2016 Fiscal Year Estimated Maintenance Fees for the Woodcreek Farms HOA
$697.95/ Billed Quarterly Which Includes:
Woodcreek Farms General HOA Assessment ($700/year or $58.33/monthly)
Woodcreek Farms Courtyard Villas Neighborhood Assessment ($2091.78/year or $174.31 Monthly)
Services Provided by the Association:
Year Round Yard Maintenance (Entire yard)
o 40 Service visits per year (weekly during the growing season *April-September* and every other week during
the non-growing season *October-March*).
o No bedding or planting modifications are permitted to the yards without the approval of the HOA. Consistency to
the yards is required for maintenance to be provided by the HOA.
o Plant replacement in the bedding areas for original plants if they become diseased or die after initial warranty
period on plantings expires. If homeowner is approved for modifications to original landscape design the Associa-
tion will not be responsible for replacement.
o Mulch application to front bedding areas once per year – each residence is allocated 8 yards of mulch for bed-
ding areas. If additional mulch is desired, the cost and labor must be covered by the Unit Owner.
o Pine straw application to rear bedding areas twice per year – each residence is allocated 6 bales per applica-
tion for bedding areas. If additional pine straw is desired, the cost and labor must be covered by the Unit Owner.
o Fertilizer and weed control applied to turf and bedding areas.
Water for the Irrigation Systems and Irrigation Repairs
o Irrigation repairs (i.e. broken sprinkler heads or broken irrigation lines). Timers, valves and clocks are the re-
sponsibility of the Unit Owner. Should damage be caused by the direct actions of a Unit Owner, the Association
has the right to bill the Unit Owner for the repair costs.
o Please note that the irrigation systems will not run on days that yard maintenance is to be provided by the HOA.
Power Washing of Exterior of the Homes and Gutter Maintenance
o Provided once every two years during the same service visit.
o Gutter Maintenance shall include cleaning out the gutters and washing the exterior of the gutters. Any mainte-
nance needed to the gutters outside of this service is the responsibility of the Unit Owner.
Maintenance of the Common Areas, Roads and Gate System
Reserves for Capital Assets, Community Walls and Roads
Homeowners Association Budget and Assessments are reviewed annually by Woodcreek Farms Homeowner’s
Association Board and are subject to change without notice to the Sales Staff.
