Scott Carpenter Architect is a design based architectural firm
located on the thriving Tweed Coast of northern NSW. Scott is
committed to innovative and environmentally sensitive design
directed towards creating “great space” which is as equally
functional as it is evocative and stimulating.
“The essence of “great space” is measured simply by how it
stimulates the senses. It’s what excites us and what puts us at ease.
It may come from generosity of space or from a commitment to
precision and detail. While each project differs from the last, the
core principles remain constant.” - Scott Carpenter
SCA remains at the forefront of architecture and design by
continuously developing their skills and capabilities in line
with industry trends. The practice also deploys the latest and
most sophisticated technologies in computer-aided design
and drafting (CAD). The commitment to design and service is
reflected in the awards SCA has won, and complimented by the
positive responses received from clients.
“We find that designing your new home is invariably an exciting
process from conception to completion. It depends greatly on
an open and harmonious three-way relationship between the
client, Architect and builder to ensure that the vision manifests
itself in exceptional results. My aim is not to give you what you
want but what you never dreamt was possible.” - Scott Carpenter

PROCESS
When engaged, an Architect is
given the opportunity to enrich a
client’s life. Whether it is designing
a family’s beach house or a
commercial project, we inevitably
become very passionate and
intimately involved with both the
client and site.
Response to site and climate is
at the forefront of every design.
The first step is to undertake a
comprehensive site analysis to
fully understand the microclimate
and thus make the most of what
it has to offer. In formulating a
brief we will draw from the client
not only the functional, but the
qualitative elements which will
ultimately ensure that the end
product is both unique and fits
the client like a glove.
The design development process
that Scott Carpenter Architect
has developed ensures that no
detail is overlooked. Our highly
personalised service guarantees
thattheclientalsobecomesdeeply
involved with the design and that
their hand is held throughout the
entire process from concept to
completion. We project manage
the design phase of the project by
coordinating and liaising with all
consultants, suppliers and client
throughout the design to make
sure that the entire process runs
smoothly.
Finally, we will make introductions
to trusted building contractors
to establish a harmonious three-
way relationship between Client,
Architect and Builder.

PEOPLE SCOTTCARPENTER,Architect & Founding Director
Scott originally established an Architectural Drafting practice on Sydney’s
northern beaches in 1992 and continued to hone his skills in this
competitive residential market for ten years. After graduating from The
University of New South Wales with first class honours in 2001 he was
lured to the Tweed Coast to work with renowned Brisbane based and
award winning Architect Geoffrey Pie to work on the exciting new coastal
township of Casuarina Beach.
Upon registering in 2003, he established Scott Carpenter Architect Pty
Ltd and began specialising in innovative and environmentally sensitive
residential design appropriate to the unique Tweed Coast climate.
NIC RAATH, Senior Draftsperson (Business Partner)
Nic Raath joined SCA in 2011 as a Senior Draftsperson. Nic moved to
Australia from South Africa in 2002 after completing a Bachelor’s Degree
in Architectural Technology (1996-2000).

industry Nic has utilised his qualifications and experience to significantly
contribute to the value of many premium quality practices.
Nic’s background in design, drafting and construction has become an
invaluable asset to the SCA team and is proud to be a driving force in the
development of designs, documentation and specifications. Nic believes
in design that is practical, functional and original with a strong focus on
sustainability and cutting edge technology.
LAUREN DALY, Interior Designer
Lauren graduated with honours from a Bachelor of Built Environment,
Majoring in Interior Design in 2002.
Since graduation Lauren has worked on prestigious residential,
commercial and retail projects, both in Australia and Internationally.
Lauren believes that the evolution of design comes from the harmony of
all elements. This is reflected in Scott Carpenter Architect’s commitment
to bringing together interior design and architecture as a single process.
This process enables designs to reach yet a higher level of refinement and
ensure that the entire package, inside and out, is designed in harmony.
JESSICAHARRIS, Architectural Graduate
Jessica graduated in 2014 from a Masters of Architecture at Griffith
University on the Gold Coast with the honour of receiving the Queensland
Institute of Architects Memorial Medallion for the student with the

