The Housing Need
o In the UK we need 130,000 more homes built a year.
o Desperate need in all areas from social housing through to private housing to
the Private rental sector
o All main UK house builders are at full capacity and profits but have been tasked
by the government to increase production.
o A variety of off-site solutions are required to increase capacity into the

o Parabuild Solutions Ltd. (PS) are suppliers of a Light Gauge steel Frame (LGSF)
housing system, designed and engineered in the UK for volume manufacture in
China.
o Delivered direct to Client site are all the components pre-qualified and cut to
size ready for rapid erection.
o In 2015, PS embarked on a rigorous System and Process assessment by the Build
Offsite Property Assurance Scheme (BOPAS), a division of Lloyds Register. The
accreditation received validates PS’s light gauge steel frame system ensuring
the completed builds carry a 60 year Lloyds warranty and can be mortgaged.
o PS have appointed CNBM, a Fortune 500 company and the world’s largest
provider of lightweight building materials, as the principal supplier of its UK
designed and engineered accredited light gauge steel frame housing system on an
exclusive basis. With 54 manufacturing bases in China, CNBM have the ability to
source all the required components and unparalleled capacity.
o The LGSF system we deliver reduces the amount of skilled labour required,
reduces the amount of time spent on site by as much as 50% and also reduces

What we do

The Home Offer
o Parabuild Solutions Ltd. (PS) offer a standardised range of catalogue house
types for clients at the early stages of projects to choose from. We offer
everything from detached houses, semi-detached, townhouses to apartments up
to four storeys. All standard offers are designed to the London Design Housing
Guide Space Standards and are Lifetime Homes Compliant.
o We also replicate existing house types for clients exactly eg. Barratts and
Crest Nicholson.

Home Customisation
o We offer three standards of specification. Standard, Standard Plus and Full
Works.
o We can either supply materials only or offer an installation service, through our
approved construction partners.

Accredited Sample Home

o One House – One Delivery
• All components required to erect a complete dwelling in two containers. All
components are cut to size prior to delivery to a UK site for rapid erection with
minimal waste (System Build). All fixtures and fittings eg. kitchens and
bathrooms will be supplied in the container. All products and components
supplied are CE certified.
o Light Gauge Steel Frame
• Galvanized steel cold rolled C sections manufactured by CNBM using computer
controlled machinery that cuts to length, punches holes and dimples where
rivets or screws are to be located.
o Certainty of Supply
o CNBM have the ability to gear up production to 30,000 units per annum.
o Design Lead Approach
• Design for manufacture approach. PS typologies use common floorplans and
maximise space without compromising living area. One design can be adapted for
2, 3, 4 and 5 bed dwellings to assist with master planning.
• These designs have been incorporated into a “Toolkit” ;a bespoke software
package commissioned by Parabuild Solutions to assist in the sale and order
process.

Process

Internal Finishes

o Ian Callan – Founder and Director– retired as a main board Director at Littlewoods Home
Shopping Group in 1995 and then became as a home-shopping Consultant to Marks and
Spencer and also with other retailers including Oasis and the Burton Group. During that
time, Ian bought Tesam Distribution Limited, a Marks and Spencer distributor, which he later
sold to the management team. Ian was also a substantial player in parallel trading
supplying brands from Europe and USA to UK retailers. More recently, Ian has focussed on
his entrepreneurial and buy-to-let investments. He was a substantial early stage investor
in Nail Inc., where he sits on the Board.
o Damian McColgan has worked in the off-site construction sector for fifteen years
constantly delivering high value projects within the Ministry of Defence, Education and
Healthcare. Amongst his achievements has been the Account Directorship of Tesco and
delivery of Large Format Modular Stores, Express, Petrol Filing Stations and the ‘Click and
Collect’ concept. Damian has a wealth of experience in Off-Site techniques ranging from
Modular, Panelised, Structural Timber and Hybrid.
o Holly Porter is the founding Director of Surface to Air Architects. She specialises is off-
site design solutions and has delivered over 80 million pounds worth of off-site
projects. Holly has excellent experience in client stakeholder engagement, planning
consultation and project delivery. Her clients include a number of London Borough Councils,
Laing O’ Rourke, Land Securities and Glaxo Smith Kline.
Key Management Team

• Surface to Air (Architect) - S2A are known for design excellence across a number of
sectors including the education, consultancy and residential sectors. As well as being
nominated for YAYA (Young Architect of the Year Award) in 2010, S2A were shortlisted for
the BCSE Adviser of the Year Awards 2012 and the Design and Excellence in SEN Provision
Award 2011.
• Engenuiti (Structural Engineer) – Enguineuiti is an award-winning engineering firm who have
designed and delivered multi-disciplinary projects with signature architects around the world.
The team has over 18 years post-graduate experience in the structural engineering of
complex building projects including super tall buildings and advanced timber structures.
• XCO2 (Energy, Sustainability and Building Performance) – XCO2 is a chartered building
services engineering firm. XCO2 specialises in Building Performance Evaluation (BPE), energy
efficient building services and renewables integration.
• BPA (H&S and CDM Co-ordinator) - BPA Servicesprovide a number of Health & Safety and
Documentation Delivery services, including Risk Assessments and Analysis, Method
Statements, COSHH Assessments, Operation and Maintenance Manuals, Environmental &
Waste Management, Site and Premises Safety.
Tier 1 Wider Team

o Parabuild Solutions is currently evaluating its first projects, which include a 31
house affordable housing scheme for a Local Authority and two separate housing
schemes in the South East of England.
o Main House Builders: We are currently in commercial bid dialogue with both
Barratts and Crest Nicholson to become an off-site provider to increase
production of their standard house types. Production numbers 500+
o Developers: We are currently in diologue for initial projects with Mid Group, U + I,
Igloo, Aurora Group and Welink.
o In addition to targeting housebuilders, social housing operators are showing keen
interest as the product is well suited to affordable housing. Local Authority
development groups we are currently in diologue for first projects with are
Barking and Dagenham, Bedfordshire County Council, Leeds Council, Cheshire and
Birmingham City Council. Target sales are

• 2018 - 1000 units (this would represent 0.1% of the UK shortage of homes
Sales

o To date Ian Callan has provided £650,000 seed funding – a mixture of equity
investment and subordinated loans.
o These funds have been used to take the company through the concept,
design, toolkit development, accreditation, and initial sales phases.
o A further £500,000 equity is now sought to enable the company to enter the
sales phase and to work towards achievement of it first year sales target.
