To really understand why a damaged heat exchanger is so problematic, and how your home warranty company can help, we have to go over the basics of how a furnace works.
How does a Furnace Work?

Looking at a furnace quite simply, it has four main parts that allow it to heat your house:
Draft Motor
The first is the draft motor. The draft motor kicks on when there’s a drop in temperature in your house, and your thermostat tells your furnace that warm air is needed. When this happens, your draft motor begins to pull ambient air into the unit from the surrounding area.
Burners
As air is taken into the furnace to be warmed, gas is turned on in the burners of the furnace. The furnace ignites this gas with a spark, and the burners create a flame. This flame produces hot gasses that go into the heat exchangers.
Heat Exchangers
Heat exchangers are a series of metal tubes that heat up and stay extremely hot. They hold the hot gasses and carbon monoxide the burners produce. These gasses are poisonous, so the heat exchangers are attached to a flue that vents the gasses outside.
Blower
As the draft motor brings air into the furnace, the blower motor begins to force air past the extremely hot metal tubes of the heat exchangers. Obviously, the hot gasses from the burners that are inside of the heat exchangers don’t mix with this air, unless they have a crack. As long as the heat exchangers have an air-tight seal, the air is simply blown over them. This warms the air up, and the blower continues to push the air throughout your ductwork, providing warm air through your house.
If your heat exchanger is cracked, however, this could prove problematic for homeowners. There is a possibility that those poisonous gasses from your burners could leak into the air being blown throughout your home.
Buying a home has so many caveats and limitations that it may be hard to find a dream home. It’s especially hard for individuals who aren’t able to pay for a home in cash and don’t qualify for a mortgage loan from a lender. These individuals sometimes can get trapped in home mortgage scams where they lose money and their new home. Landmark outlines three possible mortgage scams and how to avoid them.

Instead, the seller becomes a landlord for a time and charges rent to the homeowners, until they can build up their credit and qualify for a mortgage. Often times the seller charges “opt-in” money at the start of a lease to own agreement, which shows the buyers intent to purchase the home after qualifying.
Many times a lease-to-own mortgage seems like a great deal.The buyer pays “rental” payments until they can buy the home outright. However, these rental payments are usually overpriced. Worse than that is when the contract states it’s time for the buyer to purchase the home outright, and they still cannot qualify for a home loan. The seller can then kick them out of the home and keep all of the rental payments and opt-in money.
Many times a lease-to-own mortgage seems like a great deal. The buyer pays “rental” payments until they can buy the home outright. However, these rental payments are usually overpriced. Worse than that is when the contract states it’s time for the buyer to purchase the home outright, and they still cannot qualify for a home loan. If you don’t qualify for a mortgage, talk to your local Approved Housing Counseling Agencies. Some can find mortgages for low credit or low-income individuals. With this lower rate, homeowners can purchase home warranty insurance and save money by protecting their systems and appliances. Home warranty insurance could also be included in a home sale.
Wraparound Mortgages
For individuals who cannot qualify for a home loan, a scamming seller will provide a mortgage instead of a traditional lender. This “mortgage” wraps around the mortgage the seller has on the home already. When the buyer pays money to the seller, the seller pays it on their mortgage to the bank.
Some sellers in this situation scam the buyer. If the seller doesn’t make payments to the bank, the home will be foreclosed and the buyer is kicked out. Or, if the seller wants to make money, they’ll charge more from the buyer on the mortgage payment, pay their minimum to the bank, and pocket the rest.

As of this time, the Federal Government has required lenders to provide two different disclosures for borrowers who apply for a mortgage. These disclosures (the Good Faith Estimates and Truth in Lending) provide estimates for homebuyers on how much they can afford for a loan. One of these disclosures is from TILA, and the other is from RESPA. According to the Consumer Financial Protection Bureau, the two forms are confusing and overlap. Real Estate agents usually find both forms frustrating to explain to homeowners and difficult to deal with. Thus, both forms are being combined into one main disclosure document, called a Loan Estimate. This loan estimate isn’t much of an estimate, though, as the lender has to be accountable to provide the rate on the Loan Estimate within 10%. The Loan Estimate must also be provided to the borrower three days after the buyer’s information is collected.
