2018 is to be quite interesting and
full of opportunities. General eco-
nomic forecasts are brightening up
all around the world. Especially the
economic growth in Europe seems
to be back in most of our target
countries.In France, the political cli-
mate aIn France, the political climate
as improved with new reforms and
prices are excepting to surge this
year, especially in Paris. Despite
the overall hope, we still have to be
careful and watch closely how Brexit
unfolds. We are also on the lookout
regarding the Spanish situation with Cataluna, the
recent German and Italian elections. Not to forget
the North Korean issue and the ongoing conflicts in
the Middle East that stresses the markets.
In this context of mixed hopes and uncertainties,
luxury real estate acts naturally as a safe haven for
investors and our clients who are eager to protect
their assets against various fluctuations. Cities like
Paris are on the rise since 2015, and we will be get-
ting into London with this issue as Brexit affects the
prices in a surprisingly way.
In the United States, Syntesi Housing is active on the
East Coast as well as the West Coast. Cities such as

The place where the concept of luxury should be at

United Kingdom : Waiting on Brexit
The Pound, which has reached its lowest levels in 31 years against the
dollar and its historical low against the Euro since its creation in 1999.
The UK has seen the IMF lower their growth previsions to 1,7% for
2017 whereas Italy, France and Germany have been re-estimated as
rising.
London though, remains one of the most attractive capital in the
world. The current crisis in the UK gives birth to plenty of real estate
opportunities the likes of which we see only once every two or three
generations.
The uncertainty of Brexit has been added to the raise of the purchase
tax (stand duty). In London, the sales have dropped almost 50% in
2016 and the market has remained motionless in 2017. In Euros, we’re
estimating the drop at around 35% over the past 2 years. Brexit has
also had an indirect effect on real estate : Many Brits have sold their
secondary residence located in the Euro Zone (amongst which France
with clear effect starting to show for example in the south region of
Provence) in order to gain advantage of a strong cash back with a
stronger currency.

France : the Macron effect
The presidential election which has seen Emmanuel Macron victor
has reassured the financial world. He is following a controversial presi-
dent, François Hollande, which was claiming to be « anti-finance ».
Macron, a former banker of 39 years old, perfectly bilingual in English,
reassured the international clientele and investors with the first eco-
nomic policies he passed in House which were saluted by the financial
markets. The French real estate is back on track, as well in the new
constructions as in the vintage. One question remains, the effects of
the former « tax on wealth » replaced by a « tax on real estate » indeed
less painful for private assets but keeping real estate as the base of the
calculations for this tax.
The real estate market, went back up during 2015, signalled by a
come back of international investors in France. Since 2015, Parisian
prices went up 20% and transaction have soared over 25% in 2017
compared to 2016. It is also important to notice that the niche market
of luxury real estate in Paris, is expected to grow by and astonishing
9% in 2018. The strongest growth in the world’s major capitals accord-
ing to Knight Frank.

Spain : Cataluña uncertainty
Another example of the fragmented situation in Europe is the case of
Cataluna. This Spanish region has declared its independence the 1st
October 2017 after a popular vote which was rendered illegal by the
Spanish central government. New election were held on December
21st 2017 which have given the Pro Independence Party the absolute
majority in the regional house (70 seats within 135). The question now
being : how is Spain going to handle this unique situation ?
This interrogation is quite important as Cataluna is the most autono-
mous and wealthy region of Spain and one of the most influential in
Europe. Indeed, this issue raises another point, which is the likes of
other regions in Europe to follow this example.
This political and financial knot has a direct impact on wealthy citizen
and the average ones. Indeed the owners that are not from Catalan
descent have put on sale their real assets so that they could focus in
bringing it back to mainland Spain.
By the end of 2017, a lot sales have been acted with a decrease of mar-
ket price going from 20% to 30% mainly in Barcelona. Which is a great
opportunity for foreign investors having enough liquidity to purchase
at a discount. Indeed Cataluna has tremendous long term advantages.
Its tourism and golf activities to start with, which is appealing to an
international clientele from Europe but also North America and Asia.

