuming they sell the house before or after 5 years this recommendation may not hold. FIG 1 By using
Future Value method, the total cost of buying house and selling it after 5 years is–$109,300.56, and total cost of renting house after 5 years is
–$223,372.94. Based on the cost figures, it seems buying house is a good decision to make instead of renting. The different between the cost of
buying and renting a house is $114,072.38. Therefore, the couple will save $114,072.38 if buying the house now and sell it after 5 years. Here are
the assumptions in this calculation. * Landlord increases rent by 2.56% every year after year 2006. * The couple keeps

Why Do You Buy A House? Essay
If you are looking to buy a house, now would be a great time to buy! I am sure you have heard that saying from somewhere or another, fact of the
matter is, it still stands true. The market is over crowded with foreclosures and short sales, and predictions are that many more are to come. If you have
the capital to start investing in real estate, it is still not too late. However, there are a few things that you as the investor need to take care of before
jumping in head first. If you have bought a house or rented one in your entire life, you have performed a business deal in real estate. It is however a
different game when you are trying to make a profit in it. The good news: you really don 't need a degree or any professional education in the field of
real estate to make money. To be honest, I am not a real estate professional myself, however, I got into investing into real estate last year and the
thought came into my mind to pass on the knowledge and my advice throughout all that I have learned so far. I firmly believe in the saying, learn
from other people 's mistakes so you don 't have to go through them yourself. 1. Planning It is always essential to plan something out before you start
it. You wouldn 't go on a road trip before planning for it, right? The same goes for investing in real estate. Planning helps you cover all your bases,
but more importantly it will give you an accurate picture of where you are, where you want to be, and how you will get there. In your

Benefits Of Buying For Buying Goods
When going to the store and buying items such as food, toiletries, and other house hold items bargain hunters will attempt to save as much money as
possible. Many of these items are essential to the modern way of life and because of this a substantial amount of money is spent on purchasing these

allows the consumer to purchase a large amount of the item at a lower overall price than buying the same amount of the product individually. An
additional way bargain hunters use to save money is buying generic brands. Generic brands are inferior goods that offer the same functionality as name

5 Tips for Buying Land and Building a New Home
Many people desire to own an attractive home. A house is a vital asset that appreciates every year if you maintain it properly. However, owning a
home can be an overwhelming experience, especially for the people who have never bought land or a house before. The article below provides
essential tips for buying land and building a new home.
Location
Location is the most important consideration when purchasing land. Buyers should observe due diligence when buying a piece of land. It is advisable
to take time to ask all the right questions before making any commitments. The neighborhood you choose needs to be convenient and safe. Additionally,
you should consider crime rates, especially if the...show more content...
Restricted covenants are used to rule out specific designs and dictate the kind of roof and color used when constructing a home. Therefore, you should
research properly and weigh out restrictions before buying a plot for building a house.
Zoning and Utilities
When looking for land, you should talk to your real estate agent and the local zoning board to know what factors you need to put into consideration
before building a home. Environmental factors might limit where you want to develop. Building a home in a particular region may decrease or
increase its value in the long run. You should perform research to make informed decisions before buying land. Steep slopes and soil that is more
of rock and clay than sand can be costly to build a home. Developed regions have utilities close to them and already built roads. On the other hand,
there are undeveloped areas. You will be responsible for bringing the services closer to your home and maintenance of roads. For properties in rural
areas, most of them don't have running water, and you might need to install a septic system or drill a well. Knowing your priorities and the amount you
want to spend will determine the type of land that fits your specifications.
Easements and Liens
These elements may be attached to your deed. You need to know about them in advance to design your home. Liens are monetary claims used to secure
debts of property owners, such as back taxes or work done by current owner that needs payment. It shows up

