Odom has indeed been an amazing experience to work
on for ULS. The design provided by award-winning
architects Kite Studio Architecture has exceeded our
expectations and the principal, Mr. Khai Saharom, has
truly been a pleasure to work with. Our architectural brief
offered the challenge, “how do you create a community
in a vertical structure?” Khai took this to heart, working
with us in-depth to explore this question and develop a
concept that was unique not only to Cambodia, but the
entire real estate sector.
ULS has also been fortunate to work with some
outstanding partners on other aspects of the project.
BEE Incorporations has helped us assess the project for
its candidacy to be one of the few LEED Gold-certified

Founder & Managing Director
A father-of-two, Leang loves the challenge of problem-solving. He believes that there is a
solution to everything. Following his return from the United States in 2004, the hard-working
entrepreneur shaped many successful businesses from hotels to restaurants. As a developer
and the founder of ULtS, Leang believes, “We are in the business of building homes for people,
not just building blocks. This is a huge responsibility for developers. As a father, a husband, a
son, a friend, I understand what it means to invest in a home.” With this mindset, Leang set
the founding ideas for what would become Urban Living Solutions.
DANIEL CHAVEZ
Projects Development Director
Daniel is a San Francisco Bay Area native whose professional journey began with art but
transitioned into structural engineering shortly after. As a licensed civil engineer in the state
of California, Daniel specialized in the seismic design of building structures. Since venturing
abroad in 2014, he has worked on projects in Nepal, Myanmar, Cambodia, Vietnam, Hong
Kong, Indonesia, and the Philippines, all of which inform his holistic understanding of Asia’s
thriving construction industry and the real estate development sector that guides it.
CORBETT HIX
Partner, Creative & Community Director
Corbett is a Texan who is constantly looking under the surface to find underlying connections.
Having lived and worked in the United States, Japan, Korea, and Cambodia, his professional
experience runs the gamut from a barista, teacher, fitness coach and designer to operations
executive and creative director while being a passionate urbanist. In short, Corbett does not
fit in a box very easily. At ULS, his job is to help clients see beyond the obvious and take the
seeds of an idea and transform them into a full concept. His kickoff project at ULS was to help
lead the Factory Phnom Penh project, which he continues to serve as an advisor.
SAN SOEURN
Finance Director
San is a Certified Accountant with almost 20 years’ experience in accounting and finance. Prior
to joining ULS, he worked for several international companies in the retail industry. A devoted
father to two children, he enjoys working with young people and helping them develop skills to
succeed in their professional life. When he’s not in the office, he enjoys playing golf or listening
to country music.
SVEN ADLER
Project Manager
In September 2019, Sven Adler joined ULS as Project Manager, leading its largest project
to date, Odom Tower. Sven holds 13 years of experience as a logistics officer in the German
Defense Force, and was also a project manager in Australia. With a passion for sustainable
methods in construction, he believes that “A good development should add to the quality of
life, not take away from it. It is important to focus on livability and the long-term effect on the
city, especially in a fast-developing country like Cambodia.” With this mindset, Leang set the
founding ideas for what would become Urban Living Solutions.

To date, ULS is just shy of six years old. What began in 2016
as a test project between Leang, his wife, and a few friends
ended up taking off and growing rapidly. Starting from a
humble team of three persons to now reaching 40+, we are
proud to add a seventh project to our growing portfolio. Fully
committed to challenging expectations, we don’t sell “units”;
we build homes and communities that connect, inspire,
and benefit the people that live and work here. Through all
the communities we build, community-focus development
remains at the core.

As a direct response to the one-size-fits-all strategy, ULS’
first project began in 2016, and wanted to demonstrate that
well-designed condominium living was not only a profitable
investment but a place that Cambodians would choose to live
in, given the option.
Urban Loft’s mixed-use high-rise and landed property
development rethought two key elements in Cambodia’s
contemporary architecture – shophouses and condominiums.
Comprising of two towers, 182 units and 21 shophouses this
project created an entirely new typology appropriate for the
modern era. Open layouts prioritizing function, high-quality
materials, and attention to detail combined with unique
community-oriented amenities for families have helped to
usher in an entirely new, and exciting way to live in Phnom
Penh.
Many early buyers envisioned the units as rental properties
but have since decided to make these investments their
primary residence. This is a result of the interior layouts, open
kitchen plans, attention to detail, and the best-in-class shared
amenities not found at other developments.
ULS took the same approach to the 21 shophouses that
surround the two condo towers. Six meters wide compared
to the traditional four allowed far more flexibility in how the
shophouses are used. The floorplans also provide a separate,
rear entry to a dedicated stairwell to each of the four floors.
This configuration allowed buyers a much better option for
letting out floors to tenants; something owners were already
forcing spaces to do even though they were not designed
for this. The response was immediate, with the shophouses
selling out within months.