The city is one of the most expensive
places to live in the United States. Be-
fore the rise of Williamsburg, Brooklyn
became popular over the years, particu-
larly with hipsters who wanted a cheap,
he city of New York is the #1 destination
for our HNWI clients. The fashion cen-
tres are shifting and moving to a trend-
ier Brooklyn where real estate prices
are surging and renovations are flour-
ishing. How do you explain this fashion
led migration in areas such as Williams-
burg?

In the recent years, the finance industry has been
disrupted by new players using innovative meth-
ods (FinTech) for the consumer. Do you see a simi-
lar trend happening in fashion?
The textile industries are also re-imagining the fu-
ture of dress. These companies are exploring the
idea of ethnic fashion and sustainability. They’re
developing machines that are, for example, energy
efficient/better for the environment or coming up
with biodegradable material.
Because the fashion textile industry is the second
largest sector in the world, it’s just as much as an
obligation to find innovate, ethical, and sustaina-
ble methods to please the future consumer.
Fashion is constantly changing to adapt to the rele-
vance of society. I wouldn’t call it a trend more than
it is a necessity. As we grow as a society, so does
our need to keep up with the latest technology.
Like the engineers and developers in the Finance
industry, you’ll see more and more fashion design-
ers such as Iris van Herpen coming up with unique
and innovate ways to create her designs.

In your opinion, can a home design, which very
private, be dissociated from your fashion tastes of
what you wear in the outside world?
I think that depends on the person. I have friends
who are fashionable and wear amazing outfits out-
side but when you visit their home, it would be as if
a completely different person lived there.
I also have friends who are the complete opposite:
clean and tidy home but look like a wreck outside...
Not that they care. And of course, friends whose
style does correlate with their home interiors...
Maybe in terms of certain decor like paintings or
certain furniture.

A lot of these people saw places like Williamsburg

You recently produced a short movie
(Time), how directors such as you can
utilize their time in China to develop
a greater audience to Eastern cine-
matography in the western world.
The emerging market in China made
it possible for me and many of my fel-
low filmmakers to experiment, work
and express their craft on formats
and projects that would probably
have been more difficult to access
to in the west. Plus China is huge,
the resources are huge. So many
things to discover. The diversity of
the Landscapes for example, is so
rich that you could spend your entire
life just looking at location to shoot.
So many different dialects spo-
ken, rich and diverse cuisine,
customs...It is all very inspiring.
Really experimenting and under-
standing China takes time, people
coming from a short trip and telling
you “I know China”, well those have no
clue about the country and the culture.

When do you see a Chinese movie
getting the final competition at the
Cannes Festival ?
I already saw some. Their are some
really talented Chinese directors out
there, and the way they show to the
world China of course intrigues the
west. Many people in the west still
have a very narrow vision and percep-
tion of China.

CGI plays a big role in blockbusters

you explain such an importance com-
pared to our views in the west ?
Technology changed so much that we
are now able to produce movies that
were impossible to do before, movies
that would have required a world re-
cord budget. It is interesting to notice
the liking of what is grandiose and im-
pressive for the Chine audience. Look
at Hollywood’s recent attempts to woo
Chinese audiences (World of Warcraft
for example was a huge hit in China
but a total flop in the west.). . I think
also that everything modern and new
really attracts Chinese audience.
Regarding to inclusion of chinese
product placement or certain actors
(not to name names) in Hollywood

In a rocky market, it still seem that watch-
maker are spending fortunes opening
more and more retail shops across China,
does that mean their online strategies is
failing ?
I wouldn’t say so. All the watch brands
are actually reporting increase sales num-
bers in 2018 including online and offline.
China is a vast country, as the country
develops each province becomes like a
small European country. It’s only reason-
able for brands to open boutiques in tier
2 and tier 3 cities like they would enter
each country’s capital. I I’d think a brand
would rather open a boutique in Chong-
qing, (Sichuan province) than in Vienna.
Boutiques are like brands’ landmarks or
outdoor advertising board in the most
significant shopping mall in the city. They
signify these brands have arrived and yet
reassure and boost the clients confidence
even if they choose to buy online.

