Demat Account
The term "Demat", in India refers to a dematerialized account for individual
Indian citizens to trade in listed stocks or debentures in electronic form rather than
paper, as required for investors by the Securities and Exchange Board of India
(SEBI). In a Demat account, shares and securities are held electronically instead of
the investor taking physical possession of certificates. A Demat account is opened
by the investor while registering with an investment broker (or sub-broker). The
Demat account number is quoted for all transactions to enable electronic
settlements of trades to take place.
Access to the Demat account requires an internet password and a transaction
password. Transfers or purchases of securities can then be initiated. Purchases and
sales of securities on the Demat account are automatically made once transactions
are confirmed and completed.
Trading Accountant
An account similar to a traditional bank account, holding cash and securities, and is
administered by an investment dealer. An account held at a financial institution and
administered by an investment dealer that the account holder uses to employ a
trading strategy rather than a buy-and-hold investment strategy.

Derivative security
A security whose price is dependent upon or derived from one or more underlying
assets the derivative itself is merely a contract between two or more parties. Its
value is determined by fluctuations in the underlying asset. The most common
underlying assets include stocks, bonds, commodities, currencies, interest rates and
market indexes. Most derivatives are characterized by high leverage.
Commodity trading
An individual or a firm, registered with the Commodity Futures Trading
Commission that receives compensation for giving people advice on options,
futures and the actual trading of managed futures accounts. Registration for CTAs
is done through the National Futures Association, a self-regulated organization
responsible for reviewing and accepting registration.
Initial Public Offering – IPO
The first sale of stock by a private company to the public. IPOs are often issued by
smaller, younger companies seeking the capital to expand, but can also be done by

large privately owned companies looking to become publicly traded. In an IPO, the
issuer obtains the assistance of an underwriting firm, which helps it determine what
type of security to issue (common or preferred), the best offering price and the time
to bring it to market.
Mortgage
A debt instrument that is secured by the collateral of specified real estate property
and that the borrower is obliged to pay back with a predetermined set of payments.
Mortgages are used by individuals and businesses to make large purchases of real
estate without paying the entire value of the purchase up front. Mortgages are also
known as “liens against property" or "claims on the property."
Insurance
Insurance is a form of risk management primarily used to hedge against the risk of
a contingent, uncertain loss. Insurance is defined as the equitable transfer of the
risk of loss, from one entity to another, in exchange for payment. An insurer, or
insurance carrier, is a company selling the insurance; the insured, or policyholder,
is the person or entity buying the insurance policy. The amount to be charged for a
certain amount of insurance coverage is called the premium. Risk management the

practice of appraising and controlling risk, has evolved as a discrete field of study
and practice. The transaction involves the insured assuming a guaranteed and
known relatively small loss in the form of payment to the insurer in exchange for
the insurers promise to compensate (indemnify) the insured in the case of a
financial (personal) loss. The insured receives a contract, called the insurance
policy, which details the conditions and circumstances under which the insured
will be financially compensated.

EXECUTIVE SUMMARY:
The report contains the study done at IBHFL. The report title is “A Study on
NEGATIVE FIELD INVESTIGATIONS REPORTS”
The report gives an Overview of the FI reports which company gets from its
Vendors about their client’s authenticity.
The study was conducted to find out the reasons for NEGATIVE FIELD
INVESTIGATIONS REPORTS.
The methodology adopted for the study was the negative reports from the company
itself i.e., Primary Data. For this purpose, a sample size of 100-150 was taken.
Data was collected by the Vendors of the Company which is restricted and
confidential to the Company and was also analyzed thoroughly and presented in
the form of tables in Excel Sheet.
IBHFL must take some serious actions on their increasing number of negative FI
reports. They should ask their vendors to call their clients from a particular cell
number and not from their landline numbers. IBHFL must work on its sales team
members.
On the whole IBHFL is a good place to work at. The company should try to take
action against their vendors and sales members, it will help the company in
reducing their cost and time.

LITERATURE REVIEW
There is a growth of home loans after 2001.
Ojha (1987) in his paper "modern international caparison of productivity and
Profitability of public sector banks of India" making Comparison on the basis of
per employee indicators and taking examples of state bank group and Punjab
National bank noted that Indian banks are the lowest in all accounts. However such
international comparison will not be fair for numbers of reasons. He also
mentioned Home loans have an inverse relation with interest rates i.e. when
interest rate low the demand for home loans increase.
Narasimham Committee (1991) points out that although the banking system in
our country has made rapid progress during the last two decades, there is a decline
in productivity and efficiency and erosion of profitability.
Department of Banking operations and development, RBI: Bombay observed
that the rapid expansion of banks activities since 1970 called for a phase of
consolidations to improve the quality of banks operational efficiency, productivity
and customer services.
Lacour Michael (2006) there are some problems also attach with these home
loans such as time i.e. filling of application of loan to closing, people have their
own specified needs from these home loans which are not fulfilling.
La courr, Michael (2007) analysis in this study the factors affected the increase in
the level of Annual percentages rates (APR) spread reporting during 2005 over
2004. The three main factors are changes in lender business practices, changes in

the risk profile of borrowers and changes in the yield curve environment. The
Growth of home loans is due to increase of living standard of people, shifting from
joint family to nuclear family.
Berstain David (2009) examined in this study taken from 2001 to 2008 that in this
period there is increasing use of home loans as compared to private mortgage
insurance (PMI).People are going more towards home loans than private mortgage
insurance. IHFL provides a very competitive interest rate on home loans as
compared to other banks.