Living With Less By Graham Hill
I always knew people liked to consume more than what they need, but never really considered how it affects our environment. Until I read an
article by Graham Hill called "Living with Less. A lot Less." In this article, Hill argues that individuals obtain products one doesn't need. Secondly,
he mentions how purchasing these products won't make you happy, but can do the exact opposite. Lastly, Hill argues how living with less
merchandise can make us feel and live happier. As a result, I compared my life to his and realized he's right having less might give us the
opportunity to explore further. I agree with Hill's argument that one tends to buy more than what they use. I, for instance, am one of those
individuals. Hill mentions this by saying "Members of every socioeconomic bracket can and do deluge themselves with products" (Hill 1). For
instance, I remember when I received my first payment from babysitting. I was thrilled with the idea of finally being able to rely on myself to buy
all the things I wanted. So, I headed towards the mall and went on a shopping spree. As a result, I arrived home with bags of merchandise as I
unloaded them I became aware I had bought a lot of things I didn't need. As the days passed I became conscious of how I didn't use much of what I
had bought but bought them because I liked the idea of being able to buy whatever I wanted without having anyone tell me what I couldn't buy. Not
only does Hills argument make sense but also makes an important

Strategic Problem
Best Buy is the largest North American consumer electronics and appliance retail store. Beneath the direction of Brad Anderson, the CEO in 2006,
Best Buy experienced some of its hardest times. There were countless forces and factors that contributed to the difficulty faced by Best Buy. The first
major problem to be pointed out is that Best Buy is losing immense market share to Amazon, which had led to a practice of "showrooming" (Best Buy,

these competitive prices taking away sales from Best Buy.

technological advances in products, there are also advances technologically regarding the outlets in which these products can be sold. This is
important because the shift in the way these products are sold have allowed the online retail market to grow and become competitive allowing players
in the industry to strike faster. Best Buy specifically is a company that is highly influenced by these technological advances which makes it important
for them to keep focus on the innovation of products as well as their online

Essay On Buying A Computer
When looking to purchase a new computer I factor in the features that come with the device as well as making sure it will complete the tasks I will

of DDR4 RAM, a solid–state drive(SSD) and hard disk drive(HDD) combo for minimal boot up times and an 4–8gb graphics card. A few other

Make or buy decision Definition of 'Make–Or–Buy Decision' The act of choosing between manufacturing a product in–house or purchasing it from an

We all love our Apple products, there is no denying it. Look around and they're everywhere. But why? What is it that draws us in? Apple, time and
again makes the most user friendly, most technologically advanced device for all of us to use. So why do people buy them? Well, let's begin where it
actually starts, the launch. When Apple launches a product, it is always huge. You hear about it on the news, social media, from your friends, everyone
is talking about it. Normally, their timing is always impeccable because most times they drop their phones, which is normally their big money product,

called "the first factor". It's the factor of having something before everyone else. Everyone wants to be the first of their friends to have the newest
iPhone or the most recent Apple Watch, so they try to get it on release day. Apple knows how to get people to buy their products and that's why they
sell so well. Another thing that makes people buy Apple products is their experience. Apple made the first computer and the first real smartphone. So

Persuasive Speech On Buying A House
I.Attention Getter: Should I buy a home or just keep renting? This is the most important question prospective home owners consider before buying a
house because owning a home isn't for everyone.
II.Motivation for Listening: In most instances buying a home is a dream come true but for in other cases it's the total opposite. Buying a house is a
major decision, so careful consideration should be given before making this decision. It's important to know what are your options.
III.Establish Credibility: According to US News, the great American dream of owning a home appears poised for a comeback.Real estate company
Trulia reports that in many parts of the country, rents are rising while housing prices are falling, making buying a home more affordable. Trulia found
that in 98 out of 100 major metropolitan areas, including Detroit, Atlanta, and Cleveland, buying has become more affordable than renting." I think the
mortgage catastrophe of 2001 left prospective home buyers afraid of buying a house without being extremely certain that is the right decision.
IV.Thesis Statement: Buying a home has many advantages and disadvantages but for many people the good overpowers the bad.
V.Preview of Speech: I will discuss some of the advantages and disadvantages of buying a house.

I.Establish the Problem
a)Analysis: But sometimes buying a house isn't the best choice. It's a long–term commitment that requires the homeowner to have a stable and secure
job. If you default on your mortgage, for example being late on your payments or even missing payments the mortgage lender can take your home
away. Then the lender can sell your home resulting as a foreclosure. Foreclosure also affects your credit making it harder or almost impossible to
purchase a house in the future.
b)Analysis: There are also maintenance and repair costs that must be done in other to maintain your home. Some people do not buy houses because
of this responsibility. They prefer to rent or live in condos where an association is responsible for the hassles. The problem is association fees are not
fixed and frequently increase costing you a lot more than you bargained for.

