The Federal Bureau of Investigation (FBI) Atlanta Field Office project consists of a build-to-suite
development of 151,066 rentable square feet (RSF) on a 12-acre site. General Service
Administration (GSA) administers the design-build contract with 20-year lease agreement and
10-year option. This facility consists of 3 adjoined buildings including 3-story south building, 2-
story north building, and 1-story vehicle annex building. The development consists of general
office space, a fitness area, special use-areas, and vehicle annex for maintenance and operation
of FBI’s vehicle fleet. Exterior enhancements include a visitor screening facility, 620 total parking
spaces with covered canopy parking, paved and canopy-covered walkways, and outside
terrace. The facility will be certified LEED Silver by US Green Building Council. Construction
started July 2015 and scheduled to complete August 2017.
JMT provided on-site Construction Management (CM) services in support of the tenant federal
agency ensuring the tenant’s design and construction program requirements were constructed.
On-site Construction Management (CM) services include timely design and submittal reviews,
on-site observation, project documentation, and schedule forensic analysis. JMT will facilitate
furniture fit-out and coordinate move-management. JMT advised the FBI and GSA for proper
integration of multiple security, building automation, and life-safety systems and equipment.
JMT’s construction management services added significant value in the design-build process
while managing quality, cost, and schedule for the FBI and GSA.