Located ten minutes from the center of the Cambodian capital,
Urban Village is the “Live” and “Play” components of Urban
Hub, with over 800 units in Phase 1 – sold out in less than a
year – and over 4,000 units for Phase 2 & 3. Directly adjacent
to Urban Village is Factory Phnom Penh, where the “Work” and
more “Play” activities take place.
How do you build a community in a high-rise? How do you
connect people in an entirely greenfield development where
everyone will be strangers when they move in? What do you
do with the 3.4-hectare, 16-building garment factory sitting on
half of the land awaiting development?
These were some of the design challenges posed to ULS for
Urban Village, the residential component of the Urban Hub
project.
Our answer was to develop quality condos that are accessible
to and designed for the local market. With ample parking,
3,000 SQM of commercial and retail space focusing on
“everyday needs” (supermarkets, restaurants, cafes, a
school, etc.). We designed 45% of the site for green space
and outdoor activities to allow residents’ children to play and
parents to become friends. Urban Village Phase 1 is the first
condo product in the country to prioritize community-oriented
amenities and create connections amongst its residents.

IDEAS HAPPEN HERE
From the growing success and reputation following Urban Loft,
the next opportunity for a joint venture came up – a 3.4-hectare
former garment factory complex in the south of the city. ULS
joint venture partners purchased the land and, in 2017, began
conceptualizing to repurpose the site into Cambodia’s largest
coworking space.
Factory is the “Work” and “Play” components to the Urban
Hub project (Urban Village provides the “Live”). Blending
working space with creative inspiration, the goal of Factory is
to support the country’s young entrepreneurs in developing
their next great business idea while helping innovators to push
the boundaries of art and design.

Starting up a business is challenging in every country, but in
a rapidly developing nation this can be more complicated.
Available from 2-person micro spaces to larger offices for
12, these rooms come with desks, chairs, and other basic
furnishings.
Inspiration Library
ULS believes ideas can come from anywhere, and some of
the best come from leafing through interesting books. We
wanted to provide a space where young people could find
inspiration and take a break from their phones. Factory’s
Inspiration Library is a space to hang out, read, check out
some books and explore new places.
Connect Spaces
Core to the idea of creating spaces for people from all parts
of the campus to meet, Factory is home to two game rooms,
two basketball half courts, a beer garden, several outdoor
and green spaces inviting people to connect and meet
others.
Visual, Music and Photography Studios
Tohelpvisualandmusicartists,UrbanHub(themanagement
company formed by ULS and our joint venture partner,
Goldfame International), subsidized the costs of several
small art, photography, rehearsal and recording studios
to cultivate young organizations and make Factory Phnom
Penh a constant hub for creativity.
The Campus
Initially consisting of 17 buildings, the largest F1 building
was originally the primary production floor stands at 10,000
SQM and hosts some of the most popular facilities at the
site. Other buildings have been repurposed to house office
space, various creative studios, a carpentry workshop and a

In 2017, ULS ran an architectural competition to “reinvent the
shophouse” aimed at repurposing shophouses. Located just
15 minutes from the heart of Siem Reap City, and designed
by Aerne Architect & Associates, Bakong Village was the first
step to what would become the master plan development that
places people first, and cars and motorcycles second.
INNOVATIONS
Everything in Bakong Village is designed to improve the current
lifestyle in Cambodia. Through innovation and convenience,
some of our solutions include 22 shared courtyards, home
interiors with ample air ventilation and airflow, and plenty
of spaces for sports, picnics, and community get-togethers,
beautifully designed by Native Landscape Design.

