This document discusses and analyzes various criteria related to building proposals, including land use, zoning, and planning criteria. It provides definitions and examples of land use, which determines how land is used for housing, industry, recreation, etc. It also explains zoning as regulations around land use and building standards in specified districts. Planning criteria are the principles and standards that guide plan development and determine the approach to creating alternatives and finalizing plans.

2. Building
proposal???
A building proposal is a
suggestion offered for
the construction of a
building. In order to erect
a building, a building
proposal has to be
presented to the local
authority in place.
3.
4. Land use?
Land use is based on the functional dimension of land for different human
purposes or economic activities. Typical categories for land use are dwellings,
industrial use, transport, recreational use or nature protection areas.
land use, exploitation of land for agricultural, industrial, residential, recreational,
or other purposes
Urban land-use suitability can be influenced by the large numbers of
environmental, economic and social factors, such as ecological health, population
growth and economic development
5. Rapid urbanization without effective regulation has dramatically increased urban disaster risk throughout the developing
world. As the world will witness the construction of 1 billion new dwelling units by 2050 and a doubling of urban building
stocks in the next 20 years8.
Land use planning in low- and middle-income countries are often ineffective. They fail to limit settlements in hazardous
areas and serve to exclude a large proportion of the urban population from legal land and housing markets. These
factors dramatically increase urban disaster risks. Cities in lowincome countries rapidly expand on to hazardous territory
without clear title or critically needed infrastructure. Such informal developments are often subject to exploitation
resulting from insecurity of tenure. Even where provision is made to limit development in hazardous areas, land use
plans are often not adequately supported by effective enforcement or broader compliance mechanisms

7. Zoning:
1. “Zoning are generally a set of permissive rules about the use of land and
plot ratios (controlling bulk heights and coverage of structures) with each
zone.”
2. Regulations that define appropriate land uses, minimum lot sizes, and
acceptable building height and setback.
3. Zoning regulate the overall structure of settlements
8. Types of zoning
•Euclidean
•Performance
•Incentive
Also known as "Building
Block" zoning; characterized
by the segregation of land
uses into specified geographic
districts and dimensional
standards stipulating
limitations on the magnitude
of development activity
Uses performance-based
or goal-oriented criteria to
establish review
parameters for proposed
development projects in
any area of a municipality
Intended to provide a
reward-based system to
encourage development
that meets established
urban development goals.
9. • Floor area ratio shall be followed
according to the use as laid down
here under:
• a) Residential 1:3.00
• b) Industrial uses 1:3.00
• c) Residential-cum-commercial
uses 1:4.00
• d) Commercial uses 1:4.50

12. Planning criteria:
criteria means principle or standard by which something may be judged or
decided.
planning criteria is a criteria in which a planner sets some goals according to
standards, rules and regulations to complete certain tasks.
The planning criteria guide and direct the plan, and determine how the
contractor, planning team and collaborators will approach the development of
alternatives and ultimately
13. • Required by BLM planning regulations (1610.4-2)
• Guide plan development
• Streamline plan focus
• Establish standards, analytical techniques, and measures to be used
• Identify factors and data to consider in making decisions
• Shall be made available for public comment
• May be changed as the planning progresses
• Use as an opportunity to share information with the public and get feedback early on
