Job Description
 Heading the Land Acquisition - Searching details of Land/properties & its records to determine ownership & other
relevant facts & documents collection and putting proposal with potential development allowed before Directors
for approval & Liaison at Mantralaya and Collector Office (Grant of Land by Occupancy/Lease, Land Purchase
Permissions and Mutation & other issues etc.) NA permission/land conversion and Sub division and other revenue
issues for upcoming Projects and existing Projects.
 Maintaining Land Record details of all the lands owned by Company.
 To coordinate with the internal departments such as Legal, Finance & Accounts, and Director Executives for their
requirements from Liaison and assisting in preparation of legal documents etc. and External consultants and
various agencies and maintain files and records. Taking updates from team members of liaison and allowing
updates to be incorporated in MIS.
 RTS matters and Appeals at Tahasildar, SDO, SLR and Collector office and REVENUE MINISTER.
 Strategize for Forest affected Land to be taken back for development or for ROW etc. While dealing with Forest &
Revenue Dept. on regular basis.
 Coordinating for Development Permission, Concession Approval and IOD from BMC with Architect and BMC
Authorities and ward offices for various CC Compliances/NOCs & Permissions.
 All CTSO & SLR office issues such as Demarcation and PRC in Words and Critical Mutation of Names in PRC
& 7/12 extracts and other Boundary & Misc. issues.
 Strategize the issues of Properties/LAND for Adjudication & Registration of various Deeds and Agreements at
minimal cost.
 Strategize the Forest NBWL & SGNP NOC and obtaining the same for various projects.
 Advising on Trust properties at various locations and maintaining of its Assets Register with current status and
suggesting the Way Forward
 Sale and Purchase of DRC, Land Parcels whose permissions are under process, Properties under constructions.
 Acquiring the land under SRA Scheme and collector land and other parcels of land such as Coordinating with
various other authorities (such as Customs, Aarey Dairy, R & C Ltd. At Byculla, CPWD etc.) For site acquisition for
other uses in SRA Projects.
 Drafting and vetting of Commercial Leave & Licence, POA’s, Affidavits, Notices & Lease Agreement for various
sites for RMC Plant and coordinating for its various Permissions.
 Labour NOC from Labour Deptt. And Factory & Labour Office for Factory Licences, Registration Certificates for
Principal Employers, And Railways and PWD Departments etc.
 Mhada - (95 A Action i.e. Eviction of Tenant & various other issues) & Police Station for final eviction u/s 95 A
action by Mhada. And attending the hearing with Company Advocates and Mhada Advocates at City Civil Courts.
 BMC, MPCB, GPCB (Environmental Clearances), Traffic Police – for permissions of Sign Boards.
 Headed the Liaison Department of TWO Units (One at Nagothane-existing since 20 years and second upcoming
project at Mangaon, Dist. Raigad Maharashtra) coordinating with various Government Departments such as
MIDC, Collector office, SDO, Tahasildar, Circle Officer, Talati & Grampanchayat, MSEB, MPCB,PWD & other Misc.
Liaison for the upcoming Project of Seamless Pipe Plant for various permissions.
 Identifying & appraising land parcels and conducting of meeting with Advocates, Villagers, Agents separately and
conducting due diligence & title search, checks & negotiations and securing, commercially viable lands and
properties and getting 63 permission from Collector 43 permission from SDO. And all permissions & NOC’s from
Collector, RDC, SDO & Tehsil office. Getting waivers of Stamp Duty for first industrial purchase while adjudication
with Collector of Stamps-Alibag.
 Responsible for drafting & vetting and execution of agreement/lease deed and completion of legal formalities i.e.
search report, encumbrance certificate, public notice relating to lands etc.
 Co-ordination with Police Depts for issues related to Company, Co-ordination with MSEDCL, MSEB, Testing Division
& Inspector of Electricity for Load Sanction.
 Co-ordination with Gram Panchayats, Panchayat Samiti & Zilla Parishad & local villagers
 MPCB for Registration of Company Hospital, Show Causes Notice’s & National Highway Authorities for Access
permissions.
 Co-ordination with Architect & Town Planning for Approval of Building Plans - Factory & Colony Premises.
 Monitoring the MIS status of Legal & Liaison.
 BMC for putting proposal of Public Parking for Incentive FSI. Assisting in making of Projects Reports to be
submitted to various authorities for sanction of Projects Road Deptt. BMC and Traffic Police Dept.
 MCGM for I.O.D. (i.e. putting Proposal & obtaining its approval), and C.C. (complying with the conditions in IOD)
Compliances & various other related matters for the upcoming projects & also liaison with local ward offices.
 BMC for putting of the Proposal for Ramp Construction, change of Utility Services and its follow up.
 Railway Authorities for Rly. NOC for the upcoming Projects and its follow up to final NOC ISSUED.
 Police for filing the NC, FIR, Demolition as per order of BMC and dealing for the Complaints filed by/against the Co.
at various Police Stations.
 Initiating & Defending Corporate Litigations, giving response to legal notices and managing litigation to be Cross
Examined in the Courts by Advocates of Accused / Defendants in the Court, attending the Court (CJM) & District
Court (Session Court) at Silvassa on regular basis for filing & pursuing the Criminal Cases u/s 138 of N.I Act
(Complaints) & Civil Cases (Suits) on behalf of the Company for Recovery of Dues from Defaulter Customers for 3
plants & reporting to Mumbai HO.
 Identifying & appraising land parcels and arranging meetings with Farmers, Sarpanch, Agents with senior company
officials and, checks & negotiations and securing, commercially viable lands and properties. And executing the
Agreements.
 Coordinating:
- For Land Matters – conducting due diligence & title search of Property Title Verification, Searching &
Collection of Land Certificates & Documents from Collector, Mamlatdar Office, Talati & Land Record
Deptt. For the purchase of land for plant purposes & dealing with Grampanchayat & Dignitaries
- Handling the cases of encroachment with S.D.O. & appeal to Collector, & fencing the boundary.
 Ensuring Weight & Measure Act compliances at Plant level and handling the cases of W & M against the Company,
and guiding the Management on the Compliances to be adhered.