THE RIGHT
DESIGNER FOR A
UNIQUE PROJECT
One of the most striking features of Odom is the
architecture itself. Two towers, purposefully built to both contrast,
and complement each other in design and function. When ULS
first endeavored on the idea of building a mixed-use
high-rise project along Norodom, we knew that we wanted
something that would live up to its premier location – a
design that would command attention for decades and
become an icon along the boulevard.
At the same time, we knew we did not want a standard tower,
centered on a lot that lacked integration with its surroundings.
Towers, particularly business towers, can be isolating, leaving
those coming daily with cumbersome long elevator rides if they
want to step out for some fresh air and natural light.
We also wanted to integrate the residences in a way that
would work well with the very different needs of the offices.
When considering designers, we saw the perfect
opportunity to engage Kite Studio Architecture, a firm we
had known personally but had not yet had the opportunity to
work with. ULS developed a detailed brief, including
some rudimentary sketches that detailed how we wanted
interaction space for the residents of both towers.

design was conceived from re-thinking
what a skyscraper can and should be
in Phnom Penh. We wanted a design
that can represent the resilience and
aspiration of the community, keeping
in mind the need for sustainability. We
imagined the city streetscape arranged
vertically, interspersed with delightful
common spaces that set the foundation
for community growth.

Based in Singapore, Kite Studio Architecture
was founded by Mr. Khairudin (Khai)
Saharom. Having grown up in a family of
builders, Kai found his love for creation
and details early in life. After completing
his Master of Architecture at the National
University of Singapore, Khai went on to work
at CPG Consultants and Aamer Architects
in Singapore, both known for building some
of the most iconic modern residences in
the country. In 2011 he went on to found
Kite Studio, focusing on helping clients to
“think big”, while providing detailed thought
and execution on craftsmanship. In 2017
he looked inward from his structures and
launched Chrysanthemum by Kite, furniture
inspired by his upbringing in his family’s
furniture workshop and love of well-designed
objects.
Khai was recognized as one of the top
20 architects in Singapore under 45
by the Urban Redevelopment Authority
in 2018. He also received the Youth
Environmental Award and Lee Kuan Yew’s
Gold Medal. The Business Times and The
Peak Magazine have also named him as
one of Singapore’s personalities to watch.
Since launching the studio, Kite has built an
impressive portfolio, with work in the home
base to Singapore while also extending
to Malaysia, India, China and Myanmar.
From single residence homes, restorations,
resorts and high-rise residences in India and
Myanmar, the firm’s projects demonstrate
a breadth of architectural know-how. All
this work translated into awards from the
Singapore Institute of Architects in 2012, and
again in 2019.
ULS MEETS KHAI
ULS Founder, Leang Kean, first met Khai
in 2012 through a fellow developer based
in Singapore. Impressed by a concept
presentation for a fashionable cafe, Leang
hit it off immediately with the young architect,
realizing they share a passion for thinking
beyond the form of the building. The two men
place a great value on function and how a
building should serve its residents, whether
for living, working, or a bit of both. Coming
off the heels of Urban Loft, and in the midst
of Urban Village (phase 1), Leang and Khai
looked forward to a chance to work together in
the future, trading emails and ideas regularly.
ODOM: THE RIGHT
PROJECT
In 2018 the perfect project for collaboration
between ULS and Kite Studio presented
itself. ULS found the opportunity to build an
international class high-rise (or two actually),
in a location second to none in Cambodia’s
capital. Leang and Corbett Hix, ULS Creative
& Community Director, worked on initial
concepts and a detailed conceptual brief
to present to Khai, hoping to make this
a collaborative process. The aim was to
disconnect dedicated high-rise functions,
get away from single-use functions of “live
or work,” and think about how communities
could come together in a vertical structure.
“Your future best friend or spouse could be a
floor or two away in a tall building, working in
a different office, but how often do you meet
people outside your workplace, even if they
are just 20 meters away?” asked Corbett Hix.
In a 40-floor tower, long elevator trips down to
the coffee shop or food court take time, and
the chance to meet people is limited. This
was a problem Khai set out to solve.
Khai responded by mixing up the more
dedicated approach to buildings. Early
concepts already indicated that the site
would host not one, but two buildings.
He presented the idea of what he called
“urban nodes,” spaces where people come
together and meet for social or casual
functions. These are often in public areas, or
perhaps on the plinth or retail ground floors
of most buildings, but these are also limited
opportunities for interaction, requiring long
travel distances. These “nodes” would be the
foundation for Odom Tower’s “Sky Villages”
and the Sky Bridge linking the two structures
60 meters above the ground. ULS and Kite
Studio are excited to share more details
about Odom’s design in future issues. In the
meantime, we are on regular MS Teams calls
finalizing Odom’s detailed design, and looking
forward to seeing Khai in person now that
travel restrictions are easing.
In addition to being the principal architect
at Kite Studio Architecture, Khai is also an
adjunct assistant professor at the Singapore
University of Technology and Design. He also
is a board member of several organizations
in Singapore involved in promoting Malay
heritage as well as advising the Urban
Redevelopment Authority of Singapore.