ALINE MARTINS de LIMA, Draftsperson
Aline moved from Brazil to Australia in 2011 after graduating in
Environmental Science (focused on environmental management and
sustainability). As soon as she started her Diploma of Building Design,
she found her passion in the architectural world: the combination of
sustainability and construction. Aline believes it is possible to have a
conscious approach to energy and ecological conservation in the design
of the built environment. Ensuring that our actions and decisions today
do not inhibit the opportunities of the future.
TIMATKINSON, Senior Draftsperson
Tim graduated with a Bachelor of Architecture, Honors, from UTS in 2002.
This built upon his previous Architectural Drafting qualification which he
earned in 1997.
Over the past 18 years Tim has been involved in defence, healthcare,
education, commercial high-rise, residential high-rise and high end single
residential projects. Tim has been employed by such firms as Bates Smart,
Fulton Trotter, Woods Bagot and DBI. Tim’s key roles having been project
documentation and project delivery / management. Additionally Tim has
worked with government agencies such as Department of Defense and
Gold Coast City Council in delivering local and overseas infrastructure
projects. This board project base has given Tim a sound understanding of
diverse construction systems and required him to work closely with a wide
range of consultants, imparting valuable cross-disciplinary knowledge.
Tim has now returned to his true passion, single residential projects,
where he believes that the relationship developed with the client is
paramount to a successful outcome for all.

The core ideas we explored with the Banzai
Residence were to develop an Australian,
contemporarysub-tropicalhomethatpresented
an alternative to the local aesthetic, avoided
direct references to ‘The Queenslander’ or
‘50s beach houses’ but one that encapsulated
everything that was good about these iconic
predecessors.
The clients loved the ‘lightness’ of the climate
responsive Queenslander and equally the
materiality of the low maintenance, no-fuss
50s beach house, yet they wanted none of
these exactly. The home was thus conceived as
a rustic container stretching along the North-
South axis, projecting into the street and
floating above two ground floor, north-facing
pavilions that anchor the home and create an
internal private courtyard.
BANZAIHOUSE
7
BEAGLEYHOUSE
This beach house was built in 2003
for a Brisbane family as a holiday
escape and embodies all the simple
philosophies of Passive Solar
and Environmentally Sustainable
Design. The orientation of the site
facing due north made the design
strategy extremely simple. The plan
is one room thick with every room
facing due north to take advantage
of natural light and breezes.
The first floor was designed as the
parent’s sanctuary with master
bedroom and living spaces opening
up to enormous entertainment
decks. The teenagers retreat
was kept down stairs with three
bedrooms and a rumpus room -
again spilling out to external decks.
The simple roof lines make up for
an elegant and timeless home,
perfectly suited to its beach side
locations.
8
BLACKCOMBE HOUSE
With an evolving and growing
family in mind, ‘Blackcombe’
developed as a variety of living
spaces radiating off a central
core. An open tread timber
stair winding up within an
opaque polycarbonate shell and
connecting all three storeys soon
created the central circulation
core required.
Clad with timber battens, offset
from the polycarbonate face, this
zone blessed with an ambient light
quality and an artwork of shadows
during the day, then lights up like
a Chinese lantern at night. With
initial sketches of the enormous
gutters moulding seamlessly into
the metre wide eaves, the low-
pitched roof soon resembled a
Chinaman’s hat and sheltered the
walls from rain and sun in a similar
manner. The subsequent Asian
‘feel’ has thus evolved rather
than being a driving concept but
nonetheless feels appropriate and
certainly doesn’t detract from the
fact that this is a house designed
for the sub-tropical beachside
climate that it inhabits.

CAMERONRESIDENCE
Bound by North Queensland’s natural
marshland and the high water mark of the
Fraser Coast, this beach house was designed
as a holiday retreat for a Brisbane family
with grown up children. There was a desire
to divide the home into two distinct areas.
The ground floor acts as a teenage retreat
with a robust, hose-out feel. The third story
lookout hosts the master bedroom with
360 degree panoramic views of the ocean
to the east and marshland to the west. The
middle story brings these two distinct areas
together as a communal gathering space
with a refined finish. The living area has the
ability to completely open up to the deck.
The perimeter of this decked space can be
screened off from the elements in order to
provide an additional 80m2
of open plan
living and entertainment space.
Because the vertical connection between
the spaces was so important, a feature
was made of the staircase, which not only
screens the western sun but also creates a
light void, providing penetrating northern
light into the home. While the house is
inevitably oriented toward the remarkable
views over Harvey Bay and beyond, the
premise to achieve northern light and
passive design principles still remains
integral to the design.
10
ELANORABEACHHOUSE
With direct access to the beach and views
stretching down to Cape Byron, this beach house
was conceived to be a holiday retreat for a Brisbane
based family and their friends. The home has
been devised as two wings which house different
functions. The single storey children and guest
wing looks north toward a central courtyard, and
has a character and outlook all of its own. The
doublestoreywingstretchesalongthebeachfront,
with the ground floor housing a communal living
area, which has direct access both to the beach on
one side and a private courtyard on the other. On
the upper floor, Scott has created a parents wing
that draws in some magnificent views of the coast
down towards Byron Bay.
11
HARPERCOURTHOUSE
The challenge of the Harper Court Beach
House was to deliver a quality home that
would withstand the rigours of the harsh salt
environment, provide generous indoor and
outdoor space for a family with three teenage
boys and their mates, and would have its
design principles soundly grounded by the
core values of passive solar orientation...and
all at half the price or less than its neighbours.
So together with the client we embarked on
a journey to discover what was necessary in a
beachside family home and discard anything
that was not.

