QUICK UPDATE
ESPL provides Integrated Facility Management services
to WeWork which has begun operations at two new
spaces recently. Hebbal, Bangalore and Vikroli, Mumbai
are the two newest locations. Transition and operations
of the two new buildings have been extremely smooth
because of the experience and learnings ESPL has
from the previous WeWork launches since June 2017.
The ESPL team works closely with the community team
at WeWork to ensure seamless business continuity.
As part of ESPL’s offering to WeWork, the scope
includes housekeeping as well as technical staff to take
care of everything from pantries to washrooms,
plumbing to electrical works, firefighting to sewage and
water treatment. ESPL is all set to begin operations at
WeWork’s Oberoi facility in Mumbai starting July.

2018 has been an excellent year for Embassy Services so far.
Since the beginning of the year, we have expanded our services
both in terms of area as well as the industries we serve. While we
have seen growth in the commercial sector from an Integrated
Facilities Management perspective, we have also seen expansion
across our residential portfolio. However, we are excited to
announce that we have successfully transitioned our services to
include Industrial Parks as well.
Since June this year, we have started operations at the two new
Embassy Industrial Parks at Chakan and Bilaspur, Maharashtra.
We also expect to begin operations at other parks as well shortly.
We see great potential in the warehousing industry and expect
this to be an essential part of our growth story going forward.
On the residential front, we have taken great strides in providing
customised services that enhance the lifestyle and overall
experience of our residents. Since Embassy is known for its opulent properties, we have introduced services to match the
expectations of our residents at these properties. WAYS – or World At Your Service – is our signature program that has been
launched at Embassy Boulevard. WAYS exemplifies our commitment towards customer delight and continued customer
satisfaction. The program covers all relevant, customizable lifestyle services that our residents would require to enhance their living
experience. We expect to take this program to all our premium properties shortly over the next year.
Additionally, we are proud to announce the successful launch of our first in the industry training facility for Housekeeping and
Technical services. While our Housekeeping services are aimed at providing targeted resources for WeWork – one of the world’s
largest provider of coworking spaces – our technical program is aimed at delivering highly engaged technical resources that can
hit the ground running at any of our properties. Our training programs encompass both the operational and soft skill aspect
required for our resources to operate at maximum efficiency across our portfolio. Additionally, our rigorous programs ensure the
adoption of industry best practices and experiences to certify the quality of our operations.
The Embassy Services team continues to be highly engaged to deliver operational excellence – every day, every time. We are
excited about our accelerated growth trajectory this year and look forward to new opportunities to expand and scale our services.

The ESPL team along with TCFM have created a first of its
kind training center which will train both housekeeping and
technical staff to be deployed at various commercial and
residential projects. This curriculum is a perfect combination
of theory as well as practical training to ensure a wonderful
experience for the clients.
WeWork specific training modules have also been developed
to align our staff to the WeWork culture. Soft skills are a
significant slice of this training plan and primarily focus on
personal grooming and communication skills to be imbibed
into the staff. The objective of creating such an exclusive
center is to ensure a brilliant user-experience at all the
properties under ESPL’s management.

4. HIGHLIGHTS
Embassy Industrial Parks was formed to address the
challenges of companies grappling with the building and
management of industrial and warehousing spaces in
India. EIPPL is committed to bringing these spaces in the
proximity of key commercial, industrial and freight corridors
across India.
Embassy Industrial Parks has made history with the honor
of being the first-ever recipient of the ‘World’s Greatest
Brands & Leaders 2017-18 Asia GCC Award’ from the
Logistics sector.
Embassy Services commenced Property Management
Services at Chakan, Pune which is the first project of
EIPPL, on 18th April this year. As part of the initial team
that started operations, Manjit Dey and his crew created a
Master List of documents that include an Occupants
Handbook and a list of compliance procedures that can be
replicated across the upcoming 7 Parks that are in the
pipeline.
ESPL’s vision is to give their clients a WOW experience by
creating standardized operations across parks. Internally,
ESPL aims at ensuring timely as well as high quality
services are delivered keeping in mind the budget of the
clients as well. ESPL has already got it’s team in place for
the next park in Bilaspur, Gurugram which is expected to
begin operations by June 2018.

5. HIGHLIGHTS
WAYS - World At Your Service is a value-added offering at
Embassy Boulevard which will take care of household
cleaning and maintenance of the residents. This new age
service, which aims at making life effortless brings to its
clients a host of packages and a-la-carte options. These
lifestyle packages offer services at market rates and include a
dedicated, experienced and verified team to cater to every
demand of the clients.
As part of ESPL’s Property Management Services, the Sewage and Water Treatment
Plants help reduce dependency on fresh water. This is primarily achieved by avoiding
discharge of untreated water that causes pollution into the ecosystem. Treated water
is recycled for use in landscaping, cooling towers and flushing.
Rainwater harvesting is another important aspect of our Water Management Systems
where roof water is harvested and treated to be used for domestic purposes. The
surface run-off is routed to deep discharge wells in the region which in turn increases
the water table.
The HVAC cooling towers employed in the buildings are designed specifically to
reduce water consumption through minimum spillage and loss through evaporation.
Another technique to reduce water consumption in washrooms is by reducing the
flow rate to 1.5 litres per minute in the faucets and wash basins.
Environmental sustainability is key to ESPL and is achieved through saving water as
well as using recycled water in our Residential and Commercial projects.

