We completed timely delivery of a 15 module system, including columns, vessels, heat exchangers, pumps, vacuum systems, piping, instruments, and a control system.
Our involvement was a late addition to the main, larger project, which was already in progress, and had a very aggressive and business critical schedule. Air permit timelines were resulting in an unacceptable schedule overrun, if traditional stick-build construction was utilized. Therefore, the client elected to utilize Koch Modular’s modular construction capabilities and realized significant savings in lost revenue.
This system consisted of a reaction step, multiple distillation steps, neutralization, and scrubbing steps. Our initial design phase included a process optimization study to increase product yield and capacity, and to decrease energy usage. Koch Modular completed timely delivery of a 15 module system, including columns, vessels, heat exchangers, pumps, vacuum systems, piping, instruments, and a control system. Today the modular system is running well beyond capacity.

• Lower Interest costs. The cost of interest on a builders construction loan,which is passed
along to the ultimate buyer, can be substantial when added to the price of the structure.
Obviously, the longer the money is out before a permanent mortgage is established for the
buyer the greater the cost to the builder and ultimately the customer. Modular construction’s
timesaving versus more conventional methods of construction keeps these interest costs low.
• Modular buildings are relocatable and easily expanded. Since all modular buildings are
built and are easily transported and joined together they can be moved or expanded more easily
than more conventionally built structures.
• Faster use, faster income. Obviously, the quicker a building can be opened for use as a profit
center, the faster the owner will be receiving income from the property.
• Fewer mistakes, less costly corrections. With factory building potential errors in
construction are caught and corrected in the in the approval and manufacturing process before
they reach the jobsite.
2. • Optimization of materials. Due to high utilization of computer design in manufacturing,
errors in calculations and design are eliminated for optimal use of construction materials.
• Guaranteed prices. Unlike most conventional construction projects that inherently maintain
some degree of cost overruns, modular construction projects give the ultimate customers a
guaranteed package price up front when an order is formally accepted.
• Better quality materials. Even though such materials as drywall and dimensional lumber
shipped to a factory may be the same as shipped to most conventional construction job sites, on
entering the manufacturing plant, the materials are inspected for quality and stored inside until
needed.
• Guaranteed supplies. Because of the large purchasing power of manufacturing plants, when
shortages do develop in a given line of materials, the larger buyers generally get preference
over smaller ones.

3. • Less pilferage. Whereas at most conventional construction sites, some material theft occurs,
with modular construction it is a bit more difficult to walk off with an entire module..
• Less weather damage. Because structures, regardless of there factory origin can be “closed-
up” or “weathered-in” much faster than site built construction, thereby reducing and often
eliminating weather damage to the structure.
• Less danger of fire. Job site construction fires continue to to cost builders millions of dollars
and higher fire insurance costs. With factory construction even a critical use of welders torches
is conducted under highly controlled conditions inside a manufacturing facility thereby
eliminating costly fire damages.
• Better Security. Job site security with modular construction also costs less because the time
before occupancy is sliced to a fraction of that with site construction. Also, a modular building
structure is “closed up” and locked faster than site built construction.

4. • Less costly vandalism exposure. With modular buildings, construction time is diminished
and the buildings are constructed in secured facilities, thereby reducing the the opportunity of
costly vandalism.
• Less costly clean-up. Because the majority of the “messy jobs” are handled under controlled
conditions at the manufacturing facility, there isn’t much waste materials to dispose of at the
site.
• Less costly site inspections. Building inspectors appreciate being able to cut their site
inspection time to a minimum. With modular construction the major inspection process occur at
the manufacturing facility. With standardized methods and components, inspections of modular
buildings takes less time once again saving money for the end user,
• Tax advantages. Since modular buildings have the unique capability of being leased as
equipment instead of “fixed site” real estate, they can be depreciated over several years instead
of mortgaged property..

5. • Less costly design and engineering. Because of trained architects, engineers and technicians
are utilized to help modular builders and buyers design structures utilizing computers, the high
cost of both design and engineering is cut to hours instead of days or weeks.
• Less costly materials handling. Instead of having higher wage craftsmen handle their own
materials, in a factory the materials are fed to craftsmen at each workstation along the
production line. This provides for the fastest possible installation thus saving money for the
customer.
• Less costly workers compensation and liability insurance. Fewer men at a more dangerous
site means much less cost for workers and site insurance.
•Less costly accounting and bookkeeping. The factory maintains inventory costing and
production labor accounting systems thus saving time needed by site builders who must keep
itemized details of the literally thousands of items that go into a typical structure.

6. • Better Quality. Modular Builders utilize precision cutting equipment and fastening systems
which provide workmanship that is light years ahead of what can be done at the job sites. Also,
every operation in the manufacturing facility is inspected, checked for quality control, and
inspected once again by a third party inspector. Corrections are made long before the building
reaches the job site.
•There is a good secondary market for modular buildings. Since modular buildings are
relocatable and can be leased, there is good potential to re-sell or re-lease modular buildings
over the life of the structure. This allows for a greater return on investment opportunity than
most conventional structures.
