Download the TableauLab file and look over the fields. These are the fields from the FoodiesNW file you’ll use for your individual dashboard project. I created this file by selecting all fields in all the files in Access, so there are duplicates. I also added some calculations fields to the file:
Ext Gross is the extension of price X quantity; Ext Net is the extension of price X quantity, net of discount
Open Tableau and connect to Excel data. Select the TableauLab file and drag the file to the location that says Drag Files Here. Select Extract in the upper right so that Tableau will make a copy of your data. Click on the tab at the bottom that says Sheet1 to begin your first visualization.
How much is your total sales for the past 3 years?
Move the ExtNet field to the center of the sheet (similar to the values area in a pivot table). Then move it to the Rows and Columns shelves to see what happens. Then click on the first icon in the show me area – it looks like a worksheet. That icon turns your graph back into a tabular format and moves the ExtNet field over to the Marks section and lables it as text.

Move the Order Date field to the Rows shelf and then to the Columns shelf. Click on various graph types on the right hand side to see what happens, and then return to a tabular format.
**To create a vertical bar chart, you may need to use the Swap Rows and Columns icon in the toolbar – it has a curved arrow.
**You can sort the fields in a graph from high to low, low to high, and back to the starting position, by clicking on the icon right next to the Ext Net label on your graph
In which quarter did you sell most? Month?
Click on the drop down menu on the Order Date field in the Columns shelf and select Quarter and then Month. View this data in charts and tabular format. Change it to a line graph.
** To zoom in and out on a part of the graph, double-click, or hold Shift and double-click. Or, click the table Icon, and then
Now move a second copy of the Order Date field to the Columns shelf, so that you have years first, and then quarters or months. Return to a bar graph. Does this change your perspective on yearly sales?
** Now filter out dates so that your range ends at the end of the last quarter, on 3/31/18 by moving a copy of the Order Date field to the Filters area and selecting Range of dates.
Double click on Sheet 1 and change its name to Sales by Quarter. Notice that the title above the graph changes too.

Click on the symbol next to the Sheet 1 tab to add another sheet. Move the Ext Net field to the Label icon in the Marks section. Then move Category Name to the Rows Shelf. Which is the most popular category?

Time Value of Money (Discounting Cash Flows)
The basic premise of Discounted Cash Flow Analysis is that the value of money is related to time. That is, a dollar in hand today is worth more than a dollar which is received one year from now. For instance, the investor could take the dollar he has today and put it in a savings account at six percent interest. One year from now he would have $1.06 in the bank. In other words, a dollar today is worth $1.06 one year from now. Expressing this another way, the 'Present Value' of a dollar one year from now is $.9434 discounted at 6%, since an investor placing $.9434 in the bank at 6% would have a dollar in the bank at the endfyf a year. (The 0.9434, or 1 divided by 1.06, is known as the 'Present Value Discount Factor'.)
Capitalization Rate for Commercial Investment Real Estate
The Cap Rate is a core ratio in commercial real estate investments and is very useful because it is so simple. All you really need is a reliable 1-year Net Operating Income (NOI) number. For this reason it is often used to create a beginning purchase price and ending sale price. Also, it can be used as a Return on Investment (ROI) or Profitability Ratio as shown in the example above.

Cash on Cash Return for Commercial Investment Real Estate
Cash on Cash is a very popular ratio in commercial investment real estate, and is typically produced in most investment analysis. I like to think of the Cash on Cash ratio as telling me how much cash I receive on my cash investment. Because the Cash on Cash ratio takes financing into account, the investment used in the calculation is how much the owner had to invest of his own money, and the cash received is the amount less the debt payment, which is the amount the owner actually gets. For this reason the ratio can be really helpful when the owner is looking for an investment that to produce income during the period that it is owned.
How is Return on Investment ROI Calculated for Commercial Real Estate?
If you ask someone what the Return on Investment ROI is for an investment analysis, what should you expect as an answer? This quote illustrates the problem.
"In finance, rate of return (ROR), also known as return on investment (ROI), rate of profit or sometimes just return, is the ratio of money gained or lost (whether realized or unrealized) on an investment relative to the amount of money invested. The amount of money gained or lost may be referred to as interest, profit/loss, gain/loss, or net income/loss." (Source: Rate of Return From Wikipedia, the free encyclopedia; redirected from Return on Investment). Wikipedia lists several different calculations under the ROI term.
In commercial real estate, Return on Investment ROI normally refers to a group of one year ratios that assume the original investment is returned at the end of the year. Since most commercial real estate investments are multiple year investments, the Return on Investment (ROI) ratios only reveal part of the picture.
Net Operating Income (NOI) vs. Property Value
The NOI/Property Value ratio is also known as the overall capitalization rate, which tests the assumption for the appreciation of the property. The only difference between this ratio and the Capitalization Rate shown on a planEASe Income Statement is that the Cap Rate uses the original purchase price, and the NOI/Property Value uses the sale value at the end of the year that the NOI/Property Value ratio is calculating.
Loan Balance vs. Property Value
Loan Balance/Property Value is the Loan Repayment amount divided by the Sale Value (both measured at the beginning of the year). This ratio measures the margin of safety for the lender's principal. This can also be an important number if you are planning to refinance.
Debt Coverage Ratio (DCR)
The Debt Coverage Ratio is very commonly used in real estate investment analysis where leverage is used. Loan, Debt, Debt Service, Financing, Leverage all mean receiving money with a repayment plan with the property or more as collateral. There are so many different ways to structure a loan that I won't begin to go through the different methods, but they all have a loan amount and debt service. The institution usually uses two methods to figure out how much to loan on a commercial real estate property. Loan to Value (LTV) and Debt Coverage Ratio (DCR), and usually picks the method that creates the lowest initial loan amount. The Loan to Value is based of a percentage of the purchase price. The Debt Coverage Ratio creates a ratio that represents how much net operating income there is to cover the debt created by all the loans on the property.