FARRELLSHILTONRESIDENCE
The Farrell Shilton Residence was devised
as a vehicle to accommodate the journey
from a hectic inner city Melbourne
lifestyle to one of laisse-fair beachside
living and entertainment….not retirement
but a fresh and exciting chapter.
Inspired by the clean lines of the 1950’s
Palm Springs architecture and styling of
Richard Neutra, our clients had a clear
aesthetic vision but understood that they
had to temper their aspirations to meet
a strict budget. Designed for a couple
with no children and a revolving door
of visitors, the temptation to arrange
the plan into two north facing pavillions
linked by a covered breezeway seemed
to be too strong to ignore. The Master
Villa, stretching the southern boundary,
houses a generous bedroom, large living
space and kitchen which all open out onto
the decked outdoor living and central
courtyard. Accessed via the covered
breezeway, the self-contained Guest
Wing contains two modest bedrooms
and a central bathroom.
A tight client/architect relationship was
quickly established which enabled us
to collate our philosophies of design,
form, function, and tectonics to create
a symbiotic harmony of art, architecture
and landscape.
13
14
NORTHPOINTRESIDENCE
The owners of this much published and celebrated
home needed a relaxing sanctuary where they
could escape the stress of a hectic profession
and immerse themselves in a casual beachside
lifestyle.
The challenge was to create a timeless and elegant
home, robust enough to withstand the rigours of
the harsh seaside environment, exude a bold and
contemporary confidence yet maintain a cosy,
comfortable and homely feel.
The strong vertical lines and sleek horizontal forms
are delicately balanced and softened by a varied
textural palette of concrete, stone, weatherboards
and chunky weathered timber.
15
SHNITZERLINGRESIDENCE
This is a home Scott designed in collaboration
with Geoffrey Pie in Brisbane prior to going out
on his own. Designed for a family with three
young children, this home was concieved as a
two pavilion weekend beach house space with
distinct zones for parents, friends and teenagers
to inhabit the home simultaneously without
being in each other’s pockets.
The covered bridge that links the pavilions and
separates the specific zones is my favourite
‘room’ in the house. We battened in the western
facade of the stair well so that in the hot summer
afternoons the sun filters into the space bringing
it to life. Similarly, we deliberately separated the
third floor ‘party room’ with an external spiral
staircase, again, clad with greyed off hardwood
battens.
16
WALESRESIDENCE
With a family of three but an extended family
of hundreds, the home was designed as two
distinct zones. The ‘private home’ occupies
the first floor taking full advantage of the
ocean views and breezes while the ‘party
house’ remains down stairs centred on the
pool and nestled within the landscaped
gardens.
The upper floor takes on a simple minimalist
form floating effortlessly over the solid
recessed base. The entire northern face of
white floating box’s outer skin is comprised
of operable louvres, which offer complete
control of privacy and shelter to the inner
living and sleeping spaces. With the thermal
mass of the ground floor moderating
temperature downstairs and every single
room facing north and capturing the
cooling Nor-East breezes, the Wales
Residence performs as every contemporary
environmentally sensitive home should.
17
THEWILSONRESIDENCE
The Wilson Residence can be simply
described as ‘quintessential beach living
with a solid dose of bold modernism.’
The first thing that strikes you is the
unashamedly bold minimalist form of a
white rendered ‘concrete’ box floating
over its polished charcoal block base and
anchored centrally by the glass breeze-
way.
The home however is more than just a bold
contemporary architectural statement - it is
aboutaqualityofspacethataccommodates
the casual beach side laissez-faire lifestyle.
The line between indoors and outdoors is
subtly blurred as doors disappear behind
the walls and decks are brought inside.
The hub of the home is the breezeway -
open to the north but protected from the
elements by a shielded glazed roof and a
combination of timber battens and fixed
glass louvres, it simultaneously kinks and
separates the four zones acting both as
central circulation zone and ‘airlock.’
The entire house is flanked on both sides
by water. Light and reed ponds to the
southern entry boardwalk and a 20m
vanishing edge lap pool stretching the
entire length of northern boundary.

