Built under strict quality controlled conditions at our manufacturing facilities, Modus
modular buildings offer many benefits to both owner and occupant. The standard
Modus building design consists of the following features:
 Self-framing wall system connected side by side or end to end
 Impact resistant structural insulated panels for external walls, which can be clad in a
variety of finishes, or used to form an inner skin to a traditional brick wall.

This design incorporates a hallway system with room for lockers, flexibility to
add new technologies, and ease of integration with other Modus classrooms
or to the school core. High insulation values including R30 the walls, R40 in the
floor and R67 the roof make these buildings energy efficient and comfortable
space.
 Workforce Accommodation Suites
Modus manufactures the next generation of workforce accommodation
suites. With the changing requirements and expectations of today’s highly
mobile workforce, traditional “camp” accommodations are no longer
acceptable. The Modus workforce suites are a standard 24’ width and incorpo-
rate four spacious suites and a hallway or “arctic corridor” within the building
envelope. This simple design innovation eliminates the traditional site-built
corridor and reduces site construction costs and risk. SIP design benefits are
incorporated within the unit and the use of healthy, high quality finishing
materials create an efficient, durable and appealing environment. These
qualities reduce life-cycle and operational costs and increase workforce
retention, productivity and health.
 Telecommunications Shelters
Modus boasts the reputation of being the leader in shelter manufacturing for
the telecommunications industry. The Modus system has been deployed to
over 500 sites across North America including some of the most challenging
climatic areas. Shelter sizes vary by client requirements and can be outfitted
and tested with client equipment at the factory level. SIP technology is
incorporated within this design including high R-values which reduce
operational costs. The air-tight building envelope and durability prevent
equipment damage caused by moisture and mould/pest infiltration and
