Al Khozama hotels & resorts division is the premier and preferred Hospitality Management Business for guests, associates
and owners alike. The company endeavours to introduce the famed upper upscale brand Al Faisaliah and upscale brand
Al Khozama internationally.
Agreements for new member hotels are tailor-made and formulated according to the individual needs of each business.
Through its management contract, Al Khozama provides owners with the essential operational expertise necessary for

16. BUSINESS DEVELOPMENT
One of Al Khozama’s main objectives is to develop strategic alliances with
world-renowned brands and organisations across all asset classes, which will
add value to the core business. These alliances will also offer us scalability
with these brands kingdom-wide. Business Development plays a fundamental
role in the success of Al Khozama’s strategy. The key purpose of the Business
Development department in Al Khozama is to maximise the efficiency of each
of the company’s assets to ensure they all produce solid IRR and ROI metrics
as well as strong revenue, profitability and growth year on year. Business
Development’s aim is to ensure steady income generation of the company’s
principal assets in parallel with maintaining tenant and client occupancy in a
challenging climate to ensure any growth and fiscal investment falls within
the clear defined limits of Al Khozama’s risk profile. The company’s long-term
strategy is to move from asset-based to asset-light. In order to achieve this,
the business will be taking equity positions in viable, pre-assessed developments
that offer strong shareholder value and revenue generation and upside based
on clearly defined ROI and IRR metrics.
Additionally, Business Development will also provide development advisory
services that will be both income generating and profit centers in the medium
to long-term through macro and micro analysis, which will determine project
viability for client provision of full property services such as Asset Management,
Facilities Management and Real Estate Development and Leasing. The
department is also responsible for identifying and executing a development
strategy to allow cross functionality between Facilities Management, Hospitality
and Realty both in-house and to the market.
OPEX management is critical across all assets. In order to reach an ideal OPEX
level, there will be impetus on maximising net asset value of all current real estate
assets, whilst optimising asset efficiency and minimising depreciation aside
from capital growth, focus will be on annualised yield generation. Furthermore
with the removal of utility subsidies, focus needs to be on a defined Top-down
approach to ensure reduction and consolidated OPEX, without hampering
growth for the company.
A clear strategy of capital controls must be introduced over the next 3 years to
minimise the fiscal impact. Business Development will oversee the company’s
transition from an equity-based business to a leveraged one with constant
evaluation and review of economic and fiscal shift to protect the business. The
Business Development department must continuously assess and evaluate the
core fundamentals at both a macro and micro economic level, to ensure that the
company is prepared and in a position to prosper in any economic eventuality.