Fine craftsmanship and careful
attention to design and detail are
what sets the Fitcher Residence
apart, completed in 2015. The
exposed timber trusses, gable roof
and weatherboard cladding set a
Hamptons tone which was used a
reference point for the design and
then developed upon to form a
contemporary beachfront residence
suited to the Australian lifestyle
and climate. A rich material palette
of new guinea rose wood timber,
recycled brick, timber flooring and
weatherboard cladding combine
to form a cohesive coastal palette
with obvious soul.
FITCHERRESIDENCE
19
The design brief for the Beach Life project was to
retain a classic beach look and feel, whilst creating
something new and imaginative that embodies the
diverse character of the Casuarina community today.
Every townhome will have a unique facade supported
by a range of colour palettes, three different rooflines,
four types of cladding and the inclusion of balconies
on some designs.
There are various floorplans - some with all bedrooms
on the top floor and others placing the master
bedroom at ground level with living areas to create a
parents’ retreat.
All of the 29 townhomes are driven by sustainable
design principles - all living areas and bedrooms are
north-facing to promote natural lighting and cross
ventilation, and all materials have been carefully
selected to suit the coastal environment.

The ‘Pavilions’ and ‘The Beach Shacks’ are both separate
multi-residential developments born out of a simple formula
to produce affordable self-contained villas. They were
inspired by the no nonsense, robust beach houses of the 50s
but transformed to suit the contemporary Australian getaway
(or permanent holiday). Each design offers generous first
floor living space opening out onto decks for added outdoor
entertaining and dining.

Scott is committed to innovative and environmentally sensitive design directed towards creating “great space” which is as equally functional as it is evocative and stimulating. “The essence of “great space” is measured simply by how it stimulates the senses. It’s what excites us and what puts us at ease. It may come from generosity of space or from a commitment to precision and detail. While each project differs from the last, the core principles remain constant.” - Scott Carpenter SCA remains at the forefront of architecture and design by continuously developing their skills and capabilities in line with industry trends. The practice also deploys the latest and most sophisticated technologies in computer-aided design and drafting (CAD). The commitment to design and service is reflected in the awards SCA has won, and complimented by the positive responses received from clients. “We find that designing your new home is invariably an exciting process from conception to completion. It depends greatly on an open and harmonious three-way relationship between the client, Architect and builder to ensure that the vision manifests itself in exceptional results. My aim is not to give you what you want but what you never dreamt was possible.” - Scott Carpenter PROFILE Front page: Farrell Shilton Residence

The first step is to undertake a comprehensive site analysis to fully understand the microclimate and thus make the most of what it has to offer. In formulating a brief we will draw from the client not only the functional, but the qualitative elements which will ultimately ensure that the end product is both unique and fits the client like a glove. The design development process that Scott Carpenter Architect has developed ensures that no detail is overlooked. Our highly personalised service guarantees thattheclientalsobecomesdeeply involved with the design and that their hand is held throughout the entire process from concept to completion. We project manage the design phase of the project by coordinating and liaising with all consultants, suppliers and client throughout the design to make sure that the entire process runs smoothly. Finally, we will make introductions to trusted building contractors to establish a harmonious three- way relationship between Client, Architect and Builder. PROCESS