Much like a home, a watch is something
very intimate. How would you advise
someone in choosing a crown piece for
the first time ?
Indeed! Watches are very personal and
intimate, not to mention it’s a man’s only
piece of jewellery. Appropriate choice
of a watch for each social occasion rep-
resents a man’s taste and sophistication
which is what I am trying to educate my
high end readers in China. My only ad-
vice is: make sure you try the watch on
your wrist! If you are going to buy one
good watch for life, go for Rolex for it’s
endurance and second hand value. If
you have the budget to buy many fine
watches make sure you consult a watch
expert for investment advice. One of the
worst thing to see is that someone wears
a very expensive watch without actual
valid value. Completely expose his ”tu-
hao“ image ! (laughs)

The Robin Family
Since 1839; the Robin family slogan
has been “Qualité passe Quantité”
established by the founder Bertrand
Robin (1809-1874) which translates
to “Quality surpasses Quantity”. This
has been the guiding principle of the
Robin wine-making tradition over the
centuries.
Making wines from eight generations,
the wine the Robin family produces

Dominique Robin. His wife Armelle is

Owner, winemaker for many generations, the Robin family has
bought this property in 1981 and planted only Merlot. The
first ever harvest happened in 1983. Dominique Robin gave
the name “Castelet” since the property is a rather small castle.
Appellation : Pomerol A.O.C (red)
Location : The castle is located west of the town of Pomerol
Vineyard : 100% Merlot on sandy gravel soil
Vinification : The wine of Château Le Castelet are vinified in
stainless steel vats with a fairly long fermentation period be-
fore being aged in 100% new Merrain oak barrels.

wines to China ?
As winemakers, we are present on many
trade shows throughout Europe and
north America to promote our products
and conquer new markets.
To be able to conduct business in China,
we have to partner up with a local import-
er. We met our first one at such a trade
show. Since then we have had a great re-
lationship together and are expanding in
China.

Quite a few Chinese nationals are invest-
ing in vineyards in the area of Bordeaux.
One of the famous one being the CEO of
Alibaba Jack Ma. How do you perceive
these new comers and do they have an
impact on the market ?
They are for the majority of them very re-
spectful of their property and take good
care of them. Which is a really nice feel-
ing. It goes a long way to earn the respect
of other winemakers. These people are
usually very passionate about what they
do, hence why they invested in such a
business that has clearly an emotional
connection. Regarding the impact on
the market, they have a key advantage as
they are able to import their production
direction to China without any importer.

different wines and the fierce competi-
tion within the domestic Chinese market
where wines are that are going upmarket
?
What makes us truly unique in our indus-
try and what makes a solid difference with
our Chinese competitors is the quality of
our French grapes that grow on our soil
which no one can export abroad. Moreo-
ver and even though many countries are
catching up, our centuries long tradition
in wine science in France are still a very
relevant fact and differentiator.

The market for French castles is awakening since 2016
from its slumber since 2008. Multiple sources are con-
firming this trend. We’re seeing between 20 and 30
sales per year against 5 to 10 in the past. Since the
spring of this year the activity has seen a substantial in-
crease driven by foreigners whom’s faith in the French
market has come back.
The acquisitions prices are also on the rise, and we’re
pretty confident in the coming months.

market prices expected to rise 9% in 2018 according
to Knight Frank, France is gaining major traction. 1,5