VERTICAL MASTER PLANNING
Social areas of commercial buildings are typically centered on ground floor podiums that act
as “community nodes” where building residents can interact, either through dining at popular
lunch spots, grabbing a coffee, or sitting in public spaces. Reaching these “break” spots
requires long trips, particularly in taller buildings, limiting opportunities for neighbors to meet.
Odom is taking the concept of these community nodes and lifting them from their ground
floor attachment, breaking them down into Sky Villages, and placing them vertically in the
office tower. These hub areas are bringing the community spirit of Cambodian village life into
the future by providing shared amenities and outdoor green space for residents to pause,
interact, and connect. With active stairs and outdoor areas, these spaces will help building
residents meet folks from offices next door and above simply by bringing these “nodes” up to
the people.

DESIGN INSPIRATION
Odom Tower is divided into four segments, inspired by the stacked stones of the Angkorian
temples. Utilizing brick, bamboo and a selection of other regional items, each of the sky
villages present in the building looks to rethink local materials as things to celebrate and
incorporate into current design, even as the country modernizes.

The Odom project team is also proud to

What is LEED? It stands for “Leadership
in Energy and Environmental Design” - a
globally recognized system rewarding best
practices and innovations in construction.
Being one of the few buildings to hold
LEED-certification, this means the project’s
high-performance green building will offer
future residents and tenants a healthier,
sustainable way of living and working.
Concrete Over Glass
With both high electricity and transport
costs and steady, hot temperatures in
Cambodia, sustainability is a key concept
at Odom. The designers limited large scale
glazing to reduce heat buildup and elected
to develop their own pre-cast concrete
solutions to reduce construction costs
and environmental impact. The lobby area,
often a major showcase space with vaulted
ceilings and high costs to cool down, has
been rethought, becoming instead open-air,
calling back to the voids common in larger
structures of the new Khmer architecture
of the 1960s. The aim was not to hide from
the local climate but to work with it, using
local materials and smart design to create
naturally-ventilated and shaded spaces
instead of enclosed, air-condition-dependent
areas.
Enhancing Community and Tradition
Odom attempts to bring forward key aspects
of Cambodian village life into an urban
context. We want to create shared spaces
for people to meet and gossip, with plenty
of greenery that shades residents from the
hot sun but allow interaction with nature, as
well as commercial spaces for the trade of
not only goods but also ideas and stories.
Odom Square along the podium and the
Sky Villages distributed vertically, both
provide green pockets of community space
for residents to find quick relief from the
confinement of the desk.
Whether residents require a seminar room or
a space for some midday yoga or afterwork
drinks, we’ve worked to incorporate
interaction points and nodes throughout the
building. We aim to invite tenants outdoors
to mingle and connect, making Odom Tower
a workplace they look forward to going to
daily.
Landscape Replacement Strategy
Phnom Penh is notoriously lacking in green
space, so the developer transformed the
pre-build site into a small park called Odom
Garden. While temporary, its objective is to
help remind city residents of the vital need
for both public and green space. The final
development will incorporate the core aspect
of this temporary park, from trees along both
the podium and Sky Villages, to play spaces
for children and a dog park. Once completed,
these spaces, available to the public at
large, will house more greenspace than the
floor area of the current park.
With a cascading courtyard and decks,
Odom Square, the five-floor retail and
commercial podium is the heart of the
project. Inspired by the rice terraces
throughout Southeast Asia, the naturally
ventilated space will provide an energy-
efficient community hub with ample
vegetation creating cool microclimates to
escape the sun and the hot temperatures
(averaging around 30 degrees throughout
most of the year).
The whole Odom development is set back
from bustling Preah Norodom Boulevard,
a primary north/south artery of the city,
and will draw people in from central
Phnom Penh’s busy streets. In a city that is
transforming itself on a daily basis, Odom
Square hopes to offer a moment of escape
and serenity.

