1. Conversion Optimize Your Website/ Landing Pages 
Many people think that to generate more leads, that they need to drive more traffic to their 
website which is partially true, however before spending money to drive targeted traffic to your 
website, you should first ask yourself the question….how can I convert more of my existing 
inbound website traffic into leads and sales? This is what is known as conversion optimization. 
 
 
 
While conversion optimization can truly take time and money driving traffic to test and optimize 
your landing pages converting at peak efficiency, it is by far the most important thing you can 
do, because otherwise you would be wasting your money on marketing and advertising if there 
were things you could change on your landing pages to make them convert 20% better. 
  
A/B Test Your Landing Pages 
A/B testing your landing pages is a surefire way to narrow down/ optimize your page using the 
process of elimination. The diagram below shows how this works. You basically create multiple 
versions of your landing pages with different headlines, colors, and layout combinations. You 
then drive an equal amount of traffic from the same traffic source to the multiple landing pages 
to see which one is the winner. You then take the winner, and you can either use it, or continue 
to make more variation of the winner to split test again to make it convert even better. 
 
  
Install An MLS Search Form On Your Website 
A guaranteed proven way to generate more real esatet buyer leads is to install an MLS search 
form on your website so visitors can easily and quickly search for a home.  Once they do a 
search, you get a notification informing you that a new lead was added to your database. You 
can then followup with that prospect and see if there is anything you can do to help them.

Plaforms like youtube and vimeo are a goldmine of free traffic and high quality buyer leads. 
People nowdays have a short attention span and sometimes they would rather watch a video 
that read an article when it comes to finding what they are looking for online. Youtube gives you 
massive leverage because it is free, and if you choose the right keywords, you can easily rank 
on the first page overnight which can get you a tons of traffic which converts into phone calls, 
contact form submissions and ultimately buyers. Additionally, video converts higher than many

Email marketing without a doubt yields one of the highest ROI’s compared to other marketing 
channels. The main reason for this, is once you get subscribers on your email list, you can

times.​ Email marketing is perfect for this because you can send them value packed newsletters

ton of credibility and position you as the expert in the eyes of your prospects. Additionally, it give 
you the opportunity to give them additional incentives to meet with you about discussing the 
home they are looking for, and it’s perfect for when you want to notify your leads of a new open 
house that is taking place. As you can see, email marketing really gives you the ability to nurture 
your leads to convert as many of them as possible into clients. 
4. Make Your Website More Socially Shareable 
Social media is even more powerful than every before. Not only do social shares directly 
increase the traffic to your website from click thrus, but it also influences your Google ranking. 
Google now puts lots of emphasis on social signals when it comes to organic SEO rankings. 
They know that when people share your content on social media, and it gets reshares over and 
over, that it must be popular, therefore people like it. So you can see how making your blog

The 2nd method is called guest blogging which involves blogging on other more well 
established blogs that already have massive readerships, and social media followings. This can 
be tricky finding someone who accept guest blogs posts, however I have the perfect alternative 
for you that has worked wonders for generating leads and sales for my real estate clients, and 
it’s called​ ​Active Rain​. This is a high traffic blogging platform specifically for real estate agents 
looking to generate more leads. It has a great alexa ranking, and the posts you make on active 
rain can get a tons of traffic because it already has a huge following. 
  
 
 
 
 
6. Take Advantage Of Remarketing Pixels 
If you are a realtor, im sure you are no stranger to using Google adwords for generating search 
traffic to your website. What you may not be aware of is the fact that google offers a solution 
called “remarketing” also known as “retargeting”, that allows you continue to advertise to visitors 
who visited your site and left. Im sure you have experienced the buyer side of this advertising 
method one day when you did a search for something on google, and noticed you saw ads 
banner ads directly related to that search when you went on facebook, youtube, and other 
various websites. 
The way it works is, a tracking pixel is installed in their browser when they visit your site, then it 
displays dynamic banner ads to them on other sites they visit. The results are much higher lead 
to sales conversion ratios, directly increasing your ROI. As mentioned above in the email 
marketing section I covered, people are 80% more likely to make a buying decision after the 5th

7. Utilize SEO strategies To Get Organic Search Traffic 
Organic SEO search traffic from Google is by far one of the most powerful and targeted 
solutions to generating high quality qualified real estate buyer leads because the leads 
generated are real time internet users searching for terms like “Tampa Florida Real Estate 
Agent”, or “homes for sale in Mufreesboro Tennessee”. When you combine this with a high 
converting landing page, capture leads, make your content shareable and utilize remarketing, 
you gain massive leverage and have plenty of scalability in your business, marketing budget, 
and ultimately your profits. 
 
 
 
SEO is a combination of “on page” optimization (implementing target keywords into text, image 
alt tags, meta tags, etc with 2­4% keyword density, making sure site is mobile friendly, speed 
optimized, socially shareable….etc, and offpage optimization (backlinks from relevant content 
such as blog posts, videos, infographics, local directory submissions, forum backlinks, social 
media profile links, social signals such as share, tweets, likes, comments, reblogs, repins, 
Google+1’s, etc). This can take some time to rank because you must earn your spot on Google