STATEMENT OF PROBLEM
The objective of every company would be reducing or minimizing their cost so that
their profits and revenues could go up. Maintaining cost and time is always a
challenge for the organization. Many times, company is not able to reduce costs
because of the various reasons attached to it like, they do not want to change their
vendors or the companies.
NEED FOR THE STUDY
IBHFL always wanted to maximize their revenues and profits but due to the
unknown reasons that the cost reduction analyzed by the company is not up to the
mark. Intends to find out the causes and remedies for the high cost.

1. To minimize the cost and time of the company in investigating negative
reports.
2. To know the limitations of the vendor and the salesperson.
3. To study the general profile of the customers.
4. To offer few suggestions/methods for reducing cost and time.
METHODOLOGY
RESEARCH METHODOLOGY IS A WAY TO SYSTEMATICALLY SOLVE
THE RESEARCH PROBLEM.
Research Methodology is a way to systematically solve the research problem. In it,
step-by-step methods are followed to solve a particular problem. It refers to a
search for knowledge. It can also be defined as a scientific and systematic search
for pertinent information on a specific topic. In fact, research is an art of scientific
investigation.
The methodology adopted for this study was discussions with branch heads, FI’s
officers, and managers, employees of IBHFL, salespersons, vendors, and
colleagues. Hence, the research spent considerable time in studying negative
reports. The main focus was to find out the causes and reasons for the negative
reports which is obviously increasing company’s cost and wasting time as well in
processing files.

SOURCES OF DATA
Primary Data:
Primary data is the new or fresh data collected from the respondents through direct
interview using a pre-structured questionnaire. Primary data is collected, through
questionnaire and survey of 100 numbers of respondents of IBFL & others with 25
to 50 years age group, residing in Bangalore city.
Secondary data:
Secondary data is obtained from published sources, including literature, industry
profile, and databases of the company. Internet sources and published books

Company Field Investigation Officer’s already had some prescribed Questionnaire
which they provide to the vendor or agency who make a report after meeting the
clients. After the collection of negative reports, I did analyze and interpreted the
data, and found out IBHFL is incurring a huge cost in dealing with negative FI
reports.

IBFL is the best company in New Delhi. Because they are a quick service provider,
less paperwork, and sanction the loan at a negotiable rate of interest within 48 hr.
after completing the paperwork.

SAMPLING SIZE
A Sample size of 150 negative field investigation reports was taken.
FINDINGS
1) No client interaction for additional information.
2) IBHFL never rejects their clients on the basis of one negative report.
3) Vendors or Agencies should update their parameters to judge a client for the
loan approval.
4) A salesperson should meet each and every client in person and should take
their information (Office and Residential Address, Phone No.) completely
and carefully.
5) Third party check is a very important parameter for IBHFL while
considering client for a loan.
6) Both Office and Residential Address Field Investigation report must be
positive.
7) Applicant and Co-applicant, both address proofs are mandatory for the
company.
8) A salesperson should read their manual clearly and should not give
preference to an applicant who belongs to the NEGATIVE AREA.

DATA ANALYSIS AND INTERPRETATION
In Data Analysis, I analyzed 200 and above negative FI reports and interpreted
them in excel sheets by mentioning reasons for negative FI, Remarks, and methods
to overcome.
For example:
Case 1:
REASON: Negative area (slum areas)
Remarks: All the parameters are met, but case was not sanctioned because of the
Negative area issue
METHODS TO OVERCOME: Sales person should not consider those cases who
are falling in negative area
Case 2:
REASON: incomplete address.
Remarks: address was not traceable due to the income address provided by the
applicant.
METHODS TO OVERCOME: salesperson should write complete address along
with house number and landmarks.

After the study and interpretation of 200 negative reports, it can be concluded that
both the salesperson and agencies must help the company in reducing their cost
and time in investigation negative FI reports.

LIMITATIONS OF THE STUDY
• When agency’s person could not be able to trace right residential or office
address of the applicant, they called applicant and wrote down complete
address but did not visit there. It increases company’ cost and time.
• There was no personal interaction with the client
• No personal interaction with the agency people.

SUGGESTIONS:
This Project titled “To study on the negative Field Investigation Reports” was
undertaken primary data were collected and organized and the same was
analyzed. Subsequently, research finding was prepared and documented. Based
on the research findings following suggestions are made:
• A Salesperson should not consider those files which fall in negative areas.
• A Salesperson should write complete addresses of applicant and co-applicant
along with house numbers and landmarks.
• If a vendor gets right residential or office address on phone, then he should
visit and confirm their stay and business at that time only.
• Vendors must call applicant from a cell number, not from the landline
numbers.

CONCLUSION
The majority of India’s non-financial banks are not very diversified in terms of the
products and services they offer. One strategic focus that institutions can
implement to remain competitive would be to reduce their cost as much as
possible. And cost reduction is possible through applying and training new
techniques to employees and salesperson. Thus, low cost is the key to making huge
profits in today’s competitive era.
IBFL has a good system of loans proposals, which helps to sanction the loan. The
time taken by the company to sanction the loan is satisfied. The loans are
sometimes rejected also, it is been taken into consideration, the manager had to
maintain the record of the rejected applications for analyzing the causes of
problems. IBFL is located in an urban area many of the home loan, commercial
vehicle loan, loan against properties, are sanctioned more in number. IBFL is very
good at providing the services and gives a high amount of loan &low interest rate
and the accurate services.
Finally, the whole research was carried out in a systematic way to reach exact
results. The whole research and find based on the objective. However, the study
has some limitations also such as lack of time lack of data, not good knowledge of
local language, which posed problems in carrying out the research. But proper
attestation was made to carry out research in a proper way and to make an accurate
conclusion for the IBFL which may beneficial for non-financial banks to enhance
their customer base.
