18. MET in Asia generally comes at a premium over RC frame
Examples of mid rise (3 to 6 stories) commercial building approximate MET frame cost, including:
● Columns, beams and clt diaphragm or CLT cross wall construction
● Excludes architectural finishes, and Rc base.
● assuming average 4 x 8m grid
● 1 hr fire under EC5 charring method.
Construction Cost; 2.5 to 5 kn live load USD $ 350 to 550 usd m2
Example of 5 star resort accommodation
● CLT walls, glulam roof with sheathing or CLT roof slabs
Single or double storey villa USD $ 350 to 500 m2
19. Simple attributes that make MET compelling.
● Value for Lightness ….
● Value for Exposing ….
● Value for Speed ….
● Value for Gracious ….
● Value for Green ….
● Value for Quality….
The above negates benefit from grants or other incentives, does your scheme make financialsense?
What value can be assigned to reducing supporting structure, reduced foundation, or increase
GFA, ie vertical extensions.
Interiors are commonly exposed what value can be saved by reducing finishes, how does an
exposed timber look add value to the space.
What value can be assigned to faster construction, MET is 4 times faster than RC.
MET uses small cranage, very low noise and low disruption on site, can a value be assigned to
this, ie A&A work.
MET is the only commercial Carbon Negative structural building material, can value be assigned
to this?
Precise tolerance prefabrication lends itself to an impression of High Quality
20. Labour costs is SE Asia are different than Europe and America
What is the right level of prefab in your in any given country?
Melbourne, Forte = 5.4 M2 / manday
Munich, typically + 6 m2 / manday
Singapore and neighbouring countries, 4 m2 / manday?
Traditional RC is at 1.2 m2 /manday
What is the optimum mix of components and manpower for a given project?
21. Value for Lightness

37. Case Study: Gul Street office Singapore
Transport Strategy, MET V RC.
● Goods arrive approx. 1200 m3, in approximately 40 no 40
ft containers.
● Installation approximately 10 weeks, therefore average 1
trip per day.
● Assumes utilisation of timber approx. 0.3 m3 per m2 of
built area, RC is similar.
● If RC, number of cement trucks is
120 no, excluding formwork and steel.
● If RC, the construction is longer ( RC; 1+ m2 / man day,
MET; 3 + m2 / man day )
MET V RC requires less than 30% of deliveries to site in half
the time.
Gfa 4000m2, to be constructed Q1 2018
38. Benefits - Quality
● Designed for Manufacture and assembly DfMA, no cutting on
site, MET components are flat packed
● CE and European technical rated products are designed for a
minimum of 50 years design life that extends to our climate.
( Similar to RC in Singapore )
● High QC, Products subjected to dozens of tests throughout
production and again locally on a batch basis during
installation
● Products typically are finished by CNC machines to
tolerances of appx 2 mm ensuring a tight fit and clean cuts.
● Off the shelf customised hardware and accessories are
tested and CE compliant, supplied by Rothoblaas of Italy.
● Interior surface quality can be specified, no additional
interior cladding is necessary and therefore the result is
factory finish.
● Typically connections are concealed due to fire
performance and make use of 1mm tolerance shear pins for
a clean appearance.

40. FIRE (SCDF Requirements)
Eurocodes allow the reduction of live loads in fire by 50%, hence
the charring layer for the first 1 hr can use the member design
factor of safety using 0.7 mm per minute.
Refer : SCDF Circular dated 10th August 2016, Amendment to
Fire Code Annex A Implications of Fire Safety requirements for
Engineered Timber Construction.
Execution of EN-13501-1 Reaction to fire to confirm Euroclass rating.
EN 1364 - EN 1365 HFA Austria. Testing for load-bearing elements and 60
min compartment test verification for both naked elements and Gypsum
encapsulated.
41. Termite Resistance
We have performed blind, 3rd-party laboratory and field
termite testing on engineered spruce (CLT/Glulam) to EN
118 using an aggressive local termite species Coptotermes
gestroi.
Tested multiple products to determine efficacy against local
termites in local conditions with imported spruce, Picea
abies.
The termites were unable to survive and feed off the
treated spruce.
FRIM Field tests of treated CLT located in termite infested
soil showed active termites on the surface but no trace of
attack after 16 weeks
CONCLUSION: Timbers treated with specific EN 118 tested preservative have enhanced protection against colonization
by locally prevailing subterranean termites

43. Local Compliance Testing
- Samples are taken systematically to verify Factory Production Control (FPC) data on CLT/GL & Fixings
- Note Manufacturer FPC data is required to be shared with BCA upon their request, this is proprietary data shared
on a NDA basis
- LOCAL Testing is required to validate FPC data:
○ Bending
○ Shear
○ Pull out of fasteners
○ Sheer on plate connection
○ Delamination
44. General considerations to extend the natural durability of timber:
● Berlin (left) reaches 80% RH on average 4 months a year
Singapore (right) averages 80 % to maximum 85% all year round
● Average rainfall in Berlin is 24 inches, Singapore is 92 inches.
● Service class 2 ( max for CLT ) allows up to 85 % RH however max MC of 20%
● Service class 3 ( available for glulam ) can be permanently over 85%
● In Glulam non toxic topical applications and or impregnation can mitigate rot and decay
● CLT is normally encapsulated so it is all service class 2 but can be topically treated.
Meeting Humidity Concerns
45. Condition: Installed Outdoors, Undercover glass canopy, & Exposed to Atmospheric Moisture and periodic
driving rain.
Venturer read the moisture content August 11th , 2016:

52. Delivering Performance, Ventilated Facade & Acoustic Solutions
PERFORMANCE
The condensation point (where the
black and blue lines intersect) is far
outside the building envelope, no
condensation will occur inside the
membrane.
MOISTURE
Independent studies show MET spaces can regulate ambient moisture
by absorbing water vapour when relative humidity is high, and then
expelling it into the facade void via the breathable membrane.
SOUND
CLT 100m thick has a STC of 33, acoustic mat and or isolated hangers
can easily increase this to 50
57. Tropical Hotel and Resort Structures

58. St Regis Maldives
"Engineered Timber is a technology in itself,
using it in the design has allowed new
possibilities due to its large span capabilities,
versatility in its wide ranging sizes to create
curved forms or any other organic forms that
meet our design intent".
Cheong Wen Hui
Architect
63. Singapore Regulatory Requirements
What Can Be Built Now?
CLT and Glulam Regulations have been revised twice since acceptance in 2014:
● Unlimited Height for Timber Structures
● Performance based approach to Fire over 12m habitable height
● Lift and Stair Core can be made out of encapsulated CLT
● Healthcare must be less than 12M
● Buildings do not need Sprinklers if fully encapsulated if MET (exposed this is mandatory)
● Timber Roof structure alone does not need Sprinklers ( Chapter 3 of the Fire Code )
● Advanced technology ie RC to Wood (not harmonized with Eurocode Standards) even if substantiated by performance-
based testing are unlikely to be allowed.
● Outer-facade must be non combustible therefore cannot be made of timber
64. Design & engineering submission & procurement time frame.
Design
● Produce Revit Model, Typically 45 to 60 days
● AC checking approx 30 days
● Local QP to Project QP back back submission.
● Authority Submission to approval, typically 30 to 60 days
Procurement
● Product is typically shipped within 30 to 60 days
● Shipping to Singapore then delivery to site is approx 45 days
Total Time frame, from award to product arriving on site is typically 7 to 8 months , or 5 to 6 months if ordered prior approval.
Note; having submission tested connections and member detailing, close manufacturer relationship, pre booking of material on award,
and logical well planned logistics and handling, is critical to keeping schedules on time.
If the Client is looking for value engineering proposals, and architectural interface work, of which there are many options, then early
award or engagement prior to award of the main contract is logical.
65. Traditional or Design & Build Approach ?
IMPORTANT CONSIDERATIONS INCLUDE:
● PRODUCT SPECIFICATIONS & POSSIBLE CONFIGURATIONS ARE DIVERSE
● APPLICATION OF THE TECHNOLOGY IN THE TROPICS IS EARLY WITH FEW PRECEDENTS
● BEST OPTIMISED SOLUTIONS DEPEND ON BUILDER, QP, CONNECTION DESIGNER AND MANUFACTURER EXPERIENCE AND STRENGTHS
● AN APPROVED PRE-TENDER DESIGN SUBMISSION WILL FAVOUR ONE MANUFACTURER OR SPECIALIST
● PRE-TENDER DESIGNED THEN BUILD SPLITS RESPONSIBILITY POTENTIALLY RISKY FOR NEW TECHNOLOGY
● DESIGN AND BUILD HOLDS CONTRACTOR RESPONSIBLE THAT WORKS ARE ‘FIT FOR PURPOSE’
● CHOICE IS: FITNESS FOR PURPOSE ( Contractor design ) V REASONABLE CARE AND SKILL ( Consultant designed )
● LOCAL CONSULTANTS GAIN KNOWLEDGE BY GENERATING GENERIC SCHEMES FOR FEASIBILITY AND COST THEN EVALUATING MARKET GENERATED SOLUTIONS AND
PROVIDING RECOMMENDATIONS
● VENTURER OFFERS ARE COMPREHENSIVE 10 YEAR WARRANTY FOR DESIGN AND INSTALL.

PRODUCT VERIFICATION & CERTIFICATIONS
Product Listing Scheme (PLS) Our Structural Timber system is a regulated Fire Safety Product,
complies with SCDF, FSSD requirements. TUV SUD is the certification body.
Singapore Green Label Structural Timber is a Carbon Negative building material, Venturer has worked
with Singapore Environment Council on assessing the criteria applicable to MET.
EN 1363/ EN 1364/ EN 1365 Required by SCDF, FSSD, for load-bearing timber systems to be used as
“compartment walls” between dwellings or tenanted units. The tests were executed in 2016 in
Vienna Austria. This testing allows for the reduction of redundant fire protection systems.
Tropical Termite Tests Not currently mandated by a regulatory body, however is elective by consultants
.Venturer has conducted Lab and Field tests under EN 118, in partnership with FRIM in Malaysia
Timber Product Quality and Origin Venturer is the first Timber Contractor to use independently audited
scientific testing of species and origin in order to backup warranties and sustainability, legality and quality
claims. The scheme is administered by ISO 65 Auditors Double Helix Tracking based in Singapore.