Right To Buy Policy Analysis
A place to call home, a concept that much of society aspires to. A home is a sanctuary, a place to raise a family; home after all, is where the heart
belongs. However, does the notion that a house is make a house any less of a home than a house that is owner occupied? Housing policy during the
latter part of the 20th century began to shift towards owner occupation. One policy in particular completely changed the face of housing, it brought
about the biggest shake up in housing history. The Conservative Government's 'Right to Buy' scheme or 'Council House Privatisation' as written in
(Baldock, Mitton, Manning & Vickerstaff, 2012), formed part of the Housing Act 1980, the then secretary of state for the environment, Michael

Persuasive Essay About Buying A Car

  • 1. Persuasive Essay About Buying A Car In today's day and age of rapidly changing technology and ways of shopping, preparing to buy a vehicle can be a daunting task. What app should I download? Am I finding the best deals? Should I buy new or used? These are all very common questions to most people when they are preparing to buy a vehicle. The information is out there and attainable, you just have to know how to find it. Last year I had the opportunity to buy a vehicle, but my father also wanted me to learn about money in this process. I was very excited to get a new truck so he didn't have to push very hard to get me to start looking, but he did give me some pointers along the way. I was trying to prevent going to a dealership and paying more for a lesser truck than I could find on my own. I knew if I was patient enough I would find the vehicle I wanted in my price range. In fact, the only time I visited a dealership was to test drive a Tundra to make sure it is what I wanted. I checked multiple apps every single day for months looking for the perfect truck to come along at the right price. It seemed like I would never find a vehicle that fit what I wanted and was in my price range. I was preparing to give up one of my options to save money, but my father encouraged me to keep waiting. He said eventually the right truck would come along. Finally, it did. I ended up getting the exact vehicle I wanted: A 2015 BlackToyota Tundra with a 5.7L V8 engine, Crew Cab, with four–wheel drive and a leveling kit. Most of the trucks in that category were way out of my budget, but this one was at a price that was 20 percent less than the list price on Kelly Blue Book. It may have been good luck, or that someone typed in the wrong number online, or my patience. Late one Friday night, I was out Get more content on HelpWriting.net
  • 2. Essay about Renting Versus Buying Buying a home can be an exciting experience for anyone. However, in some cases you just might be better off continuing to rent your home. There are many advantages to buying a home. However, it is not for everyone and buying varies from individual to individual. Currently more people are leaning towards renting but this could change in the near future. When someone makes the decision to buy or rent a home they must consider the advantages and disadvantages of each. In buying a home the primary advantage is that you actually own it. You can do whatever you want with it. Also, you are building equity as the years go by. "People today have problems saving for their future" (CNN Money, 2014). However, when they buy a home, the...show more content... You might be better off paying a reasonable amount for rent and saving your money when buying seems more logical. Also, it depends on lifestyle preferences. Some people may not want to do all the work that comes along with owning a home. As of right now many people are leaning towards renting. This is because the market is going down. Some don't want to commit to a mortgage if when they go to sell they can't find any buyers. It is likely that the renting trend will decline and buying will increase in the future but it is hard to say when. However, "if rent keeps rising and prices keep falling, fearful buyers could slowly become bargain hunters." (Business Week, 2014). I feel that people will eventually get tired of spending there money on rent and will want to invest more in there future. I don't think that the real estate market will ever be a boom again. I believe that people have learned that just because interest rates are low doesn't mean they can financially take on a mortgage. Overall, buying a house is a big decision and should be looked at carefully. You should look at the advantages and disadvantages of each and decide what is best for you in your life. There is no way to pin point if buying or renting is best for anyone. Currently many prefer to rent their homes. However, as rent rise, a majority may soon change their minds. • 3. Essay On Best Buy China would be the best option for Best Buy's foreign market entry, because China has the largest population in the world, which means the demand in China may be higher than in other countries. Since the economy grows fast over years, more people went to the middle–class so they have a