CONDO”
You are undoubtedly familiar with the most
common real estate investments: land, residen-
tial homes, and condos. Odom Tower offers a
lesser-known opportunity, strata-titled offices,
or what we like to call Office Condos.
Office Condos are similar in many ways to
traditional residential condos, but in many
ways, with fewer hassles and a better chance
at long-term returns. Just like a residence, you
own the strata space and can choose to rent it
to a tenant, use it for yourself to house your new
corporate headquarters, or look at reselling in
the future at a higher price. It’s your property;
you can essentially do what you want.
Where Office Condos differ from residences is
in easier overall management. Unlike residenc-
es which are delivered in a ready-to-move-in
state, offices come only semi-finished, with
raised flooring for wiring but no interior walls
or lights. Rather than the owner fitting out the
space, tenants are usually responsible for this,
with the large spaces able to be customized
for their needs. The benefit to the owner is that
they are not subjected to late night calls when
something breaks as is the case with residential
clients. With offices, this is the responsibility
of the tenant.
Commercial renters often look for longer
term-leases than residents, who might leave
the city or look for other options when new
projects open. Business customers like pre-
dictability and security, especially when they
are investing their own capital on fitting out

pandemic, Cambodia’s economic outlook
is strong. There are still years of pent-up
demand and a large, young, and ambitious
younger generation looking for good jobs at

Phnom Penh needs more office
space
Phnom Penh’s central business district
is home to over 338K square meters of
office space. Odom will be adding almost
43K to this total, but this is still not at the
level needed based on the population.
A regional comparison of cities in developing
nations show that Phnom Penh does not
currently have the office stock the population
will need. We found an average of .04 SQM
per person of office space is needed, based
on trends in neighboring cities. Currently,
Phnom Penh is estimated to have just over
600K SQM in office space, but at the present
city population, we see a need for 887K.

Villas and converted shophouse no
longer meet expectations
Much of the more formal office space from
the past twenty years is beginning to age
out. They often lack the amenities growing
businesses are looking for, such as formal

converted shophouses and villas do not work

Common investment advice is to ‘not put all
your eggs in one basket’. What this means is
that you want to hedge your risk by not betting
on a single type of investment product or only
one sector. If one market goes down, it does
not take your entire portfolio with it. In more
developed markets, these portfolios will likely
consist of a mixture of assets and investments,
from stocks, bonds, gold, land and real estate,

even newer entries such as crypto currencies.

coming into the market, each one offering to
be “more luxurious” than the last , but iconic,
one-of-a-kind commercial buildings in central
locations never go out of style.
The key is, as we say in English, “don’t put all
your eggs in one basket”, keep your portfolio
diversified. With the inclusion of commercial
office space, you are bring balance to your
investments and more resiliency over the long
term. (See Fig. 3)

But not all of of these investment vehicles are available in Cambodia (or easy to access)
land and real estate, particularly residential
real estate. This sector continues to be the
primary asset within the country. This does not
mean that diversification is not possible, but
it does look different from other countries. An
investment portfolio is likely weighted heavily
towards land, residential real estate, business,
and fixed deposit accounts. (See Fig. 2)

a strong track record, and the project is attractive. But what might this look like in terms of return on investment? Of course, if you are
buying so that you can move your own company to its new home, the advantages are obvious – say goodbye to rental fees. For those
SMEs and other businesses considering buying office space to work from, the savings can be immense in rental alone over 20 years,
with a break-even around year 10 (depending on how financed). But if you’re looking for regular income, or the potential to sell later,
Odom is an amazing opportunity.
RENTAL RETURNS
Over the past five years, office space has led
the market in price per square meter in terms
of rental prices. (See Fig. 4) On average, of-
fice space rents 40% higher than residential
counterparts. This disparity may continue to
increase with the large number of residential
condominiums coming into the market. On the
other hand, premium office space is still not
at current capacity, and when Odom comes
online, best-in-class office space with the best
location will be in high demand.
Toillustrate,weprojectedwhata150SQMoffice
space might provide in terms of rental return
over 25 years. Using current market trends, we
assume that the starting rental price is $30/
SQM, a reasonable start for when the project
completes. We also assume a moderate rental
increase every five years of 15 percent, in line
(if not under)withrecent trends. For simplicity,
we have priced this at $500,000 for 150 square
meters ($3,333/sqm).
What we see is consistent, secure returns,

kind of return will only continue for projects
that stand up to the test of time and a changing

We reviewed past commercial office space
performance, and we are assuming an average
of 6% property appreciation, using the same
25-year scale. At the end of year 25, the value
could be over 2 million, and this excludes any

is dependent on the quality of the property, the
location, and operations, but we hope Odom
has already made the case for itself.