In terms of maintenance packages, there are three main
segregations, i.e., Purple, Blue and Green packages.
Maintenance packages essentially include electrical and
plumbing services. Housekeeping services are divided into
Gold, Silver and Insta options which primarily depend on the
size of the villas and the interiors set up in the homes. The
option of a-la-carte services is also given to the clients who
can pick and choose the services required by them.

6. The birds have found a haven in this
scorching summer at Embassy TechZone,
Pune. Lots of birds lose their strength due to
dehydration in this heat and the ESPL
Property Management team have taken the
initiative to keep pots of water for the birds
in the lawns. This initiative will encourage
park users to keep water pots in the
balconies and terraces of their homes as
well to save the lives of birds during
summers.
The Embassy Energize Quiz Whiz 3.0 was held at all four Office Parks
(Embassy TechZone, Embassy TechVillage, Embassy Golf Links, Embassy
Manyata Business Park) from 27th April to 6th May. This edition of the Quiz
Whiz had 100% Corporate engagement in terms of registrations and footfall at
the event. The turnout at the main event in terms of footfall was great because
of the Pre-Hype Promotions conducted at all the parks. As per a survey that
was conducted, 80% participants enjoyed the event and plan on participating
in future quizzes held and 93% of them said they would take part in Embassy
organized events and activities across the parks.
The winners at Embassy TechZone were Sounak Hom and Anchal Tiwari from
IBM. At Embassy TechVillage, Anush and Archana won from IMS Health.
Embassy Golf Links had Sumanth and Viren winning from IBM and Embassy
Manyata Tech Park has Giri Prasanna and Rachit Ajitsaria from NVIDIA as
winners.

Embassy Services celebrated World Environment Day on June
5th at Embassy Office Parks with a host of events and
activities curated to give employees a chance to connect with
nature. These events ranged from distribution of tree saplings
to tree plantation drives, expert talks on Plastic Pollution to
cyclathons and flea markets selling eco-friendly products. This
gave employees an opportunity to learn about environmental
conservation by becoming aware of their efforts towards a
cleaner and greener planet.
One such unique activity was a special workshop on reusing
and reshaping juice cartons into products like bags and home
décor items. The workshop was hosted by Anu Life India (a
Bangalore based NGO) for employees working at Embassy
Manyata Business Park.
Embassy services also joined hands with AB InBev to install a
25x40-feet turtle name “The Hugo” crafted from disposed
plastics at Embassy Manyata Business Park. Commenting on
this installation, Mr. Pradeep Lala, CEO, Embassy Services
said, “These wastes usually end up in our oceans. Our oceans
are increasingly becoming a repository for plastics and micro
plastics, leading to degradation of aqua life. While it is not
possible to remove all plastics from society, we believe it is
important to sensitize consumers on the urgent need to stop
the rampant use of disposable plastics and find viable
alternatives”.
Speaking on the occasion Mr. R. Sampath Raj, Mayor of
Bengaluru said “Embassy Manyata Business Park is known
for its environment friendly initiatives, drives and program
across all their business parks. This time around their initiative
has created awareness to ban plastic, thereby spreading a
message towards waste management & segregation. I must
say we definitely have come a long way in our efforts to save
the environment. I learnt that Embassy Manyata Business
Park produces manure at their park, which is used to
maintaining the campus green. I encourage every citizen to
take small steps towards protecting our environment.”
Embassy Services honored Green rider participants who have
proved their commitment to environment sustainability
through carpooling. The guest of honor was Ms. Myriam
Shankar Krafft, Managing Trustee of the Anonymous Indian
Charitable Trust, who also conducted a workshop on ‘Beat
Plastic Pollution’ for the corporate employees who came
together and pledged to save Earth.

I was with Yashwanth 30 minutes
back and understood his
concern as well and we have this
issue sorted for now. Yashwanth and my contractor
have come to an understanding and we shall follow
his instructions and carry on with our work.

manager that Embassy has had as he solves every
issue very patiently and calmly.

Dear Pradeep,
We had the inauguration of our Wells Fargo Centre, Bangalore on
Wednesday 21st March 2018.
There was a tremendous amount of work that went into getting the
complete campus ready for the event. I would like to put on record the
outstanding work done by the ESPL team here in Embassy Tech Village.
Nagaraj and Arun went beyond the call of duty and assisted us in getting
our campus looking really awesome.
Your team here is extremely proactive and responsive to any request
made by us. Rest assured they are all very reasonable requests.