higher purchasing power to buy new stuff than they did before. The Chinese middle class grew up to double digits; this is promising for Best Buy to enter a market where there is a larger abundance of consumers. This would be a great way for Best Buy to increase their sales in a global market. Best Buy has a great opportunity to enter China due to the great economic increase China has. " China's middle class has grown from 65.5 million to in January 2005 to 80...show more content... This can be further validated, by seeing "Over the past 10 years alone, incomes have quadrupled. In 2000, the average income was just $760 per person" (Censky, "China's Middle Class Boom"). It is seen "the average disposable income of urban Chinese households rise to around $3,000 per capita in 2010" (Censky, "China's Middle Class Boom"). For Best Buy to enter a positive market where the consumers have increased annual incomes of middle class citizens would benefit Best Buy in increased sales. China's GDP in 2013 stood at $9.4 trillion that had a 7.7% increase from the previous year. When there is a positive increase to the GDP this shows economic prosperity. Compared to England and Canada, China has a significant higher GDP, which is steadily increasing. Businesses benefit from a positive increasing economic market where consumers are willing to spend money. In order for Best Buy to enter the market in China, Best Buy "must obtain approval from a number of general administrative agencies, and must receive support from specific administrative agencies relating to the investment" (Government Influence On Get more content on HelpWriting.net
  • 4. Case Study : Best Buy 's Strategy To understand Best Buy's strategy, a SWOT analysis was prepared to study the strengths, weaknesses, opportunities, and threats that the company must prepare for. According to Hubert Joly, the CEO of Best Buy, the strength of the company comes down to the people who work there. Interviewed in late 2013 for the consumer electronics trade magazine TWICE, Joly states from the outset that he was "amazed by (Best Buy's) assets, strong traffic levels, great stores... a large and loyal customer base, and an unmatched product assortment. I was delighted by the spirit, passion, and strong foundation of this great company and its 140,000 employees. Their commitment to this organization, and more importantly, to serving our customers, is incredible." ("Joly Waxes") Another strength that has helped Best Buy prosper the past three years is its online store. Interviewed for MIT Technology Review, Best Buy's former president of e–commerce Scott Durchslag states that in 2012, the company's online presence was "in a '10 year time warp.' It didn't have on–site recommendations, prices did not match those in stores, and it took at eight clicks to buy anything."("Best Buy Battles") Today, the number of clicks has been reduced to three, and online customers can now pick up items at retail locations. This option saves shipping costs as well as increase customer convenience. Most importantly, the store pickup option differentiates Best Buy from its main competitor, Amazon, which does not Get more content on HelpWriting.net
  • 5. Essay On Buying Home Buying A Home Of Your Own, On Your Own: Real Estate For Solo Shoppers There are many reasons you could be on your own now, from divorce to kids moving out on their own to losing a spouse or simply never having married. Whatever the reason, when it comes to buying a home for just yourself, as Shakespeare put it, "The world is your oyster!" Here are a few helpful ways in which you can find the home you belong in and that will feel like it was made just for you. Find A Realtor To Work With Even if you're the independent type, who'd prefer to quietly scan the neighborhood for homes with sale signs in the front yard, there's so much a realtor can do for you that it's definitely in your best interest to find one. They have the experience,...show more content... Take The Time To Really Look Finding a place you really feel at home in may take some time, but rather than rushing into something you won't be fully satisfied with, spending quality time on your search should yield promising results. Work with your realtor during off business hours, ifneed be, so you can devote the time you need to finding just the right home for yourself. Consider The Benefits Of Buying A "Tiny" Home Despite not having a sprawling living room or dining room suited for entertaining the masses, tiny homes can really work for some people. Especially if your ecologically or economically motivated, there are many advantages: Built–in options, from fancy drawers and bookshelves to fold–down desks and even beds. Down–sized appliances, to save space and money. Raised areas, for a near second floor look and feel. Efficiently compact kitchen, laundry and bathroom areas. Easy to clean and maintain. Economical to re–decorate, if you stick to new curtains, pillows and other small elements. A much smaller carbon footprint than with a larger structure. You can de–clutter your life, finally!