With a growth rate remaining stable and encour-
aging, the 2nd largest economy in the world has to
regulate the rise of its real estate market and slow
down its international investments.
In October 2017 the IMF raised its previsions on Chi-
na’s growth for 2017-2018. It is planning on a growth
of 6,8% against 6,7% earlier in that year. Which part-
ly explains the enthusiasm of Chinese citizens to
invest across the world. The wealth per person has
risen dramatically in China from 2010 to 2017 going
from 5,410$ to 26,870$. The 2007 crisis had, it’s true,
a negative impact with a decrease of 20% of that
wealth index, but it clearly gained back traction with
now over 70% of it’s levels in 2010. In terms of glob-
al households wealth, China finds itself nowadays at
the 2nd rank behind the United States. Which shows
a particularly strong real estate market. The non fi-
nancial asset holding has gone from 53% in 2016 to
55% in 2017.
The new tech billionaires
China counts over 200 million millionaires in US dol-
lars et more UHNWI, with over 50 millions USD in
assets, than any other country, except for the Unit-
ed States. Interestingly enough, China boast one of
the youngest population of UHNWI which mainly
comes from non financial gains such as private real
estate holdings. Of the 115 tech billionaires in the
world, initially concentrated in the Silicon Valley and
the San Francisco Bay, now 30 of them are located
in China. And this number is going to rise in the fu-
ture. In general, that billionaire population has risen
in China in the past 10 years through 3 main factors,
technology, retail and real estate. In other terms,
most of them are still in the making of their fortune
rather of being in the preservation of it.
The first major inter-generation wealth transfer.
After the dramatic rise in prices the 5 past years
(+188% in Beijing, +250% in Shanghai, +279% in
Shenzhen), the Chinese real estate almost burned
out, which led the Central Government in the sum-
mer of 2017 to adopt strict measures against specu-
lation. As a result, over 15 majors cities have cooled
down and some even regressed since last Septem-
ber. Quite some cities have decided to restrain the
purchase of secondary properties or forbid the re-
sale of a home within a given period of time.
We are seeing similar results abroad. From vine-
yards, media to sport clubs, the Chinese investments
have reached a peak from 5 years. Which again, has
led Beijing to restrain those investments in 2017 and
try to take back a part of those investments back
in China. The government has therefore published
a recent list of financial, industrial and commercial
sectors that are forbidden for public or private com-
panies to invest in outside of China.
It is still too early to draw consequences of those new
laws, which should have only a mild impact on the
real estate investments privately made by Chinese
HNWI. More so since, the inheritance of the wealth
should rise over the coming decade. Indeed today’s
China is about to witness its first major wealth and
asset intergeneration transfer. A unique moment in
China’s history.

The results of Donald Trump’s fiscal big bang.
Friday 22nd of December 2017, the President is
announcing a massive tax cut for businesses and
households which was one of his major campaign
promise. This bill, aims to make the US more attrac-
tive for businesses with a profit tax going from 35%
to 21%. Amongst those new regulation is the dele-
tion of the profit tax of American businesses abroad
which according to Trump’s administration will boost
the US’s economy. But considering the level of the
US debt, economists still stay careful on the out-
come.
The household fiscal laws have also been trans-
formed, for example the tax on inheritance under 10
million dollars has been suppressed.
The next big reform Trump is intending to initiate
aims towards national infrastructures (trains, bridg-
es, roads) which the US have considerably slacked
on for years. This will no doubt be a good boost for
employment in the country. However the struggle
with the democrats might hinder his plan.
The consequence of the climate change.
In California, after years of record drought, the state had to
face gigantic fires, and which the last, named Thomas caused
2 dead and burned over 271,000 acres of forest in the Ven-
tura county. Which is essentially the size of Los Angels. For
California’s governor Jerry Brown, those repeated fires are
linked to climate change. Saying those fires will be recurrent
in the future.

From all the US cities, New York City is the top
destination for all of those who are looking for a
lifestyle filled with fashion, culture, business and
finance. With about 60 million tourists per year,
New York City the most visited city in the world,
and more specifically Manhattan district, its fi-
nancial and cultural heart. Although a lot of peo-
ple would like to purchase a property there, this
symbol of success and wealth is only affordable
to the few. The high prices and the limited sup-
ply on the island have kept New York’s demand
strong and rising toward luxury real estate in the
4 other boroughs.
THE MOST SOUGHT AFTER PROPERTIES
The flats that spread across an entire floor and
the town-houses are the ones most looked for
by the families who rather be close to the best
schools, restaurants, boutiques and cultural cen-
tres. Bachelors and young couples with means,
are looking for rather smaller sized apartments
with a view. The most wealthy are attracted by

Los Angeles the world capital of entertain-
ment has always been attracting an elite cli-
entele. The prestige and the glamour coming
from the movie industry, the TV and the music
have shaped the city into one of the favourite
destinations for wealthy investors. Los Ange-
les is a truly cosmopolitan city which hosts a
lot of big name companies and cultural institu-
tions. With an average of 284 days of sunshine
per year, it boast also a very generous climate,
which is considered the best of the country,
and thus is perfect for amateurs of open air
activities such as surfing, trecking an so forth.
However, Los Angeles is also mostly known for
its ultra high end areas and the luxurious life-
style the lucky few are having.
THE SOUGHT AFTER PROPERTIES
In Los Angeles, the properties that our HNWI
clients are looking for are quite different and
vary a lot from each other. Sales of large man-
sions in suburbs for families still remain a
strong aspect of the luxury real estate market.
The same can be said with the properties fac-
ing the sea in areas such as Malibu or Santa
Monica. A Pacific Ocean view is a must in the
criteria of most of our clients. Wealthy individ-
uals have also a special taste for large estates

tige apartments, which are quite recent in the
city are starting to get some traction as build-