  • 6. 6 The core ideas we explored with the Banzai Residence were to develop an Australian, contemporarysub-tropicalhomethatpresented an alternative to the local aesthetic, avoided direct references to ‘The Queenslander’ or ‘50s beach houses’ but one that encapsulated everything that was good about these iconic predecessors. The clients loved the ‘lightness’ of the climate responsive Queenslander and equally the materiality of the low maintenance, no-fuss 50s beach house, yet they wanted none of these exactly. The home was thus conceived as a rustic container stretching along the North- South axis, projecting into the street and floating above two ground floor, north-facing pavilions that anchor the home and create an internal private courtyard. • 7. 7 BEAGLEYHOUSE This beach house was built in 2003 for a Brisbane family as a holiday escape and embodies all the simple philosophies of Passive Solar and Environmentally Sustainable Design. The orientation of the site facing due north made the design strategy extremely simple. The plan is one room thick with every room facing due north to take advantage of natural light and breezes. The first floor was designed as the parent’s sanctuary with master bedroom and living spaces opening up to enormous entertainment decks. The teenagers retreat was kept down stairs with three bedrooms and a rumpus room - again spilling out to external decks. The simple roof lines make up for an elegant and timeless home, perfectly suited to its beach side locations.
  • 8. 8 BLACKCOMBE HOUSE With an evolving and growing family in mind, ‘Blackcombe’ developed as a variety of living spaces radiating off a central core. An open tread timber stair winding up within an opaque polycarbonate shell and connecting all three storeys soon created the central circulation core required. Clad with timber battens, offset from the polycarbonate face, this zone blessed with an ambient light quality and an artwork of shadows during the day, then lights up like a Chinese lantern at night. With initial sketches of the enormous gutters moulding seamlessly into the metre wide eaves, the low- pitched roof soon resembled a Chinaman’s hat and sheltered the walls from rain and sun in a similar manner. The subsequent Asian ‘feel’ has thus evolved rather than being a driving concept but nonetheless feels appropriate and certainly doesn’t detract from the fact that this is a house designed for the sub-tropical beachside climate that it inhabits. • 9. 9 CAMERONRESIDENCE Bound by North Queensland’s natural marshland and the high water mark of the Fraser Coast, this beach house was designed as a holiday retreat for a Brisbane family with grown up children. There was a desire to divide the home into two distinct areas. The ground floor acts as a teenage retreat with a robust, hose-out feel. The third story lookout hosts the master bedroom with 360 degree panoramic views of the ocean to the east and marshland to the west. The middle story brings these two distinct areas together as a communal gathering space with a refined finish. The living area has the ability to completely open up to the deck. The perimeter of this decked space can be screened off from the elements in order to provide an additional 80m2 of open plan living and entertainment space. Because the vertical connection between the spaces was so important, a feature was made of the staircase, which not only screens the western sun but also creates a light void, providing penetrating northern light into the home. While the house is inevitably oriented toward the remarkable views over Harvey Bay and beyond, the premise to achieve northern light and passive design principles still remains integral to the design.
  • 10. 10 ELANORABEACHHOUSE With direct access to the beach and views stretching down to Cape Byron, this beach house was conceived to be a holiday retreat for a Brisbane based family and their friends. The home has been devised as two wings which house different functions. The single storey children and guest wing looks north toward a central courtyard, and has a character and outlook all of its own. The doublestoreywingstretchesalongthebeachfront, with the ground floor housing a communal living area, which has direct access both to the beach on one side and a private courtyard on the other. On the upper floor, Scott has created a parents wing that draws in some magnificent views of the coast down towards Byron Bay.
  • 11. 11 HARPERCOURTHOUSE The challenge of the Harper Court Beach House was to deliver a quality home that would withstand the rigours of the harsh salt environment, provide generous indoor and outdoor space for a family with three teenage boys and their mates, and would have its design principles soundly grounded by the core values of passive solar orientation...and all at half the price or less than its neighbours. So together with the client we embarked on a journey to discover what was necessary in a beachside family home and discard anything that was not. Commendation in NSW Country Division Architecture Awards: ITI Australia Residential Architecture – Affordable Housing Under $350,000, 2013
  • 12. 12 FARRELLSHILTONRESIDENCE The Farrell Shilton Residence was devised as a vehicle to accommodate the journey from a hectic inner city Melbourne lifestyle to one of laisse-fair beachside living and entertainment….not retirement but a fresh and exciting chapter. Inspired by the clean lines of the 1950’s Palm Springs architecture and styling of Richard Neutra, our clients had a clear aesthetic vision but understood that they had to temper their aspirations to meet a strict budget. Designed for a couple with no children and a revolving door of visitors, the temptation to arrange the plan into two north facing pavillions linked by a covered breezeway seemed to be too strong to ignore. The Master Villa, stretching the southern boundary, houses a generous bedroom, large living space and kitchen which all open out onto the decked outdoor living and central courtyard. Accessed via the covered breezeway, the self-contained Guest Wing contains two modest bedrooms and a central bathroom. A tight client/architect relationship was quickly established which enabled us to collate our philosophies of design, form, function, and tectonics to create a symbiotic harmony of art, architecture and landscape.

