Great News! The Worker, Homeownership and Business Assistance Act of
2009 extended the $8000 tax credit for first time homebuyers. Perhaps more
importantly and interesting is the same Act allows for up to a $6500 tax credit
for repeat homebuyers who have lived in their current home for at least 5
years. Income restrictions have actually been eased! If you have been thinking
or dreaming about moving up, downsizing or “re-sizing”, this may be a good
year for you to do it! The program is scheduled to end June 30, 2010.

As of 9/30/09 New Home Sales in Cinco Ranch were up 8% over the
same period in 2008.
Westlake Prep Lutheran Academy opened in August. The school will
add one grade per year up to 12th grade. Westlake is located in Lakes
of Bella Terra off Grand Parkway just south of Westpark Toll Road.

Pumpkin Nut Crunch
1st Step:
Combine in a large bowl:
1‐16oz can pumpkin
1‐12oz can of evaporated milk
3 eggs
1 ½ cups of sugar
4 teaspoons pumpkin pie spice
½ teaspoon of salt
Pour mixture into a greased and floured cake pan ‐ 13x9x2
2nd Step:
From our Home to Yours! Sprinkle a box of yellow cake mix evenly over the pumpkin mixture
3rd Step:
Happy Holidays! Sprinkle 1 cup (I use more – almost 2 cups) of chopped pecans evenly over the
cake mix and pat gently.
Pour 1 stick of melted butter evenly over the pecans.
4th Step:
Bake at 350 for 50 to 60 minutes.
Serve with Cool Whip, Fresh Whipping Cream or Vanilla Ice Cream.
