• Summer thermal insulation / usage of solar heat gain / daylight
• Origin of the materials, reutilization, Grey energy (= embodied energy), Small
ecological footprint

• Restriction of living space consumption: < 45 m2 / person
(including corridor, staircases and common rooms)
• Housing mix: Between 30% and 50% of the apartments have 4 or
more rooms
The combination between these two mandatory criteria led to a
very economical use of living space at Erlenmatt East

Regardless of the construction costs/m2, the smallest apartment
in terms of area has the cheapest rent

25. Conclusion
The granter of the building rights has power, freedom of creation,
and control capabilities. He can:
• Set the framework conditions for a sustainable lifestyle
• Lay down requirements on the buildings and thus indicate a
direction towards sustainability
• Due to the compilation of the holders of the building rights, the
granter of the building rights can influence the neighbourhood
significantly
These possibilities can be used by the private granter of building
rights and authorities
