• Efficient building envelope (insulation, air tightness)
• Summer thermal insulation / usage of solar heat gain / daylight
• Origin of the materials, reutilization, Grey energy (= embodied energy), Small
ecological footprint
• Energy efficiency, low use
• Obligation to connect to the self contained heat and energy network > ADEV
Economy
• Flexibility of use (simple alterable building structure)
• Shared infrastructures for residential and commercial areas

• Promotion of exchange between site users, encounter-fostering design
• High security perception for the site users (openness, view, lighting, „social
control”, no pure „sleeping accommodations“)

19. The Sustainability Concept is effective
• The granter of the building rights imposes a sustainability
character on the projects
• Increased need for discussion and planning effort among the
building owners and planners
• Different requirements and the multiple-eye principle leads to a
broader view and mature projects
• Planning takes longer and leads to higher quality
• Criteria catalogs can be used as control tools, leaving decisions
open
Important: The sustainability committee sets a common thread at
milestone meetings. Knowledge transfers take part

20. Control of small Apartments
• Restriction of living space consumption: < 45 m2 / person
(including corridor, staircases and common rooms)
• Housing mix: Between 30% and 50% of the apartments have 4 or
more rooms
The combination between these two mandatory criteria led to a
very economical use of living space at Erlenmatt East

• Restriction of living space at 45 m2 / person
• Rental prices below the quarterly average
Regardless of the construction costs/m2, the smallest apartment
in terms of area has the cheapest rent
Small apartments with good, functional floor plans are
preferable

Solutions for cost savings:
select the most likely and useful variants
only one variant per side
Decisions of planning team:
• Accessible installation shafts in the staircase with opening fronts
• Comfort ventilation tubes can be switched
• reduced electrical conduits and loop boxes laid on sight
• Underfloor heating room for room, heat is charged by m2

25. Conclusion
The granter of the building rights has power, freedom of creation,
and control capabilities. He can:
• Set the framework conditions for a sustainable lifestyle
• Lay down requirements on the buildings and thus indicate a
direction towards sustainability
• Due to the compilation of the holders of the building rights, the
granter of the building rights can influence the neighbourhood
significantly
These possibilities can be used by the private granter of building
rights and authorities