THE BEST AREAS
Traditionally, the chic areas such as Beverly
Hills and Bel Air are still at the top of the mar-
ket regarding the luxury and ultra luxury real
estate market with mansions sold for sever-
al tens of millions of dollars. The Venice-Mar
Vista area located close to the ocean has also
seen some good progress and a lot of com-
panies such as Google have implemented
their offices there. Along the canal, a lot of
luxurious properties have been built in the
area now called “Silicon Beach”. The sudden
surge of employments has caused a shortage
in real estate rendering those properties even
more valuable and rare. Areas such as West
Hollywood, Santa Monica, Malibu, Brentwood
and Pacific Palisades are also still very much in
trend. Downtown Los Angeles is an emerging
area which is quite noticeable with new con-
structions of luxury buildings. Today it has be-

radar, especially the ones from the United-States,
Middle East and Europe » This is one of the con-
clusion that the annual Knight Frank report tells us
about the expected performances on the Parisian
market for the high end residential real estate.
Amongst 13 majors cities the study includes each
year, Paris is clearly casting a shadow over the other
locations. Indeed the prices are expected to surge a
whopping 9% in 2018 against 7% in Hong Kong or
Berlin and the 3% in Geneva. London is excepted to
grow at a slow 0,5%.
Singapore seems to be back on track after a couple
years or decay and its clear that the London frenzy is
clearly over for the coming year.
Indeed the London market will almost remain sta-
ble in 2018 which would mean an increase of 13,1%
over the past 5 years. Brexit and the consequences
on employment will surely have an impact on prices.
The growth in the Parisian market is mainly explained
by a surge in the confidence in the new President
Emmanuel Macron as well as the French economy
states the report.

of the summer on the luxury Parisian market and
although France doesn’t offer any « golden visas »

The UK has seen the IMF lower their growth previsions to 1,7% for 2017 whereas Italy, France and Germany have been re-estimated as rising. London though, remains one of the most attractive capital in the world. The current crisis in the UK gives birth to plenty of real estate opportunities the likes of which we see only once every two or three generations. The uncertainty of Brexit has been added to the raise of the purchase tax (stand duty). In London, the sales have dropped almost 50% in 2016 and the market has remained motionless in 2017. In Euros, we’re estimating the drop at around 35% over the past 2 years. He is following a controversial presi- dent, François Hollande, which was claiming to be « anti-finance ». Macron, a former banker of 39 years old, perfectly bilingual in English, reassured the international clientele and investors with the first eco- nomic policies he passed in House which were saluted by the financial markets. The French real estate is back on track, as well in the new constructions as in the vintage. One question remains, the effects of the former « tax on wealth » replaced by a « tax on real estate » indeed less painful for private assets but keeping real estate as the base of the calculations for this tax. The real estate market, went back up during 2015, signalled by a come back of international investors in France. Since 2015, Parisian prices went up 20% and transaction have soared over 25% in 2017 compared to 2016. It is also important to notice that the niche market of luxury real estate in Paris, is expected to grow by and astonishing 9% in 2018. This Spanish region has declared its independence the 1st October 2017 after a popular vote which was rendered illegal by the Spanish central government. New election were held on December 21st 2017 which have given the Pro Independence Party the absolute majority in the regional house (70 seats within 135). The question now being : how is Spain going to handle this unique situation ? This interrogation is quite important as Cataluna is the most autono- mous and wealthy region of Spain and one of the most influential in Europe. Indeed, this issue raises another point, which is the likes of other regions in Europe to follow this example. This political and financial knot has a direct impact on wealthy citizen and the average ones. Indeed the owners that are not from Catalan descent have put on sale their real assets so that they could focus in bringing it back to mainland Spain. By the end of 2017, a lot sales have been acted with a decrease of mar- ket price going from 20% to 30% mainly in Barcelona. Which is a great opportunity for foreign investors having enough liquidity to purchase at a discount. Indeed Cataluna has tremendous long term advantages.