  • 7. Buy A Home Case There are several factors to consider when deciding whether to rent or buy a home. In our case study, Beth and Jon Linton are considering the critical decision of buying or renting at Stedman Place in Newton, which is a western suburb of Boston, Massachusetts. The timing of this decision is important, as the decision is being made in July of 2006, before the housing market downturn. The case gives insight into the couple's decision–making process, and the pros and cons of buying versus renting are weighed. There are a few important benefits associated with buying a home that Beth and Jon will want to consider. First, as Beth's father has mentioned, building equity in a home can be preferable to renting, where there is no chance of ...show more content... Given the warnings of the housing market softening, it would be safe to assume a 4% growth rate. Finally, tax savings are calculated based on deductions from mortgage interest payments and property taxes multiplied by the Lintons' marginal tax rate of 33%. The recommendation to buy the house instead of renting will not change much assuming the growth rate of their home price differs from 4%. Even though a 5% decline in their home's value gives an NPV of –$27,294 it is still less than the NPV of renting. Assuming their home's value stays the same, the decision will still yield a positive NPV which is better than the negative NPV if they decide to rent. As stated earlier, this analysis is dependent on the assumption that the couple will sell the house after 5 years so assuming they sell the house before or after 5 years this recommendation may not hold. FIG 1 By using Future Value method, the total cost of buying house and selling it after 5 years is–$109,300.56, and total cost of renting house after 5 years is –$223,372.94. Based on the cost figures, it seems buying house is a good decision to make instead of renting. The different between the cost of buying and renting a house is $114,072.38. Therefore, the couple will save $114,072.38 if buying the house now and sell it after 5 years. Here are the assumptions in this calculation. * Landlord increases rent by 2.56% every year after year 2006. * The couple keeps Get more content on HelpWriting.net
  • 8. Why Do You Buy A House? Essay If you are looking to buy a house, now would be a great time to buy! I am sure you have heard that saying from somewhere or another, fact of the matter is, it still stands true. The market is over crowded with foreclosures and short sales, and predictions are that many more are to come. If you have the capital to start investing in real estate, it is still not too late. However, there are a few things that you as the investor need to take care of before jumping in head first. If you have bought a house or rented one in your entire life, you have performed a business deal in real estate. It is however a different game when you are trying to make a profit in it. • 12. Living With Less By Graham Hill I always knew people liked to consume more than what they need, but never really considered how it affects our environment. Until I read an article by Graham Hill called "Living with Less. A lot Less." In this article, Hill argues that individuals obtain products one doesn't need. Secondly, he mentions how purchasing these products won't make you happy, but can do the exact opposite. Lastly, Hill argues how living with less merchandise can make us feel and live happier. As a result, I compared my life to his and realized he's right having less might give us the opportunity to explore further. I agree with Hill's argument that one tends to buy more than what they use. I, for instance, am one of those individuals. Hill mentions this by saying "Members of every socioeconomic bracket can and do deluge themselves with products" (Hill 1). For instance, I remember when I received my first payment from babysitting. I was thrilled with the idea of finally being able to rely on myself to buy all the things I wanted. So, I headed towards the mall and went on a shopping spree. As a result, I arrived home with bags of merchandise as I unloaded them I became aware I had bought a lot of things I didn't need. As the days passed I became conscious of how I didn't use much of what I had bought but bought them because I liked the idea of being able to buy whatever I wanted without having anyone tell me what I couldn't buy. Not only does Hills argument make sense but also makes an important Get more content on HelpWriting.net

V.Preview of Speech: I will discuss some of the advantages and disadvantages of buying a house. Transition: Most people are so happy when buying their first home Body: I.Establish the Problem a)Analysis: But sometimes buying a house isn't the best choice. It's a long–term commitment that requires the homeowner to have a stable and secure job. If you default on your mortgage, for example being late on your payments or even missing payments the mortgage lender can take your home away. Then the lender can sell your home resulting as a foreclosure. Foreclosure also affects your credit making it harder or almost impossible to purchase a house in the future. b)Analysis: There are also maintenance and repair costs that must be done in other to maintain your home. Some people do not buy houses because of this responsibility. They prefer to rent or live in condos where an association is responsible for the hassles. The problem is association fees are not fixed and frequently increase costing you a lot more than you bargained for. II. Get more content on HelpWriting.net
