The Gardens by the Mandalay Towers in Irving, Texas underwent a redesign to update the dated hardscape and enhance the tenant experience. The goal was to create an outdoor living space for tenants as if in their own yard, connecting the indoor and outdoor spaces. The original 1970s roof garden was reimagined with rolling greens, an outdoor kitchen, fire pit, koi pond, fountain, and seating areas to make an inviting space for meetings, celebrations, or relaxation with views from surrounding offices. Before and after images show the transformation from mostly paved surfaces with limited seating to a landscaped park-like setting.

The Story
Excerpts from Monograph - The History of Las Colinas
“We are merely the custodians of this property during its important stage of development. None of us can take it with us into immortality, instead, remember that
generations of others who will make Las Colinas their home (both business and personal) will follow us. Let them look back and reflect on the fine effort made by those
who were its custodians during the development stage.”
Ben H. Carpenter Memo to his staff June 1974
With the above statement as beliefs and aspirations, the Client & Design – Build team set out to the make The Gardens by the Mandalay in Irving in Texas
for the millennials
The project site is a roof top garden set between two commercial building towers overlooking onto the deck below, there is basement with 3 levels of parking. The
project was originally built in the 1970s and it was very cutting edge for its time. Now the hardscape is dated, with two large bodies of water that are not performing
to its fullest extent. Overall the gardens are not providing an ambient or inviting outdoor experience.
The goal of the project is to improve and update the existing landscape and hardscape and to enhance the tenant experience and overall development of the garden
while retaining the existing infrastructure. The Clients vision is to create an outdoor living experience for all to enjoy as if in their own yard, and seamlessly tying the
indoor & outdoor together.
At least fifty percent of the surrounding offices look into these gardens. Currently there is mostly paved surfaces and limited space for seating and engagement.
The landscape design creates a visual delight of rolling greens from a birds eye view with many pedestrian scale amenities such as an outdoor kitchen, fire pit, koi
pond, a beautiful fountain and many artistic seating elements. The overall garden design makes for an inviting place to be and enjoy, maybe a setting for informal
office meetings or a celebration or just relax by oneself!
