4. Lake Management Plans
Lake Management Plans and other related ordinances have been adopted in the
Matanuska-Susitna Borough that may restrict or require permits for specific uses.
Motorized uses on Finger Lake, Wasilla Lake, Cottonwood Creek and Cottonwood Lake
are specifically addressed in MSB 17.58 Motorized Uses on Lakes and Waterways.
Some specific requirements include:
Within 100 feet of the shore there is a No Wake Zone and a 5 MPH speed limit.
Between 11pm and 8am, the entire lake is a No Wake Zone and a 5 MPH speed limit.
Noisy motorized uses and personal watercraft such as jet skis and wave runners are
PROHIBITED.
All motorized uses are PROHIBITED on Cottonwood Creek.

5. Covenants, Conditions & Restrictions
Covenants, conditions and restrictions are limitations and
rules placed on a group of homes by a builder, developer,
neighborhood association and / or homeowner
association. All condos and townhomes have CC&Rs;
however, so do most planned unit developments and
established neighborhoods.

• Can be single page or hundreds
• Determines acceptable property use
• Expiration Date-Sometimes
• Enforcement- Lawsuit
• Resale Certificate- Public Offering Statement
8. Deed Restrictions
• Place limitations on the use of the property.
• Restrictive covenants
• Initiated by the developers/Property Owner
Deed restrictions come with the property and usually can’t
be changed or removed by subsequent owners.
