EXECUTIVE SUMMARY
The Boulder Group is pleased to exclusively market for sale a single tenant Safelite AutoGlass property approximately
eight miles southwest of downtown Chicago. The 4,000 square foot building was constructed in 2012 within a dense
area of the Chicago MSA. The corporately guaranteed lease has over ten years remaining and features two rental
escalations in the primary term. Safelite AutoGlass is the largest auto glass repair and replacement organization in
the United States with annual sales in excess of $1 billion and 423 locations nationwide.
The subject property is located on the southwest corner of Ogden Avenue and Scoville Avenue in Berwyn, Illinois.
Ogden Avenue is a heavily trafficked thoroughfare that experiences traffic volumes in excess of 25,000 vehicles
per day. The property is located approximately 2.5 miles from Interstate 55, which has traffic volumes in excess of
150,000 vehicles per day. The area is densely populated with over 225,000 people living within three miles and
670,000 people living within five miles of the property. Ogden Avenue is home to many national and local retailers.
The surrounding area features many national automotive service companies including AutoZone, Pep Boys, Car-X,
Advanced Auto Parts, Jiffy Lube, Midas, Enterprise, and J.D. Byrider. Other retailers in the immediate area include
Walgreens, Chase Bank, PNC Bank, BMO Harris Bank, McDonald’s, Radio Shack, Ace Hardware, and Circle K.
Safelite AutoGlass’s original lease term was for twelve years and expires in February 2024. The base rent increases
by $2,000 every four years with the next rental escalation to occur in February 2016. There are two 5-year renewal
options with a 10% rental escalation occurring in each option period. Safelite AutoGlass has locations in all 50 states
and employs approximately 10,000 people.