  • 14. 14 NORTHPOINTRESIDENCE The owners of this much published and celebrated home needed a relaxing sanctuary where they could escape the stress of a hectic profession and immerse themselves in a casual beachside lifestyle. The challenge was to create a timeless and elegant home, robust enough to withstand the rigours of the harsh seaside environment, exude a bold and contemporary confidence yet maintain a cosy, comfortable and homely feel. The strong vertical lines and sleek horizontal forms are delicately balanced and softened by a varied textural palette of concrete, stone, weatherboards and chunky weathered timber.
  • 15. 15 SHNITZERLINGRESIDENCE This is a home Scott designed in collaboration with Geoffrey Pie in Brisbane prior to going out on his own. Designed for a family with three young children, this home was concieved as a two pavilion weekend beach house space with distinct zones for parents, friends and teenagers to inhabit the home simultaneously without being in each other’s pockets. The covered bridge that links the pavilions and separates the specific zones is my favourite ‘room’ in the house. We battened in the western facade of the stair well so that in the hot summer afternoons the sun filters into the space bringing it to life. Similarly, we deliberately separated the third floor ‘party room’ with an external spiral staircase, again, clad with greyed off hardwood battens.
  • 16. 16 WALESRESIDENCE With a family of three but an extended family of hundreds, the home was designed as two distinct zones. The ‘private home’ occupies the first floor taking full advantage of the ocean views and breezes while the ‘party house’ remains down stairs centred on the pool and nestled within the landscaped gardens. The upper floor takes on a simple minimalist form floating effortlessly over the solid recessed base. The entire northern face of white floating box’s outer skin is comprised of operable louvres, which offer complete control of privacy and shelter to the inner living and sleeping spaces. With the thermal mass of the ground floor moderating temperature downstairs and every single room facing north and capturing the cooling Nor-East breezes, the Wales Residence performs as every contemporary environmentally sensitive home should.
  • 17. 17 THEWILSONRESIDENCE The Wilson Residence can be simply described as ‘quintessential beach living with a solid dose of bold modernism.’ The first thing that strikes you is the unashamedly bold minimalist form of a white rendered ‘concrete’ box floating over its polished charcoal block base and anchored centrally by the glass breeze- way. The home however is more than just a bold contemporary architectural statement - it is aboutaqualityofspacethataccommodates the casual beach side laissez-faire lifestyle. The line between indoors and outdoors is subtly blurred as doors disappear behind the walls and decks are brought inside. The hub of the home is the breezeway - open to the north but protected from the elements by a shielded glazed roof and a combination of timber battens and fixed glass louvres, it simultaneously kinks and separates the four zones acting both as central circulation zone and ‘airlock.’ The entire house is flanked on both sides by water. Light and reed ponds to the southern entry boardwalk and a 20m vanishing edge lap pool stretching the entire length of northern boundary. • 18. 18 Fine craftsmanship and careful attention to design and detail are what sets the Fitcher Residence apart, completed in 2015. The exposed timber trusses, gable roof and weatherboard cladding set a Hamptons tone which was used a reference point for the design and then developed upon to form a contemporary beachfront residence suited to the Australian lifestyle and climate. A rich material palette of new guinea rose wood timber, recycled brick, timber flooring and weatherboard cladding combine to form a cohesive coastal palette with obvious soul. FITCHERRESIDENCE
  • 19. 19 The design brief for the Beach Life project was to retain a classic beach look and feel, whilst creating something new and imaginative that embodies the diverse character of the Casuarina community today. Every townhome will have a unique facade supported by a range of colour palettes, three different rooflines, four types of cladding and the inclusion of balconies on some designs. There are various floorplans - some with all bedrooms on the top floor and others placing the master bedroom at ground level with living areas to create a parents’ retreat. All of the 29 townhomes are driven by sustainable design principles - all living areas and bedrooms are north-facing to promote natural lighting and cross ventilation, and all materials have been carefully selected to suit the coastal environment. • 20. 20 The ‘Pavilions’ and ‘The Beach Shacks’ are both separate multi-residential developments born out of a simple formula to produce affordable self-contained villas. They were inspired by the no nonsense, robust beach houses of the 50s but transformed to suit the contemporary Australian getaway (or permanent holiday). Each design offers generous first floor living space opening out onto decks for added outdoor entertaining and dining. THEPAVILLIONS
