SAMPLE OF PAST PROJECTS
 Have worked for Hartford-Eichnehauer- successfully advised and implemented a
partial conversion to leased space so they could downsize. Originally, they only
considered selling, Thereby saving client moving and downtime costs.
 Listed and Sold 900 acres in Lebanon. Put on market at price higher than seller
was considering. Negotiated higher price than asked for by seller. Put under
contract within 6 months of hire.
 Listed and sold 700 acres in New London. Suggested price 2.5 times higher than
competing Broker. Put under contract at 90% of list price in 4 months. Buyer
hired our firm to market property after developed.
 Listed $5.9M property in Lebanon. Suggested higher price than competing
Broker. Achieved full price offer within 1 year. Terms on deal not met. Property
went back on the market. Broker presented merits to town for additional zoning
increasing value by an estimated $3M.
 Re-hired by Grantham Indoor- 39,000 SF Industrial/recreational building. Sold to
him originally. Now listed exclusively at $1.8M.

King Ridge Ski Center Sold
762 acres formerly known as the King
Ridge Ski Center was recently sold.
James Ward of The Equity Group of New
London, Inc. represented the Seller KRP
Realty Trust and the Buyer- Northland
Residential Corp. of Newton Mass.
The Former ski center will now become
luxury home sites with just 35 home sites
on the entire 762 acres. Northland created
35 home sites in two neighborhoods.
Home sites have been created on the very top of the mountain for unsurpassed views. 440
acres surrounding the home sites donated by Northland to the town of Sutton as open
land for recreational use. The Ausbon Sargent Society is holding a conservation
easement.
King Ridge was known as the upside down mountain. There is an access road that took
skier to the top to the mountain and the lodges. The former ski center had struggled in
latter years, and after work out attempts with local lender New London Trust it went to
foreclosure auction. At the auction, the ski operation equipment was sold off. The
remaining real estate was purchased and shortly after put up for resale. A local group
tried to reopen the ski center and marketing attempts were made to find a new ski
operator/buyer. Ultimately, the high cost to replace the equipment and competition for
skiers made it not viable to reopen as a ski center. Northland has developed over 100
low-density projects and saw the value, created a concept and gained approvals before
closing.
James Ward of The Equity Group was retained by the developer to marketing the 36
home sites. The project was sold out with home sites over $200,000 each. A majority of
the home sites were also sold by The Equity Group. These home sites are considered the
best views obtainable in the New London area.
EQUITY GROUP BROKERS SALE OF TODD FARM
James Ward of Equity Group of NL recently represented the Seller- Lake Sunapee
Savings Bank and the Buyer- Qroe Companies in the sale. Todd Farm is a residential
community in New London. .
Todd Farm is located on King Hill Rd, just off I-89. There are 90acres in total. Phase one
has been completed with 6 prepared home sites overlooking manicure open space, fields,
distant hills and a pond. Underground utilities, a water and septic system are all installed.
Phase two is planned to be a lower density than the 40 units originally approved.
These home sites represent great value. Substantial
infrastructure was installed by the prior developer that is
now being passed to the homeowner for pennies on the
dollar.
Bob Baldwin of Qroe Companies is in the forefront for
rural land planning and open space protection. Todd
Farm offer the small country community charm, with the
convenience and attraction offered by New London.
James Ward has also been appointed as exclusive marketing agent. Two lots have been
built on. Four lots remain in phase one.
Equity Group converts Baynham’s
SPECIALTY STORE TO MULTI TENANT BUILDING.
James Ward of Equity Group has announced that the Baynham's building is now 90%
leased. Mr. Ward was the broker for 3 new tenants. The Baynham’s building, New
London is considered a showcase colonial building and the “anchor” on Main St. 7000
SF of floor space, it previously was a single tenant owner occupied building for a
specialty shop known as Baynham’s. The store was closed and it was decided to convert
the building to a multi tenant building. We realized that the town needed smaller spaces
and tenant placement and success was more likely with smaller units. The new tenants
are: The Council on the Aging- a volunteer retirement organization, Jack’s coffee- an
upscale coffee shop serving
light lunch and breakfast, and
Ellen’s Interior’s – interior
design and consulting business.
Equity Group Realtors Brokers 900 acres in Lebanon, NH
900 Acres in Lebanon, NH was recently listed and sold by James Ward of the Equity
Group Realtors.
James Ward, the Broker and owner of The Equity Group was the Broker for both parties.
The Seller was K and J Associates on Lebanon and Red Barn Trust was the Buyer.
The 900 acres represents one of the largest acreage sales ever in Lebanon. The land
offered the best views in the area, well into Vermont. It was located at exit 16 on I-89
with frontage on the Interstate, Methodist Hill Rd and Rt. 120.
The property had prior conditional approvals for 334 homes and a golf course. The
current zoning would allow a potential of 400 homes.
The buyers had expressed an interest in low density devolvement and permanently
protecting a major portion of the land.
According to public records the purchase price was $2,000,000.
James Ward reports that he had been hired by K&J Associates to sell the property after
other attempts in the past. “We had marketed the property on a regional and national level
for about 9 months. There was ongoing interest during the marketing time. At the time
the property went under agreement there were three competing buyers.” “This represents
a strong investment opportunity due to the unique features, size and location. No where
else in Lebanon can the views be matched. The terrain is ideal for development, where
almost every home site would have had a fantastic view. It is rare to offer a parcel of this
size so close to a highly developed area, only 5 minutes from the Dartmouth Hitchcock
Medical Center. Because of the critical housing shortage there were many inquires and
interest from developers out of the area. “Ward said.
The Equity Group Realtors have offices in New London, NH. James Ward has brokered
over 7500 acres of land over the last four years. We also market commercial and
residential land. Recently Ward also listed and sold the old King Ridge Ski Center in
New London, NH consisting of 700 acres. That was developed into 36 house sites and
440 acres was placed in a conservation easement. The Equity Group was hired by the
buyer/developer, Northland Residential Development Corp. to sell the home sites. “We
have successfully sold most of the phase one sites, establishing a new high bench marks
for view sites in the area. We are proud of the fact that we sell most of our own listings.
It’s also a real compliment when the buyer retains us to market the end product as well.

All major private commercial sites. King Ridge Ski Center Sold 762 acres formerly known as the King Ridge Ski Center was recently sold. James Ward of The Equity Group of New London, Inc. represented the Seller KRP Realty Trust and the Buyer- Northland Residential Corp. of Newton Mass. The Former ski center will now become luxury home sites with just 35 home sites on the entire 762 acres. Northland created 35 home sites in two neighborhoods. Home sites have been created on the very top of the mountain for unsurpassed views. 440 acres surrounding the home sites donated by Northland to the town of Sutton as open land for recreational use. The Ausbon Sargent Society is holding a conservation easement. King Ridge was known as the upside down mountain. There is an access road that took skier to the top to the mountain and the lodges. The former ski center had struggled in latter years, and after work out attempts with local lender New London Trust it went to foreclosure auction. At the auction, the ski operation equipment was sold off. The remaining real estate was purchased and shortly after put up for resale. A local group tried to reopen the ski center and marketing attempts were made to find a new ski operator/buyer.
