CHENAL RIDGE

                                        FACT SHEET

1. LOCATION: This exciting new development to be located in Little Rock’s fastest growing retail corridor
in Chenal in West Little Rock and will be called Chenal Ridge Shopping Center. Chenal Ridge is
located at 17820 Chenal Parkway and is directly across the street from the new Promenade Mall
Shopping Center, which contains approximately 375,000+ square feet of retail and restaurant space.

2. BUILDING SIZE: This retail brick, drivit and glass structure will contain approximately 40,500 square
feet of retail and restaurant space. The bays will vary in depth from 85 to 95 feet on each end cap.

3. PARKING SPACES: There will be approximately 270-lighted parking spaces or 4.22 parking spaces
per 1000 square feet of retail space.

4. TRAFFIC COUNT: At the intersection of Chenal Parkway and Rahling Road the traffic is steadily
increasing due to the increase in retail, offices, and homes being built. Chenal Parkway has approximately
23,000 vehicles per day while Rahling boasts 12,000 vehicles per day.

5. ENTRANCES: Tenants will have ground level entrances for their storefronts and rear exit doors. There
will be a service entrance in back for all tenants.

6. LANDLORD’S ALLOWANCE: Landlord shall provide Tenant with $25.00 per square foot to finish out
its space for retail tenants and $30.00 for all restaurant tenants.

7. UTILITIES: Each Tenant shall pay for its own electricity and gas bills. All meters will be individually
metered. Landlord to pay for outside lights, water, landscaping and dumpster pickup which are all included
in the Tenant’s Operating Expenses paid each month.

8. RENTAL RATE: The Minimum Rent for Chenal Ridge is $28.00 per square foot plus Operating
Expenses as shown below for all in line retail tenants and $30.00 per square foot for any restaurant space.
Rents to increase by 3.0% annually.

9. OPERATING EXPENSES: Operating expenses and made up of taxes, insurance and Common Area
Maintenance Charges (CAM Charges). The estimated cost for these expenses are $5.00 per square foot
in which the actual costs could be more or less than the estimated amount shown. This fee is paid monthly
along with the rent.

10. LEASE TERMS: All retail Tenants will be required to sign a minimum of seven (7) year lease term.
All restaurants will be required to sign a minimum of ten (10) year lease term.
